Miss Tension_z & Miss Zlia, Acelite charges all ID firms at a standard price of S$50 - S$60 pfr based on materials & quality of the materials selected. Therefore all ID will charge at a standard rate of S$90 pfr is very normal in the market rate. The S$30 - S$40 diff is to cover the trspt of the materials, wastage of materials, labour cost, installation cost & GST all factor in. At this rate, ID personnels doesn't gain much from the solid surface at all.

lxiul, I am sure that the feature wall that you have in mind that comes with the tic tac door to conceal the HHS door & the 2 round things will not conflict with the scdf rules & regulations. Please make sure that the tic tac door opens in the same directions as of your HHS door.

Types of Works Not Permitted in HS • Laying of wall tiles or spray of rock tone finish, cement sand finish and gypsum plastering on the internal faces of HS walls including ceiling. • Laying of floor tiles using adhesive materials. • Laying of 2nd layer of tiles on floor or skirting tiles. • Installation of cornices within the HS. • Installation works with fixings using power driven nails into the internal HS walls. • Tampering with, removing or covering up of the HS door notice. The HS door notice provides important information to the occupants on the proper use of the HS. • Indiscriminate hacking and drilling of the HS walls, floor slabs and ceiling slabs, other than drilling into HS walls and ceiling slabs to affix removable screws on inserts, provided the depth of the insert shall not exceed 50mm. • Hacking to both internal and external face of the household shelter walls to form key for tiling. • Hacking or indiscriminate drilling on external face of HS wall for mounting of feature wall panels or wall tiles installation. • Modifying, changing, removing or tampering of HS door. • Modifying, altering or tampering with any part of the ventilation openings, plates and the mounting devices such as bolts and nuts. • Painting to the interior face of the 6mm fragmentation stainless steel plate of the ventilation sleeve, the ventilation sleeve, "O" ring rubber gasket and the four or eight numbers of stainless steel bolts, which hold the steel plate to the sleeve.

Dear All, According to the Standard Practice in the renovation circuit, the feature wall that is being used to cover the bomb shelter is 150mm. As for your 2nd Question to the round metal piece protruding from the bomb shelter, you're NOT ALLOW to touch or remove that metal piece at all. Neither can you Hang anything in your bomb shelter or drill anything onto the walls of the bomb shelter as it is the Jurisdiction of the SCDF & the Govn. My advice to you is to follow the " BY RIGHT " rule and don't go for the " By Left" rule

Anyone Use Laminated Flooring In Kitchen?
zacky_ling replied to yokine9a's topic in Ceiling, Walls and Flooring Works
Miss Yokine9a, Hi, after checking with Supreme personnel, their advice is that since you intend to do laminate flooring for your kitchen, it is not impossible. If you would like to used laminate flooring, my advice is that you go for something more high end such as Engineering Wood from Supreme as it also comes with lifetime warranty. Overall advice from the experts from Supreme to you is that, they would advice you to used the engineering wood at the "Dry Kitchen" area and not in the Wet Kitchen and you can only do dry cooking if you intend to use laminate wood for flooring. -

As for your budget wise, S$10K-S$15K maybe a little too tight. But no worries, I would like to work out a FREE QUOTE for you WITH NO OBLIGATIONS. -
Greetings Miss Butterflykisses, Maybe you like to spell out the name of the company (the ID firm) that you had engaged and the name of the ID personnel so the rest would get to know who they're and to avoid engaging them in future references.

Window Grills
zacky_ling replied to jetfire's topic in RENOVATION IDEAS: Interior Design Themes, Space Planning
Hi our-home As you mentioned that your unit is along the corridoor also, I would strongly recommend you to install fixed wrought iron grilles whether there're kids or no kids along the corridoor. You would still get the security that you required in due time. (Which I suggested to jetfire & skywolf in my earlier posting) What your ID recommended is right. The clear glass does allow more light to penetrate thru into your room or your flat. -
Hi, Sorry for the late reply. I just hoped & prayed that my humble suggestions & advices is able to help you in your reno issues. Just remember, I'll always be contactable if you ever need help. Feel free to contact me at any time. Zack Ling

Calaislily, You did emphasize to your ID that you can only afford that 10 days of work. Based on a normal ID experience, my few cents worth of advice is to give a longer grace period of time. Even when it comes to applying for the permit. You may need at least 1 week in advance for the applying of permits. Hacking can be completed within a day or two, and the tiles can be laid within a day or two also but you must give your tiles at least a week for the cement & adhesive chemical to work on the tiles. If not your tiles may end up popping up here & there based on shaddy work promised by your ID. As the places you mentioned esp like the common bathroom & your kitchen, water proofing must be done as well if not your neighbours will chased after you if they are facing water leakage issues. Carpentry will take another 2 weeks as you will have to meet your ID to confirm on the fine details like the detail drawings of your kitchen cabinets. The kind of stove, hood, & sinks you're about to purchased & plus the number of shelves, drawers & colour materials selections of your laminate & solid surface. A rush job is the surest way to regret in any reno. I'll not advice you to do overlay of floor tiles over the existing ones as I am not sure how how is your apt. If is more than 6yrs, my advices is to hack & lay & that goes for your bedrooms as well even though you're going to lay the laminate. With a pet in the house, I would strongly advice / suggest to you to go for homogeneous tiles.

Our-Home Allow me to answer your worries. Answer to Q1.: When you hack the existing wall & floor tiles of the kitchen, you will definitely affect the cement mortar base, so I would advised you to redo the cement base if you require it together with the flooring. If not the latest trend is to have a suspended kitchen cabinet w/o the base as it's easier for cleaning and maintainance. Water proofing definitely have to be done esp in both the common & master bathroom as well as the kitchen sink area if not the unit downstairs below ur's would start to complain abt leakage. Answer to Q2. Yes the copper pipe can be retained unless that you find it necessary to change but in my professional opinion, I would recommend or suggest to you to take up Stainless Steel piping as Stainless Steel is now so much cheaper than Copper pipes in the market. Answer to Q3. Basically, there is no lifespan for wirings. If you intend to do a major overhaul in your apt, then I would recoomend you to re-do your wiring. And please take note, in all HDB, all trunkings have to be exposed. You can only conceal them thru skirting / false ceilings / L-Box or below the platform. Answer to Q4. Basically, there is no maximum number of times you can paint on the wall no matter how long you stay in that apt. During your reno, you could request thru your ID that to inform the painter to use sealer to conceal the previous colour before painting it over with the colour that you would like to have on the walls. I hoped my humble suggestions and advices are able to give you some insights and to be ponder abt to whatever that you intend to do.

StereoBox, I would advised you to check with your supplier whom you bought the sink from. Ask them if it would be better to undermount or top mount. To my understanding, for your case, 90% should be TOP MOUNT.

Full Height Tempered-glass Partition Divider
zacky_ling replied to Stereobox's topic in RENOVATION WORKS
Design is all about practicality & aesthetics. Do what you think is necessary & what you can afford. It's an issue of Space vs Storage. Basing on design point of view, after you had hack & removed that wall & puts up a glass divider, it will make your living rm looks bigger & wider & at the same time you would have a brighter looking kitchen. As for storage of your brooms, mops, pails, ladders & dustpans, you can ask your ID to create a full height tall cabinet & store these items together with your vaccum cleaners. The con side of it is, you will face the shortage of storage space in your kitchen. As for the dining area, you can request for wall mount bench with storage compartment using the "flip up seats" or "flap down compartment doors". Your Dining tables can also be specially tailor made to store items as well such as plates & cutleries. If you're worried abt where to store your luggages, you can ask your ID to play with the ideas based on walk in wardrobe facing the bathroom but you've to sacrficed your bedroom space. Or sacrifice one room to become a full walk in wardrobe to store away all your clutters. Or another Idea is, you can ask your ID to think abt the idea to construct & raised platform in your bedroom with storage places e.g. what Systemind located at Millienia Walk sells. The last solution is to have specially tailor made king / queen size bed with storage drawers or so call box bed in your children's room to store away all your clutters. As for the New HDB flats, the so call build & order / fabricated flats, it will come with a bomb shelther & there's nothing you can do to it. You can't demolish it, your can't nail anything to the wall on the inside, you cannot paint the door. The only thing you can do to your bomb shelter is to hide it with a feature wall using the tic tac door that opens in the same direction with the metal door. You cannot take out the round metal ventilation plates that is above the metal door as it's against the FSB rules & regulations.
