I heard frm a few contractors telling hacking is cheap but building up a wall is more ex. For the clearing of debris, some contractors tell me, the more u hack/the more rubbish they got to clear they will charge u more for removal... BUT i saw somewhere in this forum, u only need pay town council a flat fee of $260 to remove ur debris. my ID sums up my chemical washing and clearing of debris amount together and it cost $350 (Btw, i only hacking a doorsize wall) it nt very ex to me, so i didnt check with town council. maybe u wan to call ur town council to check and can let us knw the outcome ? Oh, just to highlight to forummers, One of the ID lied to me saying if i hack my whole wall, i will have to pay for them to buy the tiles frm HDB to patch up the side wall tiles and floor tiles, BUT HDB may not have stock liao since i do my reno so late than others.. tell u wat, my UNcle work in HDB says they will keep stock for the tiles for 2 or 3 years! so dun worry they sure will have stock. (i wonder wat is my ID trying to do, maybe tell me HDB no stock liao, then can charge me higher for the tiles uh.. )

for me, i would find a ID that absorbs GST and i think ur quote looks rather ex.

If you have the cash then do it now, but i agree with yokine9a, i really do not think it is necessary, as 12 years is not considered a long time. all my relatives stay in their houses for more than 20 years also no problem.

i rem got a forummer shared with me her quote for standard flat is 20K, including the floorings, maybe she do very little carpentary bah...

erm, i just want to know why all the ID can charge me ard $500 for my 25sqft false ceiling when a lot ppl in this forum telling us it is $2.50 psf.

yes it is excluding mattress and everything, the platform bed i bought frm a shop, it was love at first sight but i kinda regretted buying it coz it is too big for my rm i dunno hw big it is but i only know i am left with 30cm "pavement" at each side of the bed after i put in. btw, i may wan to sell at original price heee , but the bed is not yet delivered to my hse., my reno havnt even start yet >_< i am not hardworking, i am driven-by-poverty hee

i wanted to do taht too, but it seems it will hinder their work and will become more slow, according to the ID? but it is not impossible (maybe they just dun want the owners to be there lah ) when u find out abt the storage space cost can u Pm me, if convenient. thanks

I have checked with my contractor that if u do not engage their painter, the false ceiling installed will not be painted nor will it be white. i am engaging both his false ceiling and electrician services, but NOT painting service, so i am expecting my flase ceiling to look like a mess b4 the painting is done. if i am not wrong, you have to get ur own painter to paint the wall-sealer thing first then 2 coats of paint. to put things simply: false ceiling is false ceiling and paintinig is painting job, they are different services. now i am looking for painting services, if u got any cheap and good to recommand can let me knw too my cheapest painting contact is at $400 (premium 4-room flat), not painting my 2 toilets, 2 common rooms and balcony. but got paint wall sealer and 2 coats of normal paint on wall, ceiling, door frame and exposed water pipes (4 colors) if premium paint add another $150, but u never knw if they will mix with lousy paint lah. btw, can i know r u looking for ur own electrician to install the lighting on the false ceiling for u as well? and also hw much they charge u per sq feet for the false ceiling? erm, i mean i am letting my main contractor do my false ceiling, but not paint job, im either going to paint myself or get another cheaper painting contractor (which i havnt found yet, any recommandations is much appreciated) so i am wondering for the wall sealer and touching up of the false ceiling should be done by my 1) main contractor (the one who do my flase ceiling) or 2) the painter?

Hack MBR wall Application for PE cost $280 - $350 additional cost for hacking a door-size wall is $250-300, inclusive of smoothen surface and touching up and make good of wall and floor tiles if any damage in process. 2. WIW for MBR eh, wat is WIW? 3. Platform for MBR i think ard $1K?, i initially wanted to do it, but then i dropped the idea, i think there is a standard height for the platform by hdb, if u do too high, next time they will ask u to hack the platform away when u sell hse. 4. Feature wall for TV depends wat kind feature wall. tey measure by per foot run. 5. Basic kitchen cabinet + sink etc per foot run for cabinet is $90 for solid plywood cabinets. solid surface is $70 per foot run, granite is ard $100 sink u have to buy ur own and ask them to install, installation of sink and connection of sink tap, runing inlet and outlet pipe - 90% contractor/ID give FOC, but got 2 of them charge me over $200 for it you can read more on the cabinets in my other thread: http://www.renotalk.com/forum/index.php?showtopic=13307 6. Painting. for my 4 room hse is $800 for any selection of 5 colors, ICI emulsion paint. 7. Lighting works each additional light point is $25-30, installation of each light (light u have to buy urself) is not more than $8. btw, im getting a 4 room premium flat with floorings done. my reno cost, is not going to exceed $ 12K (inclusive of ALL lightings, and false ceilings), im sure urs can be within 15K.

ahh, i dun think i wanna ask ard anymore... preety sure i cannot get less than the $5psf one liao lah, for the record, i been calling ALL the glaziers and glass companies in yellow pages to ask for quote.. there are more than 100 companies.. so if ppl are hardworking (or crazy, like me) enuff, you'll also be able to find out which is the company that quoted me so low hee im not doing any wet works, so i dunno wat is tht.. and electrical also... those items that need to be touch up, i prefer to let some reputable ID/construction firm do, rather than sub-out, coz i scard they will not do complete job. i did calculate (if i am not wrong), for example, my false ceiling, if i just get a external false ceiling guy to do, will only cost less than $100, but all my contractors quoted me ard $1K, but becoz i need lighting behind the false celing as well, so if do by myself, i have to liaise w the electrician and false ceiling man? like very troublesome.. might as weel let an ID handle these kind of coordination work. im not sure if anyone has coordinated these kind of things by themselves though.. maybe those of u who did can share ur experiences? tia~
