from what i found out.. Tiles- 1) homogeneous - durable and wide range of looks. easy to maintain and economical 2) granite slab flooring, typically costlier than homogeneous, but have more organic feel 3) marble, costly, unless can find cheap supplier. but still need to grind and polish. Very posh look though. There are some marble lookalike tiles that are homogeneous. can consider. Overlay- 1) laminate flooring, cheap and economical but need to be careful with moisture, get reputable brand. can remove in the future easily. but most look artificial 2) Vinyl (HERF or similar) - an upgrade over laminate especially durability and vulnerability to water, but costlier. some brands have very realistic grain. i chose barryalloc from belgium.. but price was on the high side. 3) engineered hardwood - totally out of my budget, but from what the sales guy told me, it combines durability of engineered product with the aesthetics of natural hardwood, the samples were very tempting but too expensive. decided to spend more to do up my toilets. Bare 1) can consider just concrete screed flooring if you can accept the industrial look. if not you can go for polished concrete floor, but fewer contractors in singapore do this as it requires higher level of skill and patience.

My previous HDB did not allow dual system to be mounted. we went ahead to install system 5 and we were told the drawback is normally when common area aircon is on then the rooms will be affected. after 11 years there actually its not an inconvenience as normally we only use one or the other, hardly whole house at the same time

Hi, just to check, what sort of house is it? alot of natural lighting, makes it look very energetic. I also happened to engage kelvin from singapore carpentry. As its a resale HDB we did open concept to free up the floor plan and use a light colour scheme to contrast with the strong flooring. quite happy with the layout and the feel of the place so far.

Hi, just to share. I also recently concluded my HDB 5 room resale renovation. Can happily recommend Kelvin Tay from Singapore Carpentry. I initially chanced about them when i was searching for a carpenter contractor but turns out they also provide the full range of ID services, and no initial design fee so i did not feel any sales pressure at all. He also has a background in architecture so we felt quite at ease from the get go. I can safely recommend, after reviewing 5 IDs and 3 'main contractors', as i also explored Q**** as well as some referrals from friends. I wont go too indepth here on why i did not pick the rest, but i dont feel comfortable 'boycotting' them here, just that i felt they werent suitable for my needs. Dropped by Singapore Carpentry showroom, a refurbished old landed house that was quite tastefully done up. Was surprised to find out they also provided the full range of interior design services, with their own carpentry factory. Found out Kelvin actually has an architecture background, eventually we decided on his company for our full renovation, which was a complete renovation for a resale HDB (25 yrs). Pricing was generally competitive for most items, as well as felt comfortable with him. the general workmanship was very satisfactory. I was initially worried when he mentioned he was going overseas for 2 weeks while during the project, but he engaged the help of a project manager David and the process was very smooth. The only other comment is the entire renovation process took slightly longer than expected 2 months instead of 6 weeks as he predicted. But they explained as my project was straddling chinese new year, all the workers have to break for the cny period. Thus my moving in process is a little rushed as i had to moved out on a fixed date. Can PM me for more comments or photos of my place. One other feedback i didnt mention was that initially i felt like the company was too busy to take on our project. We visited the showroom during weekends and was surprised to see it was packed. When the quotation took some time to come we almost assumed Singapore Carpentry was not able to handle our project. but all in all, glad to have been able to come onboard with you guys

i dont have first hand experience for this, but a friend of mine tried to dismantle mirror cabinet from condo toilet, and very unluckily damaged a concealed water pipe. fortunately the toilet mains could be switched off but had to spend 850 to weld the pipe back. during my renovation i was present during the hacking. even though the kitchen was quite old (20 yrs) there seemed to be alot of 'hidden dangers', there are gas ,water and electrical connections so it doesnt look as easy as it sounds. furthermore most contractors charge hacking kitchen cabinets and kitchen tiles together so i think its worth it just to let them do it. seems too many potential pitfalls to avoid.

Hi, looking at your quotation it seems to fall on the slightly above average price range for ID. im comparing to the one i used (Kelvin from Singapore Carpentry) after comparing prices in the market for awhile. their pricing is quite transparent so you can use www.carpentry.sg as a price point to compare. As mentioned above some items the ID will need to earn, but items like grills and wallpaper its very easy to purchase yourself aftermarket. same for aircon. If carpentry is the bulk of your works, you can discuss with him finer details. for eg, the mechanism brands and warranty, interior pvc white or coloured. or push for slightly more innovative design. False ceiling i found out its charged based on per square feet as well as additional cost for features like cove light holder. so hard to judge based on a quantitative quote. If you need more information about my renovation can PM me. we compared extensively between a few IDs and contractors before settling on ours.

I have the same concerns, as my current yard is quite limited in space as we extended the kitchen. I find that as long as its in the sun the odour stays away.
