To e best of my knowledge ... - called SMB Electric ( contact got from DB ) recently. PUB testing s not mandatory but in case of insurance claims , the process is smoother meaning that if the TEST is done , insurance claims will not have a 'rough ride'. Alternatively , he said that , can have a written agreement with the licence contractors (incl his co. n licence no.) in regards the safety worthtiness of the wiring / electricity - u can check e names n their licence numbers listed in EMA's website @ http://www.ema.gov.sg under ''Quick Links > Licensed Workers - Electrian''. - u , as e flat owner shall apply to SP Services Ltd (SPSL) for testin thru his licensed electrical worker. At e moment we dont have any floor plan , but my spouse have a rough idea.I guess with e actually floor plan , my spouse knows what she wants...only e measurement surely need e contractor advise. For my current house , need I have e lightings , hob,hood etc remove if e buyer dont want n dont need them ? What about e house @ Yishun ? If we dont want e lightings etc. should we get e seller to remove or we have to bear e cost ? -

Back to the topic...$35K above valuation is way to high...unless its a lift landing , near amenieties like market etc.. n well renovated. By e way , just to share..Ive got a deal @ Ysh Rg Rd #09 5I center corner @ $272 000 valuation + $12K. No doubt I need to take a feeder bus or 10-15mins walk to e Mrt station,amenities like market , school, park n Safra r 5-10mins walk. But eventually its up to u if u can afford e cash.Just my 2cents worth.

It doesnt makes a difference whether ur an Indian , Malay or Chinese... To start e ball rollin...(sorry if e ball had been rolled before) Just to share : Was staying with my parents @ Blk353 from 1987-2002 before I got married. Shifted to my own nest @ Blk 491 Admiralty Link starting end 2002 till now. N guess what ? Bought a resale house @ Blk 357 Yishun Rg Rd in which the resale transaction will only be done once my Sembawang flat complete transaction by end Apr 08. Yishun Ring Road is the place for me as Im working around there , with my in-laws staying @ Blk 394 ,my sis @ Blk 367 n my own parents @ Blk 353. FAMILY BONDING ... N also with the upgrading of the Interchange n shopping center.Upcoming hospital n mega sports hall. Lastly , e redevelopment of Yishun Dam...it gonna be a GOOD DEAL. hi all.. im staying @ admiralty link blk 491 #10 just opp. e mosque n near e jelutong park. bought in end 2002 for $117 400 n ord sold for $232 000 + $22 000 above valuation end 2007. buyer 1st appt will be end Feb 08. only if i got to know this forum much earlier...sigh.. anyway... to sembawang Homers.

U can refer to e fine-print of e OTP signed. My best advice is for u to seek a HDB officer for further procedure n action that u can proceed with...

New Kid On The Block... Back in 2003 ,me n my spouse bought a 4A rm @ Admiralty Link valued at $117+K. We got to sell the flat this year for $230+K. + 20+K above valuation. Our 1st resale appt. will be end Feb08. It will take about 4-6weeks for complete transaction. Qn. If we have outstanding loan about $25+K , how is the process being done? When will we receive the cash amount ? On the other hand , we ord exercise OTP for a 5I rm @ Yishun Ring Road valued at $270+K. The resale transaction will only be done after completion of our 4A rm flat. Qn. When is the suitable period for us to engage an ID or a General Contractor? Tx in advance...
