Have been to a few new launches. Just wondering...why developers refuse to reveal their selling price psf? Isn't it good if they were to reveal the price before hand so that buyers can get prepared before they commit? Unless they want to see the respond of the market before determining the price. -
Hi, I have a very simple que to ask. For leasehold property (e.g 99 years), does it mean that when the 99 years is up, the property you have bought (e.g. 300K) is gone completely? You or your children get nothing? Or is it going to work like COE...when the 10 years is up, you need to buy another COE in order to continue using the car (assuming that you don't want to change a new one)?

I have a few questions/doubts to seek clarifications: I am currently staying with my parents in HDB flat and recently, they added me as the co-owner of the flat 2 years ago. The flat has been fully paid. 1. Can I buy an EC in the resale market? I ever asked HDB this que but their answer seems to be abit vague. 2. How much of CPF can I utilise to if I want to purchase a private property (i.e. not EC)? 3. I read about the recent thread on the CPF utilisation...any experienced ppl out teher to advise me not to run into somepitfall? 4. I went for viewing before. Can a house owner sell their own unit without engagging an agent? How do I protect my own rights in this case? 5. For private property, do they need to get valuation report? I viewed a until whose valuation report is not out yet. How do I know how must I am buying above valuation? 6. As of now, which bank gives the best bank loan? Sorry for the long list. You are welcomed to give me any advice on any of the items above you know of. Thanks! -
Mr. Chong...I am not sure if this que has been asked before...I have consulted several people...some said it is ok and some said not ok. I am looking for a house and if I happen to come acrosss something that I like during the 7th month, can I sign the purchase option? Is this ok?

Hi Mr. Chong, it is known as 凸镜. A few questions about 凸镜 1. I read from website that this item is mainly used for absorbing or reflecting chi. May I know can it be used for reflecting any kind of 'poison arrow' such as pillar, beam etc? 2. Must it be hung at the same level as the poison arrow? Does it matter if it is hung higher or lower? I mean sometimes it is difficult guage the level of an object that is far away. 3. What is the difference between 凸镜 and 八卦? I thought both can be used to reflect negative chi? Thanks!

Hi, can anyone recommend me a FS master for selection of auspicious date? I had engagged a FS master for some anaylsis but the experience was frustrating one. Not very professional. Firstly, they made me waited for almost a month then I called up and asked about the status. Then all of a sudden, they claimed that the report was done. Ok...fine...I went down to collect the report and guess what...I waited for an hour. Never mind then...but they forgot to give me the auspicious date. I went back to ask for it and they gave me. However due to some reason, I missed the date and would like to ask for another one. I called up...and asked they said they will try to retrieve my record but up to now still no news. Actually, from my understanding, a FS master will never recommend expensive items. This FS said that to me too. Throughout the consultation no purchase was told until the very last part of the house, they recommended to place an item that costs $1000+. Although they never push me to buy the item but I am already in doubt of them. Can anyone recommend me a reliable FS for selection of dates? If so do you know how much they will charge? I have already spent some money on the anaylsis so hope that the date selection will not hurt too much of my pocket. Mant thanks!

Hi Mr. Chong, I am back with compass reading. I used another compass this time and the reading is more or less the same as last time. Maybe let me explain alittle on how I read the compass. E.g. for the pic below...as the alignment does not fall exactly on E, I would still regard this as NE. That was why in my previous post, I gave reading such as NE 80 degree. Not to create confusion...I will used back the same method. Hi Mr. Chong, maybe there are some confusion on the readings. Ok...the thing is this, in the valuation report, they indicated that main door is facing NE and living room is facing SW. However, when I used the compass, I realised that it is not pointing exactly at NE and neither E for the front door. It is somewhere in between NE and E. That is why I indicated the degree as NE 75/80 degree. Maybe in term of feng shui theory, it is already considered E. I don't know much about feng shui. Perhaps, you could tell me what is the range of degree for each direction? However, I will go and buy a better compass, to confirm the direction again. If it is considered as E then I think most people will try to avoid house in this direction...... I will come back after I have confirmed the readings.

My FS didn't tell much about it. I can't blame anyone because at that time I also don't know what to ask. Here goes my list : 1. Is there any neg effect of the pillar? If yes any remedies? 2. The FS master advised us to put a purple crystal at the living room. I have marked it in purple in the floor plan (see pic http://www.flickr.com/photos/tpwong/2640502115/ some reason, we cannot put it in the living room. I wonder if it is ok to move it to the master bedroom (marked in square purple)? The direction seem to be the same (just parallel). 3. While I was taking the reading, I realised that the center of the room falls at the entrance of the common toilet. From what I understand they said no good if centre is in the bathroom right? But mine is at the entrance. Is the theory also applies to the entrance of the toilet? See the pic below on how I identify the centre off the room. My FS master has given me a date for moving in but I am still short of 2 furniture. Is it ok to move in first before the 2 furniture comes? Because if I missed the date then I need to wait after the 7th month before I can move in. 5. I have the same que as one of the forummer. Can we move furniture in during 7th month? 6. After the reno, I realised that the stove is facing the windows. In fact like most of them we don't have a choice. The space is sooooo small. I cannot move the stove to the sink because it will be facing the door already (like that also no good). Hi Mr Chong, I noticed that there is a horizontal pillar in front of the my unit master bedroom. I don't know what is the use of that. I suspect it is just there to make the building look distinctive by have a few horizontal structure across. HDB always try to be creative but they end up looking odd. My que is, will that so called pillar affect the fengshui? Because once you open the window, you will see it. If yes, what is the remedies for it? Many thanks!

Sorry guys, I didn't see this section until today. All along I was posting in the wrong section. I am repeating my que here. Hi Mr. Chong, I just have a few simple ques to ask: 1. I went to see my FS and he told me that if I don't intend to hack the floor, I don't need to sprinkle salt+rice on the four corners of the floor. Is that true? Can you comment? Is it ok to sprinkle salt+rice even if I don't intend to hack the floor? Any implication? 2. What is the purpose of sprinkling salt+rice? 3. Do you need an auspicious date to do that? 4. Some people roll pinapple. By right we should do it before reno or on the day of moving in? Sorry for the long que. Thanks!

I just went to see the FS. The master said it is unnecessary to put salt+rice for us because we don't intend to hack the floor. Is it true? Can anyone comment on this? Btw, what is the purpose/meaning of sprinkling salt+rice?

From what I understand, before doing reno we need to sprinkle salt at the four corners of the house. I have heard too many different versions of the methods so to clarify. My ques are: 1. Do you need to select an auspicious date/time to do so? 2. Anyone need to be absent in order to avoid clashes? 3. Do we use salt mix with rice or salt mix with green bean or salt mix with rice and tea leaves? There are too may schools of thought 4. To avoid dirtying the floor, can I put a piece of newspaper with salt/rice and place them at four corners?

I realised that the previous owner has an amulet (yellow piece of paper) in front of the house which they didn't remove it. I don't dare to tear it down. May I know anyone encounter this? What should be the right way to do it so as not to offend the...? Any advice? Many thanks!
