  2. Hello everyone, need some information on what are the plan fees required for new erection submission to the various authories. Kindly advice if the below list is not complete. TIA. 1) URA-planning permission S$6,420.002) BCA-structural submission S$2,500.00 (estimated, basedon 4500 SF GFA computation)3) LTA - DC, BP & CSC no charge4) Nparks-DC (internal) S$1,605.00 BP (external) S$2,140.00* pls note that self-declaration of S$107.00 only applicable to comply with downloadable checklist5) NEA-EH/pollution no charge6) PUB-drainage/sanitary/sewer no charge

  4. Hi imzz I just brought a landed at Brockhampton Drive last month. I am in the process of getting started. I had the topographical survey done. You can engage the surveyor yourself or through your architect consultant, or design & build contractor. The price should be in the region of $13xx. I am in the process of searching for an soil & foundation specialist to do a soil test. This should cost about $25xx-$28xx. The soil results will take about a few days from start of drilling. As i know, if your neighbours is within 50-100m who is also doing an rebuild, then you can offer to pay and then share the soil test results, thus saving a bit of money, benefit both parties. You will also need all the structural plans from BCA. If you have not completed your sales (8 weeks from exercise of OTP), then you will need the owner to help you buy the plans, or have his authorization for you or your architect consultant to buy the plans. Search for plans in BCA website is $32 and the plans will be available for download within 5 working days at a cost of $25. You may also want to buy from PUB the SIP(Sewage Infomation Plan), DIP(Drainage Interpretation Plan) and WSP(Water Service Plan). It's good to know where your unit's sewage line runs relative to your landed lot, as anything that is close to your new buildup structural wall will need RC(Reinforcement Contrete) trench protection. My place is only 1 meter depth. So expect the RC works to cost about $15k-20k. The deeper the sewage line, the more expensive its going to get. Getting a first look at the SIP will get you mentally prepared for the extra cost involved. All the PUB plans you can buy yourself and don't need existing owner's authorisation before pirchase online. You may also want to purchase from LTA, the RLP(Road Line Plan) All the above you can ask the consultant to buy on your behalf if you don't want the hassle. There is lots more submissions and hence cost involved for the various government bodies and you must be mentally prepared for the payment required.
