Don't seem like a stable job to me. Agents> suppliers 10 agents fight for one deal.Too competitive. This is what happened to a friend of mine trying to find agent to sell the flat for him. This happens before the curb come in. Now my friend dont want to sell liao. Agents eat grass. Property price going to stay fairly stable and I feel only high end condo can attact buyers..esp foreigners who have plenty of $$. Mass condo price likely to stay flat down the road. Furthermore Govt already cutting PR to Singapore but attract rich PR only. Do you think rich PR will want to stay in the neighbourhood condos. Only agent with good network can survive.

You no need to pay agent any comm for renewal. They did nothing to deserve. U work out with the tenant coz agent will not know. Save the agent comm. -
If your 2nd property that you intended to buy is a pte, you don't have to pay agent comm. Seller will pay the agent.

half of the MS only applies to 2nd property. Both you and your wife must have at least $61.8k each ( if i rem the ms correctly) when buying 2nd property.

After you have aside the 50% of the MS, you can use the excess + future CPF monies for the 2nd property. Normally CPF ppl will advise not use CPF for loans unless you fully paid the 1st one or cash rich. Btw, 2nd property capped at 100VL. -

Is advisable to get your own lawyer. One common lawyer acting for both parties will tend to benefit one's that hired the lawyer. The lawyer will settle everything for you and typically take about 12weeks to complete all the paperwork -loan, cpf caveat..etc. Private sales do not have GST. Lawyer fees are pretty standard. -

After pledged the 1st property, you juz need to top-up some to make up 50% MS of $61.5k. Bare in mind, the MS is adjusted every July. MS can also come from OA + SA + Investment CPF monies. Btw, CPF cannot service 2 housing loans if you are not aware -

If the 1st property is fully paid, you can get consent from all co-owners of the property to pledge your property in lieu of part of your Minimum Sum. You may pledge your property up to 50% of the Minimum Sum. In the event that the property is sold or otherwise disposed of, you are required to refund the Minimum Sum deficiency, or the principal CPF withdrawn for the property plus the accrued interests whichever is lower. Marble are not supposed to have wide gap coz the heat transfer in marble flooring is min. In other words, the degree of expansion and contraction between slab is neg. Mine and brothers' house are all marble flooring with small gap that almost cant see in standing position. I am talking of 5 houses of different marble types here. Likely yours is workmanship problem because lay marble needs skill unlike doing homo tiles.

All driven by sentiment. Basically our government is not doing enough to damp the speculation. Genuine 1st time buyers and upgraded find it more diffcult to buy if speculation continues its momentum. This also prompt many buyers these days to grab a unit and think later. Govt is smart as property market is the only way to attract foreign $$ to come in for investment. Developers know local market will be saturated very soon and start venturing China and india real estates. Properties are hardly affected by inflation and price will continue to climb. If i got $$, i will also buy one for investment, esp FH so that I pass down to generations else my great-great grand children will have a hard time to buy a house next time -
It really depends on the landlord and agent. Sometimes the agent is related to the owner, so the latter will help her/him to get the commission. For most cases, the agent will ask for commission.

You may want to deal with the landlord in private so that the landlord can save without paying comm to the agent.

However, flat owners may sublet their whole flat or spare rooms if they meet the eligibility conditions. To sublet the whole flat, prior approval from HDB is needed. For subletting of rooms, no approval from HDB is required but flat owners must continue to live in the flat during the period of subletting and comply with other subletting conditions. To avoid committing the offence of harbouring immigration offenders, we advise flat owners to check and ensure that their foreign subtenants are legally allowed to stay in Singapore when subletting their whole flat or rooms. This service package provides information on subletting of whole HDB flats and rooms. It also allows flat owners to submit online applications for transactions relating to subletting of HDB flats and requests to check foreign subtenants' immigration and employment status.
