  4. Hi guys, Seriously need some help here. My renovation is almost done and I discovered that the area around my tiles grout is blurred instead of being glossy. When against the light, you can see that the tiles are generally glossy except for the areas around the grout/lines. It's obvious that it's due to some actions of cleaning the grout and it has affected the tile itself. The tile that I am having is homogenous tiles. I have done some research online and it seems that these are the possible solutions to the problem. 1) Grout Haze Remover 2) Grout Residue Remover 3) Vinegar 4) Muriatic Acid 5) Waxing the affected areas again to get the shine back And my contractor is clueless as to why this happened and has apparently no solution now. If there's any contractor here who offer such services to solve this problem, I am willing to pay for it as well. Please let me know. Really need some help yet. Thank you very much in advance guys!

  11. Another hype created. I am sure there are buyers but not as overwhelming as it seems. The media coverage is good publicity and it's worth paying the students to queue.
  12. Actually it's not low, just lower as compared to the previous months. Now you can still get some units asking for below $30,000. Some time back, everyone was asking for above $50,000, which is really ridiculous. Don't forget this COV thing is above valuation, which means the unit doesn't cost this much according to the market.

  14. Agree. For these few reasons, there's no reasons for the prices to continue to go up. It will be coming down soon. I also realised that the COV for the transacted deals are going down. Those still asking for high COVs are those that usually takes a long time to sell if they ever sell.

  16. It's not working at all! Because of the new measures, sellers are less willing to sell their HDB flats especially if they already holding pte apartments coz they won't be able to buy HDB flats under the new ruling. Also, sellers are asking for high COV and that pushes up the selling price and also future valuation and thus it's a vicious cycle and the price is just going to go up and up. Given the stand that HDB flats are not for investment purposes, why should there be COV? Shouldn't it more appropriate for HDB flats to be sold at maximum the valuation price? And in that case, they are already making good returns since the prices have went up so much for the past few years. And if there's COV, for those taking bank loans, shouldn't they allow the bank to value the HDB flats and decide on the loan amount like pte properties? Scenario For a relatively good location 4 room flat valued at $450,000, most of the asking COV is around $50,000 now. Thus, the amount of cash the buyer has to fork out is: 5% of $500,000 = $25,000 COV = $50,000 1% commission = $5,000 That is already $80,000 cash without including the miscellaneous fees etc. And what about renovation and furnishing? So we need more than $100,000 cash to get a HDB flat? How many can actually afford that? Isn't it very illogical for government subsidised housing to cost this kind of amount? And pushing out more BTOs are not helping the resale market either. Something needs to be done to the COV policy.
  17. Yah, I am not sure if I am one of the 3 cases that was reported on newspaper. But CEA replied me to say that the agent didn't violate any regulations. Basically it's difficult to prove whether the owner sold the flat to the other agent of their own choice or influenced by the agent unless they interrogate the owner right? Seems like it's quite useless to report to CEA also.

  22. Luckily I found out from the neighbours that the owner's mother passed away in the unit. It's the 15th floor corner unit. She passed away while on a rocking chair.   24. Thanks guys! Yah, this is my first experience trying to get a flat and I got this really bad experience. Anyway, I have lodged a report with CEA already. Unfortunately, I only have my cheque and smses to prove. However, it's a fact that they are husband and wife so I hope that is a strong case for conflict of interest. It's a nice unit but certainly not the best so I will move on to search for another unit. Last time I always hear of such unethical cases and people complaining. Didn't know it's so bad until it hits you. Haha
  25. The sequence of events is as stated below. I called this male agent to view a unit. Instead he asked a female agent to take me for viewing. I didn't think much into it so I went for the viewing. After viewing, I wasn't interested as the COV is high. I saw the female agent went off in a car with her husband and family. After some weeks, I saw the ad for the same unit again. So I decided to try and see if the COV has been lowered. Indeed it was. So I went for 2nd viewing. This time the male agent was there with me. I was quite ok and decided to issue a cheque for deposit. However, the male agent told me that owner is overseas and cannot sign the OTP. So he asked me to wait. After a few days, he said that there was another offer from another agent and he asked me if I could match the offer. I agreed to match. Then in the end, he told me the owner decided to draw lots and the flat goes to the other agent and buyer despite I was the one who gave the cheque first. And later I realised that the female agent that I met the first time is his wife!!! 1) So apparently he wanted his wife to be my agent and earn my commission? 2) He decided to accept the other offer so both him and the buyer's agent (whoever it may be) can earn commission at the expense of the flat that I wanted? 3) Can they just draw lots like that? Believable? Hope to share my experience with members here so that they can avoid similiar situations.
