Anyone manage to get the electrician contacts that Zio used? >>>>>>>>>>>>>Hi guys, My renovation is 98% done. I am fully satisfied with my electrician. He is a flexible guy (in terms of price) and also in attitude. A very easy to talked to guy. I bought ALL my lightings from TaoBao and some came in batches, my ceiling fans were from Tampoi in JB. He is OK to install bit by bit for me, example my first batch of lights came first, he sent his worker nearby to install just that batch for me, and he told me when next batch of lighting come, he send his worker come to install again. This is how flexible he is. He doesn't even collect a single cent from me until my job is FULLY done. (You go around see which electrician will do that. Haha) For those of you who want his contact, please PM me with your Name and Contact Number. I will link you both up. Their main branch is at serangoon north and warehouse is like garbage dumping ground with low quality china made furniture. I seen their beds ,chairs and etc stack over, totally nightmare i just turn around and left without a second look. A family run business and the boss was an ex convict. Their staff turn over rate is very high as they like to fire their staff for no valid reason occasionally.

Yup totally agreed that my agent is not representing my best interest. I already emphasized that i had given a reasonable offer that is tag to the past transacted. He really think i should be the goondu to offer above 30k for nothing He also told me he had help me to get the seller or seller agent to agreed on $500 option fee or do a mock valuation then I can decide whether to continue exercise the purchase. -

I have quite a similar experience. 4A seller requesting for 460k appox 40k above comparing last 2 transacted units(both sold ard 410k in Apr 16), flat is more than 30 yrs old and distance to Mrt is more than 0.8km away. It is a mid floor corner unit door to door. I offered 410k as per last transacted but was told by seller agent offer is too low, reason being unit was well maintain, owner renovated the kitchen ,both toilets and broken marble floor for more than 10 years ago. My buyer agent also agreed and ask me to try increase the offer to 445k as previously someone offer 440k was rejected. I’m amused that my agent also agreed that this unit is worth at least 35k more than previous units sold in this exact flat. What are your views? -
Hi Joel, May i get the contact of the agent you used for selling and buying for your properties in sk and punggol? I'm looking for an agent who is familiar with the market and put himself/herself in the best interest of the customer. The agent(buyer) i'm using doesn't seem professional, always shortlisted areas that were not within our criteria or ask us to offer above last transacted. Thanks

Hi guys, There is a 4A #09 unit that I’m interested and seller is asking $460. From HDB resale website, I found that past 3 transactions(#01 to 03,#04 to 06,#07 to 09) from Aug 15 to May 16 are within 398k to 410k range. I tried to get my buyer agent to offer 410k to the seller agent however his replied was too low as the last rejected was 440k. I specifically told my agent(buyer) that I do not wish there is COV(less than 10k for worst case scenario) therefore he advise me to offer 445k first. If agreed and accepted by the seller, my buyer agent confidently told me that he could “influence” the valuation report so that it will be closer to my offered price 445k hence 0 cov or a few thousand difference lower. My question is can my buyer agent/anyone influence the valuer while he/she is conducting a valuation on the flat or when submitting the valuation request/application? Thanks
