Saw some ads. The COVs seem to be more reasonable now. Before the measures it was really unreasonable amount. Of course it's still pretty high as compared to like 2 years ago. Now my dillemma is should I go for a flat or condo? I am a first time buyer above 35 years old so I can buy a resale flat or a condo. If I buy a condo, I will not be able to buy a flat unless I sell my condo. If I buy a flat now, then I can still buy a condo after 5 years.

Yes. Somehow I have the same feeling too. Only when people start asking, they came out with this answer. I even heard that even for those who owned properties like fields cannot buy properties in SG too. And the problem is they are not able to sell the properties overseas as there's no demand for it. So these people are trapped. So if this group of people cannot buy, demand will be down right?

I hope the government will see all these points that you all have stated here so that they know their measures are not going to work as what they planned. Just received an SMS from a property agent quoting 10 reasons why the demand for pte properties will surge more than 2 fold. Those are the exact wordings used. I wonder if he understand what it means by surge by more than 2 fold? It's not the 10 reasons that I am looking at. It's the actions of these agents that kept sending such messages to convince people to buy and grab now before prices go up. If the measures are not going to be effective, then why do they need to do this?

I realised that most agents like to paint a optimistic picture of the property market. Maybe coz if most people are predicting that prices will fall, they will wait and not buy now so volume will go down as well. And only when prices go down then people start buying. So it might be lull period for these agents depending on how long is the waiting time. Anyway, let's wait and see. I think it's gonna be quite exciting.... especially if the govt is going to push out more measures.....

It's usually the present home owners and property agents? Trying not to cause drastic changes in the pricing? I believe there are owners who are trying to sell their pte properties now in fear of falling prices and at the same time trying to paint an optimistic picture so that the market won't be shaken? Anyway, the govt said they will introduce more measures if these doesn't work.

You don't need any experts to tell you the outcome right? Of course prices will either stabilise or fall in the future due to such rulings. If not, government said they might come out with more. I know there are people trying to sell their properties now fearing that prices will go down and they will make losses. If you can afford to keep for long term, then you can consider keeping it. Rental market should still be ok. Anyway, I don't think they can backdate the documents. It's illegal?

With the recent measures, more developments launching, interest rate going up soon, I hope the prices can stabilise or go down a little. Otherwise, I have to go for resale flats, which is relatively cheaper. But the COV is ridiculous now!!! $50K and above for some!!! -

I think the market is cooling down and the prices will be falling soon. Yesterday I went to see a showflat as they were offering discounts. It's near city area, freehold property. However, I was the only client there at 11.30am! I was then being pushed to commit. Of course I didn't. What do you guys think? -
