Just have a 5" deep top storage cabinet with 2 mirror doors one over the sink, the other over the WC, covering the lower window only (don't think You will use it anyway but can open the mirror door if need to) and customized a deeper base cabinet all into one. With a bigger mirror, a bright ceiling and lighting below the top cabinet, the whole area will appear brighter and not tight. You can save the hacking of the wall tile if the color of the cabinet you choose is very light color.

Release the hot air into/behind the kitchen cabinet will be especially good below the sink area as it dries up the moisture there which is very common in the built-in base kitchen unit. The Washer can discharge into the existing sink outlet.

Don't belittle Interior designer, minimalist design can be achieve easily with the right discipline and knowledge , at least for me. "Ample lighting, clean lines" -- only applies here but are not a criteria at all!

Valerialow- yes id will just look at the plan and gave u a quote, that goes to everybody cos owners tend to just compare quotes. I'm guilty of this ha ( have been one myself for a decade). So 99% time the quality is unknown as many owner then to think what they see at their show flat is good quality work. There is no limit no design ideas here. Having dining and kitchen on the same level is just sound and practical. Writeup what u really desire to do want with the space, i mean what will u do if u have the all the means to do it, discuss with the ones living with u too. Take this as a starting point, collect ideas and pictures(take some time to do this please), make slow and hard decision and lastly stick your neck out with it. 2 The easy way is to light up the area behind the TV but the light should be soft and diffused. The idea is to offset the shadow and only not so much to cause distraction when watching TV. Or remove it, you will looking at the underside of the low top cabinet when sitting at the sofa which i prefer a cleaner look instead. 4 I meant to do all the way from floor up to the ledge using the same floor material throughout. Then again, looking back if u are building a display unit on that ledge why not just use the material as the display in the first place? Also if possible change your dining chair, the shining metal base does not blend well with the wood table base. I will look for wood base with or without fabric, or fabric or leather throughout chair. Or at least take a matte base version.

Some pointers for you- 1 you are wise not to have the mirror at dining or there will be blow out reflection from it. an id sin! 2 you will have dark shadow below the top cabinet over the tv unless u do something about it........ 3 your light trough is too wide from the rendered picture.reduce it if possible 4 should have use the same marble on the ledge and also do up the front the ledge. don't contrast it, less is more here so do not focus on the seat level, your main focus should be dining top! and higher.. sorry for being frank but i am a bastxxx sometime ha ha. Mean no harm bro

Be prepare to pay a high price for leather re upholstery because it need transportation and taking out the staple off the sofa is really tedious work(done that before). Further more there might be technique problem of putting the new cover as they are not the one fabricating it. DIY is definately no no, to do a good sewing u need a special large needle and sewing machine (not those used for jean though it can be done for lower quality) cos the thread need to be bigger as the skin are thicker. Further more special skill are needed to match all the skin portion together to make it into a whole piece.

Do change or lose the wall paper, it does not go well with the design, and cover the side of fridge to avoid the back being seen. Cheers!

I will to go for design if u think hdb size. Spacious here pretty means clutter free-less things for bigger space. Design takes this into account and integrate functionality into it. If you are a artist, u might your space to look like a gallery, a photographer like studio, a collector as a showcase space, fashion designer as boutique style, a chef with an impressive gourmet kitchen, a international well traveled expat with space having a spa open space and the rich and famous doing it up like a hotel ... this does not mean designing a workspace but a space you always wanted and making it meaningful with your lifestyle The sad thing i see are so many here just thought of "doing it up and make it spacious, place of relaxation so to speak".

You will need to re sand the door frame totally or else it will be a different shade to your other door/frame, get rid of the bad plaster. They did not mask the door frame when filling frame gap/painting that's why you see dark staining on edge of wood frame trying to cover them. I am worry about your wrought iron, they seem to be low quality material and powder coating work(looks thick), get a written warranty of at least 1 year from them or else if they rust out from inside again he will give excuse that you use something that cause it. The window frame cannot be rectify on site and must be repowder coat totally and not just that particular bar, weld back and try to paint the weld edge, take note of the joint. Try soft knocking on the wrought iron using rubber/base of screw driver on all area to check the coating, you can check if there are bad coating if they feel hollow like a detached skin layer. BTW take this chance to plaster level the window opening while they are rectifying it.

By the way, is it common for the top and bottom kitchen cabinets to differ 2-3cm in length? Cuz we have asked for even-length but when Henry's guy came over to measure the tilted glass in-between, we then realize wor. As long the table is not black again it is ok, you got lots of choice. 'white settee' or any color is ok since it is not on black floor. Are those vertical strip painted then?

Take note of the square basin, i have a similar type in my office and the water is hard to drain out as the gradient too little(too flat base) it always appear dirty . I suggest you pick one that has more gradient or change it another type or you will regret!
