  1. it the cement below the tiles seeping thru, it cannot be corrected as least to my knowledge. Your need to hack the tiles and re-waterproof it and retile.
  2. My 2 cents; if your job is small don't bother to call Quek; he may turn up but will never provide a quote. My encounter with him has no outcome; call and sms him to remind him on the quote but never bothered.

  4. yes, you are correct about it being near the roof, will check on this colorbond alu stuff. As for the wall, so i need to do the quicseal coating then granite on top with some over hand on both side of the wall, will that look strange? Thanks yoongf, you amazes me with your knowledge.
  5. All; just like to share this and see if others have a different perspective or experience on this. I have notice some dark crack lines on my outer boundary wall and also exposed wall that is subjected to rain and shine. As it was a lazy and slow weekends and they are numerous contractors doing various jobs around my arear, i thought i go out and talk to them. . As i am not strong in hokkien and mandarin, i think i survived that one and understood what they are trying to tell me. All these exposed walls at some point will have smilar issue of cracks no matter how many layers of sealant, water proofing etc that you do and he advise me to put an aluminium cap, like an "n" on the top of these walls and it will further delay the obvious as the water will not fall direct on this surface but block by the alu "n" cap. Well, i took that as advise and did not think much about it but just digressed that it makes some sense there. Today i was walking home after my kid has attended school and i started to notice more about my surrounding houses, some of them indeed has this "n" cap and i was like telling my wife jokingly that we shd get those "n" cap to build some resistance to the paint etc. We left it as such and then she went and checked with her mum about this "n" cap and my MIL knew about such a thing and it's purpose...i think i got to be the 'stupid" one here. Of course, i did not want to call my mum to check if she also knows about this to further my embarassment. Anyway, if you are about or in progress of some build/rebuild; give this a thought ...if there are any wisdom in what we could learn from the elders this got to be one of those 101 things i missed paying attention to. If you come across a different way to solve or delay the development of these crack lines, do add on to this post.

  12. I am looking for someone that could come in either once a week or maybe on an agreed basis to tend to some gardening and grooming. I am fine with people who moonlight or have that green fingers. Pls PM me if you have a recommended gardener. Thanks.
  13. I have engaged this bro's service on the weekends and just like to do a quick and dirty writeup on my experience. Enquired about his drilling service on Sat night thru sms and got a reply back on Sun morning. As i have read about his charges here, i did not think much about it and engaged his services. Will give him a A+ for being prompt and accommodative to the timing especially on a Sun. What i have in mind is to drill holes on the wall to installed a garden reel in the garden and also drill 1 or 2 thru' holes at the balcony as the rain on the weekends was a little scary for potential flood as the original hole was a little too small to facilitate the quick drainage. Only gotten the garden reel done as he did not have the tools to do the balcony as mentioned by him during the site inspection. The cost to install the garden reel is $40 as it required wall plug and the price per hole will be $10/-. I did not want to argue on the price during payment but since the bro sms me for feedback about his services and i thought i write something here. I am happy about the service provided but not the pricing and have told him to think about how he explains it to future forumer about his pricing and charges. I quoted him an example, to install a tower holder, it probably takes 4 screws, thus 4 holes to be drilled. Will someone pay $20-40 per install?, which could work out to be more expensive than the holder itself if you are getting a regular one. My purpose of writing this is for Caveat Emptor.

  15. i am asking this for my neighbour as i don;t know the answer to this, i have a neighbour, an old couple. they want to rent out their single storey house and buy a resale hdb to stay. Are they allowed to buy? I think condo shd not be an issue but for resale hdb...any restriction? Thanks.

  18. ben: my neighbour did a 1.5, let me take a pic and see if that is what you want to do. I did not manage to talk to him about the cost but when he did the construction of this additional room, they are practically still living there. if you are doing a major a&a, you may want to evaluate doing a full reconstruction as the cost could be the same ballpark.
  19. lee; for reconstruction, it is not possible not to build a HS, it is a newruling and it has to be certified thus... the only way to get around this is class it as major A&A. As to what you cannot demolished to satisfy this, i am not familiar but your architect will know. There are multiple certs that you need to have to be able to get your TOP/CSC and one of them is this HS thing.

  21. I am not sure about the silver nitrate coating as i have seen some articles quoting mercury...i think both of you are correct, it's just technology changes with times. Yes i have seen the "spotting" in mirror and now it is clear that the right term to use is oxidize spotting in mirror. It can occur anywhere but the edges could be more prone towards this if the protective coating is not applied sufficiently. As the mirror is in the toilet, the moisture resistance have to be good. I guest the only way to salvage this is to either buy a new one or find a company that is willing to do some rework(resilvering) on the mirror and then recoat to prevent oxidation. Good education here. Thanks.
  22. i am sure you will have to pay a lot of $ for it. why not you try DIY. It shd be quite easy to take out the panel which holds the filter material and replace...give it a go.
  23. since this is a private prop discussion, like to ask what is the correct name of this metal like ball that is on top of the roof. It will turn by wind and it's purpose is to extract hot air from the roof...did i get this correct? I have seen this in the older landed prop but not the newer ones..any reason or should i get one installed?
