  1. My suggestion will be more convenient for your kids to access the common bathroom. Otherwise they will have to go through the dining area, kitchen and enter the service yard before reaching the bathroom. Also the bathroom door will not block the hallway as it will be opened inward. However, if you prefer to have the common bathroom door at the service yard, why don't you combine the service yard door with the common bathroom door. That means the service yard door is also the common bathroom door. In this way, the service yard door will not block the entrance to the common bathroom. Just my two cents...
  2. Hi Hwaa, I'd like to suggest creating a new door of the common bathroom at the hallway leading to bedroom side since that space is really unusable. In this case, you will need to swap the toilet bowl to the centre of the bathroom and place wash basin at where the current toilet bowl is.

  5. Hi Ken, I notice your kitchen bi-folding glass door blocks the kitchen switches when it is open. So if you want to turn on the kitchen light, first you have to close the kitchen door, then turn on the switch and then reopen the kitchen door. This is not ideal in my opinion. You may want to relocate the switches to the other side of the wall.

  11. A HDB officer came to my flat to check my renovation and did not say a word of my concealed wiring and concealed water pipe. I guess as long as your contractor knows what he is doing, you should be fine. More importantly, it is my contractor who suggested to me to do all concealed wiring and piping since it is much neater and cleaner. So if my contractor made this suggestion, then I think he must know what it is about because it will affect his rice bowl if it is illegal.
  12. Hi ilkl, If you want to cook oily food, I'd suggest to use an Airflyer which I use to fry whole fish, prawn, vegetable, French fries, etc. without using too much oil. More importantly, there is no oily smell or oily floor in my kitchen as frying food is all done inside the Airflyer.
  13. Not true. You can conceal electrical wiring even for old resale flat. But it is going to be more expensive to conceal all wiring and pipes. Some contractors are not willing to do it and they would just say HDB not allowed. My 22 years old flat has concealed wiring and concealed pipes throughout.
  14. Hi ilkl, Personally I think your kitchen layout with separate wet and dry areas is not very efficient. Imagine during heavy cooking, you need to go in and out of the wet area to reach the fridge. Furthermore, you can't use the drying rack outside of the wet kitchen window. I think it is better to combine your dry and wet areas into a U shape kitchen for greater efficiency. It is a good idea to use your wet area as a service yard where you can have a tall cabinet to keep ironing board, pales, mops, etc., a washer/dryer and a sink for hand washing. You need the yard to do ironing and to hang wet clothes for drying. Just my two cents of advice.
  15. Hi ilkl, Do you plan to create a wet and dry kitchens? If so, you will need to consider your laundry requirements since there is no service yard in your apartment.
  16. Hi, the layout of your new flat is really unique. I have never seen it before. What is the floor area? Where is it located?
  17. We can have 2 condensers even for resale flats but both condensers cannot be installed on the same wall. For example, it is ok to have one condenser installed at the MBR wall and the second condenser installed at the study room outside wall next to the living room. For those flats with a air-con ledge, both condensers must be placed there.
  18. Hi Fifteenmay, Have you decided on the window grille yet for your balcony? It is a good idea to keep your balcony open and use it for vertical gardening, exercising, relaxing, etc. You can even use your balcony top for meals or drinks while enjoying cool evening breeze there. I have even installed a hammock in the balcony. Here I would like to share how I use my balcony. I have installed a pot belly grille which allows me to use it mainly for gardening. The balcony wall top can be used as a tabletop for meals and drinks or as a standing desk for work. I use a foldable ladder high stool for this purpose.

  22. Just wondering if you did change the toilet bowl position to the opposite side of the wall in the kitchen bathroom? If so, how did your plumber do it?
  23. Are you getting an architect to do the A&A design work for you? If so, the costs will be higher. Depending on your situation and budget, it is often better to tear down the house and to create a new one from scratch.
