  1. 20%?! You can really forget it. I only paid 8.5% for my 3-room flat in TPY early this year.
  2. 3A has the biggest floor space among 3-room flat, so its selling price should be higher too. $35K COV is not uncommon though the global economy outlook is not good now. Only couple of months ago, sellers were asking $50-$70K COV for 3-room flats. You can try to bargain to say, $20K. If there is no taker, some desperate sellers might want to sell it at a lower COV. To some people, it is worth to pay $35K COV for a > 30 yrs old 3-room flat, because you won't find newer 3-room flats in mature estate. For flats with low COV, you have to be patient & look around. If you can wait, it would be better to get a flat during end of this yr. The private property market has cooled down, I would expect HDB resale market to follow its step sooner or later.
  3. Glad that you have learned something. Before I started the reno of my 3-room flat, I knew nothing abt renovation. I read & learned from what I can find from the Internet & many helpful forumers willing to share their knowledge in this forum If you have an idea how you want your house to look like, ie. you provide the design ideas, you can get a contractor. If you don't want to crack your head but want your house to look the same as condo-like, get an ID Yes, one contractor can do all the work. But you probably pay a bit more to him for covering all the co-ordination work. If you really want to save the most, get the best & have plenty of time, you can get diff people to do diff work. You must co-ordinate with each of them. Before you do this, make sure you have done your homework, ie. you must know when to start what type of work. Eg. flooring must start first & rewiring has to be before painting. I hack the kitchen flooring/cabinets, rewiring & painting of my flat, without touching the living room flooring, kitchen walls & aircon. I spent a bit more than $10K. I engaged the laminated company to do my 2 bedrooms. You can save some $$ if you approach the laminated company directly.
  4. Leather is easier to maintain but more expensive. Limited patterns & colours, unlike fabric. Fabric is cheaper but need extra care not to stain it. Imagine you accidentally spill over a cup of coffee over your fabric sofa? If you are going for fabric, try to look for something that allows you to wash/replace the cover & cushion easily. Some says leather sofa tends to get warm easily while sitting on it, but some says only faked leather & those not 100% real leather have this problem. I am using the fabric sofa from IKEA. I bought 2 Poang armchairs from them to serve as my sofa. I don't drink coffee or tea, so lesser chance to stain it.

  6. No lah, your qtn is not stupid. We don't know, we learn & we master it Yes, it is called overlay. Yes, laminated flooring can be overlaid on existing flooring. But make sure your ceramic flooring are of ok condition, ie. no hollow tiles. Else, if they pop up yrs later, your laminated flooring will pop up too. One of the sign of hollow tiles is big cracks. Do note parquet cannot overlay on existing flooring.

Hi, ILoveMyHome, the rubber sheet was supplied by the laminated company if you order laminated flooring package from them. Not sure where you can buy separately. Maybe DIY shops or Home-Fix stores sell them.

  10. Yah lor, people still crazy paying high price for resale flats. Cannot understand Dr Tony Tan, the chairman of GIC already said that this is one of the worst recession we will be undergoing.
  11. If your items are too old, Cash Converter shop won't want to buy from you cos they will have problem selling them. Why not donate to Salvation Army or http://www.passiton.org.sg/site/passiton/passiton.shtml ? They will come to your place to pick up bulky items.

  14. I do also have been receiving leaflets saying that they are the owners looking for flats in my area. Some of them even stated "no agent pls" on their leaflets. Don't know that the demand for TPY is so good meh. Why won't they simply look up on weekend newspapers for property adv if keen to buy a flat? Or do they just want to avoid the agent fee & hope to deal with seller directly?
  15. I paid $180 to Ho Bee to dispose a kitchen cabinet during reno, top & bottom wooden cabinet, abt 5 feet long.
  16. The diff is, your flat can probably sell more if the lift at your block has been upgraded to stop at every floor.
  17. Parquet, the whole piece is wood whilst laminate is only a thin layer of wood underneath the PVC laminated sheet. That is the reason why parquet will get scratches easily whilst laminate is almost scratch-proof. Most of the laminates are chemically-treated during production, so termite is usually not an issue. Not for the case of parquet.
  18. I ever asked my HDB officer the similar qtns as yours. She said the final inspection was meant for me to check any defects or unacceptable things abt the flat, & I should report them to my lawyer so that they could get the owner to fix. The "as-in" condition clause is to protect HDB if disputs arise. However, I don't think there is no help if you found something not right after the OTP is signed.

  21. Those are "by right" ways of doing things. However, there is always "by left" method to work things out lor.
  22. If you are willing to accept the house in its "as-in" condition, you are not nasty enough Many issues can be negotiated between seller, agent & buyer, as long as the buyer has not paid up the $$.
  23. As long as you have not taken ownership of the house, you can request anything you like, eg change the cracked floorboard & spoil shower screen door. Else, tell the seller to lower his COV cos you need to pay extra to fix his problem. As for the important things to note, scroll up to earlier postings, you will find them
  24. For KDK, that is the only model you can install in HDB flats. You might want to explore other brands for more varieties. As for the HDB guidelines, my contractor ever told me that for old flats with lower ceiling, like mine, there is no way I can find a ceiling fan to meet their requirements, hence, HDB will understand my constraints & close one eye on that. I didn't go for false ceiling or L-box, yet my ceiling is still very low In the end, my bf said no-no for ceiling fan, so I am using standing fan now.
