  1. new flats will not get cheaper, if construction costs dont come down. i think it is possible to have new flats oversupply situation in Punggol 21 area. Esp BTO projects that are half sold. Enough sold to start projects. But not totally filled. resale is half-restricted mkt. some resale are financed by bank loans, not HDB loans. so it is still possible for resale HDB prices to come off when people cannot pay. Esp when more jobs loss. Banks not as kind when banks have 1st charge over CPF.
  2. for govt to convert from HDB to Condos, VERY UNLIKELY. at least it will be SERS only. which is better for flat owners than privatisation. for other HUDC estates trying to privatising. I dont know. there are still some HUDC estates around. Look at Sat classified ads. Now Govt land sales price is at $180+ psf. Not worth to privatise n enbloc. That game is SO over.
  3. bubble when price increases is totally out of whack with fundamentals. mostly driven by buyers hoping to sell at higher prices only or fear of prices shooting pass what they can afford. nothing to do with mkt price. e.g. Mkt price of MediaRing at peak is $5. Is it not unrealistic when it is pricing in 30-40 yrs of earnings? BTW, anyone with 1 property, should not be too bothered with their prop appreciation. Cannot 'eat' this price increase unless downgrade or stay with someone else.
  4. now got cut waste, cut red tape, e-gov. govt depts also can change strategic directions... your dept can change boss....working life may become miserable... so dont laugh too early, my friend....

  6. With the brick railings, I think ventilation will be blocked if the wind cannot travel up. Brick railings mean less light. Stairways will look dark. For my place, wind travel up to go out from my upstairs windows because my front door is closed most of the time.

  8. trends may change...if job cuts n retrenchment come again, people will want small flats again... now time are good, people want bigger flats... Anyway, as land use intensify, EMs is a 'relatively' waste of land..likely to be SERS away...to build more pigeon holes... BTW, I die die wont be selling my EM unless kicked out by Govt.
  9. buy a dryer...does not consume a lot of electricity...from CityGas brochure, even an elec dryer cost $5 per month for 4X 6kg dryer..
  10. was just reading the posts. just want to add my comments. get a fixed rate loan. not floating. but small loan size, dunno banks got offer fixed rate loan. it is correct to keep some CPF in balance in case lose jobs due to recession, illness or accident. if not, lose job means lose house. IF you know how to invest in shares or funds, probably it is better to invest your money. better returns at high risks. But if you know what u doing, then can mitigate risks. paying off loan ASAP not a great idea. since u would lock your assets in the house, cannot get it out unless you sell. If it is HDB loan, 2.6% p.a. is easy to beat. Besides, HDB cannot be remortgaged, meaning get a loan from fully paid flat. Should strike a balance between loan repayment and retirement planning. However, if you clueless on investment AND dont want to learn, just pay off the HDB loan.
