  2. anyone has a good contact that has the right tools and is skillful in the drilling and also insuring it is straight to help me drill and hang a few paintings. If this person has experience, that will be even better as i have quite a huge and heavy painting to hang on the wall. TIA.

  4. i think having a "tube" will be neater but i suspect they prefer to throw. Every morning i waited for my paper at 630am, they will come by motor and throw it above the gate. This is fast and they can move on to the next house almost immediately.
  5. Anyone can point me to shops that sells light that can be installed inside the wardrobe, like when you slide open the door, the light comes on and also i am also looking for lights that can turn on by itself automatically if the motion sensor is triggered. Thanks.

  7. wah seh, you really good leh. Did you measure this after they are layed? I had mine customized to 900 by 900 but i have no idea how many is not in this dimensions. Maybe they have a tolerance to the actual size, if they fall out of it, i think you can bring this up to your sales for some discount, but usually CN.
  8. $500k for 4 storey is an impossible sum to work with. Even the $200psf is a very low figure which i think may be very hard to source and hidden cost is something that you could be faced with. Have you explore A&A instead. You may not get 4 storey but can be creative in your design. I know it's a tough reality. If you have time, you can try to get a quote from a design and build company and see what they come back with in terms of quote.
  9. Not sure if you remember that in the old days, you can just buy a bulb socket holder and it connects direct to the AC (230V). All you need to do is install the light bulb and they have one of those string attached to it that you can on/off the light. The concept and principle is similar. If your light is of such design and replacing the bulb holder or bulb and then cut away the power plug to a 2 or 3 pin and connect direct to the 230V, it should work. If you have a dimmer along the way to regulate your current, you may need to take a look at it just to be sure, you don't burn it out by just changing what i have just mentioned here. Especially electrical stuff, just be very careful. Thanks
  10. sorry, just saw your PM...$500K quite tough leh. If you need piling, can cost you $40k and the queue is long. I think ~$200 psf may be still possible. Just be aware that the project cost will always overrun, not nett nett deal when dealing with contractors. If you need to have a lift, do you need an airwell as well? i think quite tough to have both gaging from your land size. Maybe design and build may suit you better to manage cost and the project.
  11. Another alternative is to just procure your own security alarm system and have an installer install it. You pay for the hardware and installation and it's a one time cost, no monthly charges and if you get those wireless ones, no major wiring and hacking required. I have a wireless one with "xx" no of channels and it can be connected to an external alarm but the internal is already deafening and it also has the ability to dial an emergency number that it can call if one of the protocol is broken. All is programmable. What i provided for this alarm is power plus a dedicated phone line and you are all set. As for motion sensor and also all the contact pts, they are all wireless and you can just keep adding to it. Just be aware of how many channels you have, usually it will be sufficient. If not you may need to wire them into a "daisy" chain to save on the channel and very much like grouping in a particular area etc. It has internal battery, so it will help if you lose power. If you need to go one more step further you can get another survellance system to complement this. Currently, many of these system can connect to internet and also gsm mobile. If required, you can have visibility to the break in. Hope this helps for you to shortlist on what you need.
  12. http://www.ezziliving.com/wallmount.htm above could be something you may want to consider, i bought some laundry stuff from their company but did not get this ironing board as it is too big for my space and also it is about ~$300 if i am not mistaken. another option is from a company call "hafele", they also have something similar which cost about ~$2xx, which i could not remember the exact $ but i do have specs from them if you want. We bought some stuff from hafele and came upon this as well. They are in sg kadut, nutz center. Or you can also try the one from ez living which is like a trolley, looks neat and it mobile. I have not been to howard storage but will visit them soon as i need to find shelves for my store room. Hope these helps.

Tank gas, in fact everything is new, the gas/hose etc all was given as gifts when we ordered from the tank gas provider as we paid for 5 tanks in advance to get some savings. just bought something from a hardware shop, they have some liquid which i can do the detection which i will try later. If not, i will probably look to change all the hoses etc to a better one and replace the FOC one. Thanks

  16. not likely in an individual context when you live in an apartment setting unless it is an initiatives by the town council for the whole building. One suggestion is to improve your usage by using some of the gadget that they sell in some of the supermarkets. Not sure if it works or not but i have seen them selling this for sometime and so far have not read of any compliants. Last thursday, the ST carried an article on selling electricity back thru the grid, not new but the payback on initial investment is going to take >10 years depending on your mthly bills.
  17. recently we installed 2 gas burners from teka, my maid have been complaining of gas smell. We have asked the teka technician to come twice to check and he uses "soap bubble" to check and found nothing. The smell is still there, anyone has similar experience and also if there are other ways to check and be more certain that we do not have a leak?. Thanks
  18. yes japan is 100v, go to simlim tower or simlim square 2nd floor, there are shops that sells a range of transformer. All these transformer is wattage rated, if you know your wattage ...you shd be able to find a suitable one. recently i bought a 2000w super duper heavy transformer for converting 230 to 110 for my kegerator. Price could range from a few dollars to hundreds, usually driven by the wattage. One thing you need to tell the shop is that you need 100V, some of these transformer are for US (which is 110V) and not the 100V you need. Hope this helps.
  19. sorry, the url did not open after a long time. You can try simlim tower/square and also mustaffa. I actually have 2 plasma stands, one is new (panasonic) and the other was for my pioneer (used for a few mths). If you want, i can consider selling them to you are they are lying in my store now.
  20. wow looks like you have been put out to dry. My experience is not all perfect, during the dry lay, we reject 4 batches of it. We waited for almost 2 months for the new slabs to arrive. They showed us the pic of the slabs before it went into the container and we told the sales guy that if the actual is going to be different, we would like to have a full refund. When the actual finally arrived, we went down for the 5th dry lay and we spent quite a few hrs doing the book match and also replacing some of the marbles. I took pictures and also video of the book match to insure they don;t slip me something that is not mine or agreed upon when we leave the place for them to apply the sealant and also crate it. Before we left, i slip the supervisor of a bunch of workers some beer money and tell him not to pull a fast one on me. We did not have an issue coordinating the delivery though but when the marble arrives they are a few pieces that i do not recognized and spoke to the sales person to have it change which we did not take after all but he gave us a CN instead, as i bought some extra pieces which i use instead as replacement. The thing about marble which we come across quite frequently when we were sourcing for it is are that marble being natural stone, it will have these defects, color tonation, water markings etc.... which we understand but the idea of book match is to be able to get to a minimal in terms of all these limitations. What they did not advise me when we chose the white marble are the spotting, it happened when it was first laid but have somewhat stopped. These spotting are rust surfacing. Gave me a lot of grief until i found a product that helped me take these out. If you ask me if i would buy anything in the future from them, probably not.

There is a company in SG that manages for him all these, courses & consultancy. My previous fsm passed away some years back and i also have my reasons why i am using raymond lo.   25. i guest i am answering my own thread for help just to share as i got this contact from a friend of mine who had used their services many years ago when they bought their condo and recently, i have also used their services before i moved into my new house. Please negotiate the pricing. I am happy with their services as the major defects is well documented with markings and also pics in a binded booklet that you can make copies and get your contractor/developer to fix it before your warranty runs out. I am not sure if they are cheap or not as i cannot find another company to compare price to service offering but relative to what i have plough into the construction, it is the peace of mind that i am willing to pay for and have the experts do their job and have these trashed out with the contractor. http://www.inspectfirst.com.sg/ The person, i dealt with is Eric, if you want to engage his service, pls call his HP @ 90928760. Am not sure if he will give you better pricing or not, you can quote that you got his contact from the owner of the serangoon garden house he inspected recently.
