    i was told dat mirrors shouldn't be placed facing the areas where you will be seated for a period of time e.g. reflecting the sofa where you'll sit and watch TV, reflecting the dining table where you'll sit down and eat, and of cos, this is one common one where most pple noe - reflecting the bed where you'll sleep.


  2. Thanks hobbes187 & kajua ! For the sequence of work... I will let my ID know to go ahead & select tiles first, let him match colors on the spot then view the design works. Quite happy that we'r finally taking commencing reno with idealhouse. :help:

    In my case, I had to top up quite a bit for the spillover tiles & carpentry required for bathroom & kitchen. However, our ID explained the constraints of package deal beforehand, so we were prepared to see the extra quotes. Frankly, Idealhouse did not provide the cheapest quote in our case, especially for items beyond their resale dream package. We decided to go with them cos hb was comfortable. Unfortunately, din get many freebies/ discounts from this chap leh.

    My id also mentioned if i managed to get a cheaper alternative elsewhere, by all means, take that up. Hence, my electricals r gonna be sub-con to another electrician.

    okxygene, when u say "sub-con electricals to another electrician", do u mean u source ur own electrician or u r using what the ID recommended?

    if the electrician is sourced by yourself, what r his charges like? Can PM me if not convenient to state here.

Yeahh...we were also surprised dad Air gave us generous disc..but no complain of course! :dancingqueen: i'm kind of fall in love wif Air ever since i learned bout them..you should go 2 their wilkie flagship store..great range of products...& fr the look u can tell they r good quality one...dun be discouraged wif d price tags, juz ask 4 nett price after disc & press 4 further disc...haha...actually, u can oso go 2 their warehouse outlet near expo..they got some clearance stuff @ really tempting price...some hve negligible defects, some are display set, but still they look nice...of course they oso sell new stuff there...

    their staff are among d friendliest i've come across...no pushy type..willing 2 xplain, despite me wearing xtremely casual wears like shorts & slippers...actually apart fr dad being my preferred clothing style, dad's been my way of testing d sincerity of shop keepers...hahaha...

  4. No, if you confirm going to do homo tiles, you cannot do screeding. If the area meant to be tiled has cement screeding, your ID will have to knock them out in order to put the tiles, and you will probably be charged for that.

    okie understood! oni for the rooms dat i'm doing laminate flooring will require cement screeding.

  5. hi! i had inquired wif my HDB contractor about cement screeding work to be done by them as it was requested in the quote given by my potential ID that "Cement screeding to be done by HDB" for the flooring items.

    And following is what i've been advised by the HDB contractor:

    "Cement screeding will b done by HDB oni if u r intending to do laminated flooring. If u wanna do homo tiles, HDB will not carry out cement screeding work for u as it's against their regulations."

    i've never been informed of such regulations before. Has anyone experienced this?

    would appreciate ur advise...

    does anyone noe if lights are cheaper in bkk, than in SG?

    my living room and mbr comes with day and night curtains. as for my two guest rooms i did roman and roller.

  9. Yours is an EA? Is it the same as my layout? You can see my t-blog for my layout.

    I'm hacking the study area and comining it with my dining/living area. Then one of the rooms will be used as study instead. Initially wanted a glass study like yours but in the end decided to cut cost. Another reason why I gave up the glass study idea was to make the entire living/dining area more airy. With the glass, the wind will still be blocked.

    yup mine is EA. it's almost the same layout as urs..except for the kitchen and svc balcony. Urs is tilted while mine is straight.

    hmm...i can't afford to give up a room so will need to retain the study room, just making it smaller than current..and with glass wall. :unsure:

    anyway, i'm looking forward to more pics in ur blog! :P

    noted ur advices on the use of glass panels ard the house...hmm...the glass for the study area is a mus cos if i keep the current pc of wall, it makes the dining area very gloomy lor. let me see which other item i can forgo to make this requirement possible then. :D

    hobbes, u r rite man! every pc of feature wall quoted to me is EX lor. Esp the one at the HS wor - A frightening 2k plus!

  11. Think you need to look at how much u are doing. If a lot of capentry, hacking and tiling then the prices will expectedly be higher. I got my initial quote about 45k then slowly analyze, bargain and cut down.

    Hmm...listed below r some of the key items:

    Hacking

    - Balcony

    - Study room (1 wall as i'm still keeping the area...jus reducing the size)

    - Kitchen/Service balcony (partial wall linking kitchen & svc balcony)

    - MBR/Bedroom 2 (partial wall linking MBR & BR 2...for WIW)

    Carpentry

    - 4" ht platform

    - 6ft TV console

    - 6ft x full ht TV feature wall

    - 12ft x full ht HS feature wall

    - 4ft x full ht Shoe cabinet

    - 11ft WIW

    - 5ft feature wall for wardrobe entrance with swing panel door

    - Vanity cabinet for MBR toilet, Solid surface top, wall to wall mirror panel

    - Kitchen cabinets (additional from FOC ones), solid surface worktop

    Tiling

    - Living room/Dining room (part of package)

    - All bedrooms (part of package - laminate)

    - Overlay wall and floor tiles in both toilets

    Others

    - 11ftL x 7ft ht fixed tempered glass for study area

    - 30ftL frame up beam structure at dining area

  12. Think you need to get quote from a few ID/contractor and give them all the same requirements.

    If all the ID/contractor quoted you about the same price range, I think you would know its a reasonable quote and also you would know if your budget is a reasonable one for your requirement. I think in darrenelle case, they got a few quotes all 47-54k, so for their requirement that would be the range.

    For us when we first looked for an ID/Contractor, Intradesign quoted us 46k, GPlan told us for our requirement and flat size no 60k it cannot be done :bangwall: , then Earnest Design also told us no 40k no can do. But we keep asking others for quote (total about close to 10 quotes), the rest were all less then 40k but also higher then our initial estimated budget of 25k for the work. So we knew what was the reasonable budget for our reno and just worked on those who quote us within our range.

    Make sure you get itemized quote if possible, that way you compare. We had a few ID who quoted us less then 30k, very close to 25k we were quite happy. But then when we broke down the quote and compare it item by item, we found quite a few items missing from these quotes. When we estimated the cost of the missing items, it also added up to 30-35k.

  13. Think I said this in Kajua's blog as well :notti: Maybe you can roughly share with us what you were quoted for and we can advise u if the quote is reasonable... You could have been quoted for a lot more things than what we did...

    hobbes187, same situation as darrenelle, we r being quoted ard 50k+ fm Ideal House oso. !!

    Of cos, to be fair to them, this is just their initial quote...b4 any bargaining and adjusments.

    Then again, we r just thinking...the initial quote is this high...how much lower can the quote be? :dancingqueen:
