  1. Hi I also need help. The two IDs I consulted at IMM has yet to get back to me also after 1 month. They say they need more time to do the quotation etc. Those of you out there who are fortunate to have found and worked with a good reliable ID, Pls recommend him or her to me too! Thanks in advance...............
  2. The two IDs are Weiken and Edgeline. Will see their quotations after CNY. Yesterday I came across a shop at Parkmall dealing with laminated floorings imported from Germany. They say that they dun supply to contractors or ID but have always dealt with customers direct instead. Reason being - IDs and contractors normally recommend cheaper laminates (from malaysia & china) to increase their own profit. The price of their laminates are between $5-$9 per sq ft and the quality looks good - looks like real wood. I am using real birch wood floor in my present house and I think the color and look is pretty similar. I may be using that through out the house so that I can cut down on the hacking cost.
  3. You are right about ID not knowing much about country style. Today I visited cottage craft but I find their furniture too victorian and heavy to blend in with some of my existing furnitures. I prefer something more modern and casual. Two of the better IDs that I have short listed prefers me to go for the modern classic look instead. I am having second thoughts now. I think I may end up like you getting my own contractor. Meanwhile I will be on the look out for a suitable console or cupboard for my tv. Thanks for your suggestions.
  4. Is it a first phase EM? The price of EM also depends on location, amenities, condition of house and facing etc. Price for walk up EM on third and fourth floor are usually lower if there is no lift. The plus point is that it should be brighter than the lower unit. Try not to get a unit facing direct west sun as it is going to be very hot unless you intend to use aircon thru out. I used to stay in a unit with both east and west facing. It was a torture getting the sun both morning and afternoon. If you really like the unit, I think it is ok to pay a little bit more to secure it if not owner might just sell it off to someone else for one to two thousand more.
  5. I will also be starting my reno in May. Are you getting an ID or contractor to do up your house? Is yours also an EM? I need some ideas on how to display my tv in the living room. IDs are always suggesting feature walls which I dun like.
  6. I bought EM in potong pasir which is located around the fringe of town - 4 mrt stop away from dhoby ghaut and next to St andrews village. The amenities are pretty good as there are lots of shops around and the community club is within 5 mins walk. Also the unit is on the ground floor which may explains the high cov. I have seen other EM like those in stirling and mei ling st asking 100-150k cov and buyers are still willing to pay for it. It is the location but to me a hdb is still a hdb. You may pay a bomb but you will still be sharing the same hdb lift and walking along the same hdb void deck. I know of one EM at sunset way. Valuation for the unit is about $500-$600K but owner is asking a whooping $920K (very nicely renovated and selling with furnitures).
  7. I am getting my EM too and I just paid $60K cov so $40K for a unit you really love is still worthwhile. Like many of you, I have been looking at resale units for the pass three months. The one I like is either too far, too inconvenient or too expensive. Owners are smart too. If they know their unit is in a good and convenient location with lots of amenities, someone will be willing to pay a premium for their house. The unit I am buying is in original condition which I like cos then I can revamp the whole place. But of cos the con is that I have to spend alot of $$$. I am looking into whether I should get a contractor to do it or ID now. Renovation cost of EM is no laughing matter with the cost of building materials so high now. For those of you who are still hunting for your dream home - All the Best of Luck. I enjoyed the whole process of house hunting cos one dun get to house hunt so many time in their lives.
  8. I love country theme. It has a very cozy and lived in feeling. My exciting apt is a mix of country and classic theme. For my new EM, I would like to go for a modern classic look. It is not easy to get unique decor in S'pore. I pick up some of my furnitures and decors from garage sales, flea market and oversea trips. Every piece has a story behind it and everyone in my family loves it. I dun like the cookie cutter modern designs that most ID offers. Almost every new house I go to has the same feature wall and tv console. Boring................. I love country theme. It has a very cozy and lived in feeling.   9. I am going to have a modern country/classic theme for my EM. I think a TV reproduction country/classic style armoire (cupboard with doors to open up when you want to watch TV) in one corner of the living room would be quite nice.
  10. Hi all How do you EM owners dry your clothes if bamboo holders are not provided? Dryer? Anyone out there staying in Potong Pasir EM?
