Hi @greenbunny, overall, it's very nice and cosy bathroom. I also like your kitchen cabinet design. Also, did you do your own flooring? I take it is vinyl? How much does it cost you for flooring and kitchen cabinet? Cheers.

Also, I noticed you window in the living room has only 3 panels. Most have 4 panels which allow more light to come through. Your flooring looks nice - is it part of OCS? I intend to do the same type of flooring.

@ryanyth, I read about that too, meaning platform beds need approval. That was the reason I asked you about height of your platform bed. If I remembered correctly, one needs to install window grill or lock your window - something to that nature. HDB fears that one may rollover through the window during sleep. Need to confirm with HDB.
-
@ryanyth, thanks for the info. I must say your place looks very nice. It's always feel good to come home to a nice place. Yes, my unit has W1 windows for both.
-
Hey Ryan,
On carefully examination, I noticed that the bottom 3 window panels are fixed (i.e. cannot be open). As such, there is no fear of rolling off the bed through the window. My unit has both 3/4 length windows similar to your living room. I suppose if the bottom window panels are fixed, I think it is safe (unless you crash through the window in the midst of nightmare). Don't you think?
-
Hey Ryan,
When you build and install platform bed, do you need HDB approval? I read somewhere that one needs to install window grill and has it locked if one has platform next to the window. Maybe HDB is worried that one may fall through the window?

How do we view this information from the floor plan?
From my reading of 2 room BTO, I have not come across with full length windows. Most full length windows are installed in premium 4-room flats or private condos. You can tell from the floor plan if the windows are marked with W1 (3/4 length) otherwise they are half length windows.

Hey Ryan,
I noticed from your old picture of living room that you did not have curtains or blinds. Are your unit far enough that the opposite blocks could see into your living room. (Actually, I prefer without curtains or blinds, as it stays bright all day. At night, I would just turn the lights dim.)

I personally think you cannot do that. Otherwise, you would be changing the exterior look of the building. For example, if all the windows have 3/4 length, and your unit has full length window? When I look at HDB blocks, I haven't come across that has exterior alterations.

Linda, I would take all the photos of defects and post them on the web for public to pressure HDB to do a good job in quality control.

I called up spgrp, told me hbd will have this pkg to put in the hse but tats b4 owner collect keys.. and I call hdb, says will get the person incharge of my block to call me. So am waiting! But I won’t feel secure when this happens no matter what!
The rusty thing is really unacceptable!!! Haiz...
their works really bad!!
Linda, if I were you, I will file a complain directly to HDB CEO or better still, your MP. This is shabby work for the price you paid. HDB is being too sloppy in their quality control or no quality control as they are rushing to build too many BTOs. Tell HDB to focus on quality!

@fiqa denny Lim yes, there’s tons of other defects I found when I just roughly run through.. had not yet done the full checking yet. Other than the 2 I mentioned, there’s prob wif the finishing at the doors and toilet doors too.. the skirting around the bedroom door, it seems they just anyhow paint it.. it’s so ugly and messy looking... faint..
Only just registered to open a utility acct with sp online today.. think I would need to wait for it to be activate before I can check the water right...
@Ankle wow! 25-30k!! That’s quite a lot right
It's very disheartening to hear your brand new flat comes with so many defects. I wonder which construction company did the construction. Care to share what location you are? I can find out the construction company.

Happy Chinese New Year! I am getting my 2 room next month @ buangkok. Its a 47 sqm. I have been reading this forum for the past couple of months. For the past 2-3 yrs, I didnt plan for anything, didnt look around for ideas because I know I will get super excited. Its only since 2-3 months, then I start to look around for ideas, went to Ikea, Courts to see what kind of furnishing I am interested.
I haven not approached any ID, i am asking my friend (a contractor) to do the reno for me, I trust him to get the job done. Looking through all your contributions in the forum for the past 80 pages, I am impressed by all of you. I went to HDB gallery in Nov 2017 and saw the 47sqm 2 room layout, they used Ikea as designer and everything is ikea (before they change the layout in Dec17). I liked the layout and felt that I wanted to do a copy & paste. I went to Ikea online and did a computation and found that it would probably cost about 2.4K to furnish the living room & another 2K to furnish the bedroom.
My friend told me Ikea stuff is not durable, but I dun really agree on that because for their sofa, they give a 10yr warranty. I cannot find another furniture shop that give warranty more than 1-3 yrs. I loaded the HDB gallery fotos for all to see.
Please give me your views, what do you think if I do a copy & paste (living room & bedroom)? My layout is same as the HDB one. My flooring will be by HDB, dun intend to change it.
Like you, I really like the HDB 2 room 47 sqm interior design. I might do the same as well. Please keep us posted on your progress.

Happy New Year to all,
Due to the design of the toilet and the 2 doors, I was thinking of installing shower curtains in the shower area,
at least in certain way will separate the wet and dry in the toilet.
What u all think?
I just wonder whether your bathroom has room for shower glass enclosure if you seal one door. Even one glass panel is good.

My latest woes is my ID told me may not be able to install storage heater above the cold/hot outlet vault coz he's afraid there might be piping. Which i thot it's abit ridiculous because hdb had designated that space for storage heater or else they wouldn't had placed the vault at that location right? Just wondering anyone had similar issue? Btw, my water heater is standard 15L square tank.
I just wonder with such a small space in the bathroom, do you really need a 15L heater tank? The standard instant water heating system works fine for me in my bathroom now. Sometimes, on hot day, I even shower with cold water.

Wow ...... 7mm is thick and solid. I am still deciding between vinyl and porcelain tiles. Kind of headache, Porcelain is also about $7 per sq ft.
-
Thanks. Could you share roughly how much it cost? I heard it is like $3 per sq ft. Is it about right?
-
Vinyl floor looks very nice. Is your vinyl floor come as part of OCS or you install your own?
-
A very cozy place indeed. It looks like you have a very nice flooring, smooth and shiny. Can you share what tiles you use and how much it cost? I have planning to have the same look for living and bed room in my 47 sqm humble place.

No doubt this is one of the best renovation I have seen. In the beginning, you mentioned about $25K. But through the process, you encountered a lot of mishaps. Just a matter of curiosity, what is the final total renovation amount?

Hi @greenbunny, thank you for sharing. Since you opt out OCS and laid vinyl flooring, did you have to do cement screed before laying vinyl? If so, did you have HDB or private contractor doing it? Also, hat is the cost?
