  1. Clear or tinted? Beveled edge? Any framing required? Free standing or Dry mount or stick-on wall?
  2. You can always explore more quotations from renovation contractors instead of ID since you already have some ideas in mind. Quotation depends on material chosen too. But nowadays Scandinavian style furniture and soft furnishing are quite common and easy to purchase. Experienced renovation contractors will be able to do a reasonably good job with the fixed furniture. You may wish to consider giving a go for smaller renovation contractors who are committed to deliver good jobs for reputation building. They have lower overheads to cover and are more likely to give better quality products for same price or give a more competitive quotation. They will also be more attentive to you and your home. Still, you will need to meet up with them to have the "chemistry" feel for yourself.
  3. Many contractors are not diligent enough to take down notes of site discussions or keep a site record of matters raised and materials confirmed. Some good contractors actually follow up with sketches to confirm with the owners if they had interpreted their intentions correctly. Personally, when I do a small project with a Client, we have a common jotter book placed on site to record all our discussions / sketches. Any dispute, we will refer back to "the jotter book". For construction, a picture says a thousand words. I find this method extremely useful as changes due to site constraints, design refinement or any other reason are recorded for small renovation and A&A projects. Of course, for bigger projects, there will be memos, confirmation of verbal instruction etc documentation for project contract administration.
  4. I have carried out one investigation at a HDB flat where the parquet around the common toilet is moldy. We hacked the whole toilet floor to look for the leak but cannot find it. We removed some parquet outside the toilet door and found water coming from the bedroom. Then we trace and remove the bedroom parquet and found that the water comes from the adjoining Master bedroom toilet. It seems that the water leaked from in between the toilet tiles, through the bottom of the brickwall and found its way to the common toilet (which is the lowest level). There were no mold in the bedroom or master bedroom at all to indicate the source. In the end, we recommend the Owner to redo the flooring for the entire unit instead of the living room and kitchen only. This time, they have chosen homogeneous tiles instead. We cleared the choked pipe, fixed the leak by replacing parts and place secondary waterproofing to the floor-wall joints before re-plastering and tiling works. Point is: You will need to engage a contractor to carry out "controlled" destructive works to investigate the cause of the leak and be prepared that the extent and duration of investigation may be more than expected as we are unable to predict what we will find. Then you will need to engage some professionals (which the contractor will be able to advise you depending on the type of observations made during the investigation) to come up with a professional building report before you can establish a case with who-ever you wish to take it up with. After all that, then you will need to engage the contractor to reinstate back everything damaged during the investigation. Hope the above helps.
  5. Autocad only gives you the cutting list of the marble. You see, stones such as granite and marble when harvested from their origin are in big rocks. They are then processed and cut into slabs "like a loaf of bread". Typically, 1 slab is 18mm to 20mm thick and 600mm wide for shipping purposes. Larger slabs will need to be indent. The autocad drawing is only for cutting list to ensure minimum wastages. Dry lay (which costs extra money) is more applicable for marble slabs with lines. You may specify "book match" or "slab cut" when you order from the supplier. Marble slabs may come with natural holes or lines which most often owners think that they are defective when in fact they are not. So it is important that you visit the warehouse to view the actual slab that you are buying instead of looking at the "sample" from a showroom

  9. Depending on the type of ceiling panels used. They are generally cheaper because plaster ceiling requires painting works and demands better worksman-ship. It also depend on the height at which the ceiling are installed and also if there are any odd corners. I am currently doing a retail shopfront too at Ubi area. The owner had decided to paint "Black" for the soffit and all exposed M&E pipes and services at 6m high. Of course it is highly dependent on the theme and feel that you want to achieve for your shopfront.   10. Interior designer and renovation contractors are different. The designer will give the concept and some drawings to the owner. And nowadays they team up with renovation contractors to deliver the project. Some designers can draw very well but when it comes to constructing, it is a different matter altogether. For example, existing pipes and floor traps are not taken into account in the design and often, the floor traps are hidden in the cabinetry and difficult to access. When the owner moves in, it is nice and beautiful but over a period of time, if there are any chokage or leakages, then the cabinet becomes an obstruction. So it is important that owners think about what they need and have the design work around the needs instead.
