  1. Bro, ask yourself, after you have selected the tile, light and toilet accessories, then the designer imposed the closest type and colour into the 3D drawing for you to see. Isnt that better? Rether than he draw draw draw and give you material sample to propose and quote you for it, it will be too expensive. Commercial shop fitting are done this way, but I personally dont think so for residential. just go ahead and choose your tile, lights etc. then allow the designer to work around these. After which the designer should advise you on the type of chattels to buy. eg, white L-shaped sofa of @ 2.2m long, marble rect dining of @ 1800 x 600mm, chairs of this colour as wall will be painted in this colour etc.... then you can start to search for your chattels. sofa, dining table etc....
  2. thru contractor or ID is @200-240 per foot. Unless you wanna deal direct with the carpenter by giving him detail drawing, code of laminate, and co-ordination work. Its ard 180 / sq foot. Bear in mind, ID and Contractors are trying to make a living too. let them earn a little. dont squeeze them too much. Befriends with them and the quality will be better... trust me.
  3. ask your contractor to fly kite....2.5ft is only @75cm. ask him / her how big is a normal door? unless the track used is of low quality, otherwise it ok
  4. go to the police, lodge a report, take the report to CMC ( community mediation centre). If that dont work or you dont wanna mediate, go straight to small claims tribunal and lodge a complaint. small claim cant resolve, send lawyer letter. During the whole process, any information to proof that there is a legal binding contract is useful ( but your drawing and invoice is gone ya...) SMS from contractor, evidence of the partial work done by him, eg. painting works etc should be documented and pictures taken. Such info will proff that the is some communication between the two of you that indicates the existence of a contract for service. The carpenter, plumber, painter whom did work on your house will also lead the authorities back to the person whom engage them to do work on your house. you can also lodge the report and say its clear cut theft case. sec 379 Cap 224 and demand to have your statement recorded.
  5. Not too sure bout HDB regulations with under tile condult, but it definetly no no for conceled point on the wall.... Ask your electrician to run a condult (PVC pipe enuff) before your flooring start. May I ask, HDB has provided us with so many points, why you need to run condult under the tile? I shifted my 13amp points and have them conceled inot the wall. though "illegal".... but who cares! long as it nice. Im using 30L storage heater and rain shower in MBR. turn out the water after fitting it and seems / hear fine , not as strong as those in hotels, but suffice for me. till i try bathing in it then let you know. now in final pharse of reno. there is also a booster available to increse the pressure of water. If Im not wrong, current pressure is @2bar. any one can confirm this?
  6. Purplesky, instant heater sure can go with bath tub. the issue here, is whether the water will be hot enuff for you or not. Imagine this..... the instant heater is basically a heating coil whereby it heats up and the water just passes thru it. After the water come out from the showerhead and into the bathtub, how long can it stay hot? whereas with a storage tank, the water (all 30L of it) is already heated up and then goes onto you tub. which is better? An alternative will be to use the gas operated water heater, this will basically "boil" your water and you can use the mixer to adjust your temp. Downside is that you need to have it installed out of the toilet and the gas piping has to be exposed. then again...... bathtubs are nice and I've thought of getting one for myself too. However, looking at the size of our toilet, I dont think i would feel relaxed soaking in the tub. A rainshower will be more practical IMHO..
  7. Hi Plasterger, if your asking bout direct motor, I'm assuming someone recommended the F&P washer. Techinically, direct motor is better compared to belt as power is not loss during the process. However, the F&P washer has this centre piece in it that some ppl like and some dont. I dont quite like it. As for power consumption, F&P's input is 200W and the usual washer are @400+W. Come to think of it, what is the Wattage of you vacumm machine?? >200W. So, it may take a longer time for F&P washer to wash your cloths compared to the conventional washers. I actually confirmed my order to buy a 8.5Kg F&P washer already, but changed my mind after think thru and exchanged it for a 7.5kg samsung. now waiting for it to be delivered. at the end of the day, you must like the machine you buy. all of them bout the same, just dont buy those that has negative feedback.

  11. Well..... my 5 room cost @ 387K. young first time owner have ample CPF fund to pay for downpayment and subsequent repayment as our earning power are peaking...... As for old ppl, they are cash rich from selling their old house; En-bloc; SERS etc... so not only young ppl can afford this area. its for the LUCKY ones. Fellow Membinanas, what say you.

  14. Yeap. you need PE endorssment for it. check with your Id / contractor for the price first. market rate is @ 450 - 550. there are cheap ones available also. Mine charged me $300 cause i had business dealing with them.
  15. I got my Mit sys4 inverter after a 2K"upgrading" from the free system 3 given by my contractor.. Cost price for their system 3 from natural cool is 1.6k. so total cost for my ac is @ 3.6k

  18. Generally, you need to incorp a 10% buffer as wastage. but you tell contractor to adjust it.

HDB required these professional to endossed or sometimes supervise the work so that if ****s happens next time, they are responsible and not HDB.
