After seein e 4-rm unit, i find dat dis unit's layout is very different frm mine. - e living rm & bedrooms area r bigger than my unit. - e missing area wen 2 my unit's entrance foyer & bedroom passageway. i feel dat it is of no use in terms of space planning. - e kitchen looks kinda wide @ e window area (3 casement) & it is long on e whole. After seein e 5-rm unit, i find dat dis unit's layout is quite standard base on current's hdb design. - e area between e bedrooms & kitchen, can convert 2 a small study area. - e bedroom nearer 2 e living room is kinda small & with curved wall & window. - e living rm is spacious 2gether wif e dining area. ----------------------------------------------------------------------------------------------------------------------------- Hey neighbours, - 79A lifts is accessible 2 public liao. - e metal gate @ staircases r stil padlocked. (potential neighbours if u happen 2 read my post, dun choose e lower units in 79E unles u likes smell frm cooking fumes & smoky air & motor sound) - e paint supplier shop below 79 seems 2b big & e only odd 1 among e clinics. Think it looks more like e documentation of e construction stages of a new condo. - so does e main-con place a big notice board at e main entrance, stating e Project Title, Architects Firm, Structural Engr, M&E Engr, tel nos 2 contact, URA or BCA project no., CSC, TOP etc ? Eg. -> 1) - Propose Additions & Alterations To Existing... or - Demolition of Existing...& Erection of 2 storey... 2) - ABC Architects 3) - DEF Structural Consultant 4) - GHI M&E Consultant 5) - Duration of project 6) - URA-000... or BCA-000... - e architect gota b a Qualified Person registered under Board Of Architects in order to sign & approve e drawings & docs & do e relevant submissions to e authorities? - who's e 1 advertising & evaluating e tenders? U (owner) or architect (prj mgr)? - who's e 1 taking care of e accounts & paperworks? Pardon mi if i ask too much. Jus kinda curious. Cos its a common sight 4 mi wen i pass by any landed hm/ pte land under reno. Seein workers wearing white or yellow safety helmet. Wondering wat's goin on in there?

Pardon mi kpo, - is urs a 4-rm hdb Premium Flat? - floor area? - bought under Walk-In-Selection (surplus flats)? - comes with floor finishes (whole unit); non-conceal piping (kitchen & bathrms); non-conceal wiring (whole unit)? - reno status? (hunting ID/contractor, confirmed & progressing...)

For toilet door, fyi, some of e more commonly used r -> - acrylic or laminated glass bi-fold door c/w aluminium frame - PVC bi-fold or sliding door c/w white frame - 10mm thk tempered glass swing door These r more resistant 2 water. For toilet door, fyi, some of e less commonly used r -> - timber flush door (veneer smooth finish) c/w timber frame - timber panel door (nyatoh with pattern) c/w timber frame These r less resistant 2 water. Lets say wooden or timber materials canot b use in bathroom, then wat abt e cabinet below e vanity-top & shelving above e basin? Its a matter of preference in terms of aesthetic & pricing.

There r quite a nos. of D's neighbours in Renotalk forum who r 'beri nice' (esp. ms_white & shay_d, alister, droplets ... etc). PM them if u wana make new frnds. If i'm not wrong, alister oleady officially moved in. 'Cold' neighbours? Mayb loh. Although i have not collect keys & reno & move in yet, i kinda feel e same 2 actually. Aniway, Toa Payoh is very centralized & got everything a heartlander desires. I'm sure u'l grow 2 luv it even more. PM mi yor unit no., i'l go collect angpao wen time permits. !!
  9. Its a 2 storey unit, i gues its a penthouse type of hdb flat. Hard 2 find nowadays. U r rite abt e $$$ thingy - base on e pricing for Balloting Exercise Aug05 & Bi-monthly Sale of 4-rm & Bigger Flats Feb08, e price difference we assume is $60k. - base on e current nos. of left-over units in 79, e balance we assume is 100 units - assume all 100 units b taken up at end of exercise, then hdb wil b getting additional -> $60,000 x 100 units = $ 6,000,000 = SGD$6 million !!
  10. As majority of e left-over units in 79 r 75sqm units, i feel dat hdb shd use e 75sqm unit s sample unit instead of e 90sqm unit. The feel between e 2 is so different, kinda hard 4 ppl 2 differentiate.

After surfing thru e webby, i kinda like e Repurchased Executive Unit (18yrs old) at Bishan N4C29 Blk 449 #11-513, 186sqm $451k. Available ethnic quota is Malay - 1, Chinese - 0, Indian & Others - 0. Even resale olso cant find dis price for dis size of unit at dis area I gues alot ppl wil b eyein on it. Aniway, its out-of-reach 4 mi liao. !!

Hey neighbours, i'v jus checked, on a particular unit in blk E, if 1 were 2 select during e - Balloting Exercise Aug2005, it was priced at $312,700 - Bi-monthly sale 4-room & bigger flats Sector C, Feb2008, its now priced at $382,700 There's a difference of $70,000 Din expect stil got abt 102 units in 79 not selected, mostly lower level units. Aniway, there still some high levels 75sqm & 90sqm units available.

According to correct mathematical metric conversions -> 25.4mm = 2.54cm = 0.0254m = 1 inch 12 inches = 304.8mm = 30.48cm = 0.3048m = 1 feet If $120 pfr for kitchen cabinets, top 10ft & bottom 10ft, then e calculation -> $120 x (10ft + 10ft) = $2400 If $95 pfr for solid surface worktop, then e calculation -> $95 x 10ft = $950 Total price for kitchen cabinets = $2400 + $950 = $3350 Note: $3350 does not include other accessories such as cooker hob & hood, backing panel, sink & tap-mixer. Basic items like cutlery tray, dish rack, frosted glass door, handles etc will b included & stated clearly in ur quotation/contract. But normally, IDs & Contractors, calculate base on approximate of 300mm for 1 feet on drawings (eg. 1 : 100 scale hdb flat floor plan) But if on site, then gota use e measuring tape, which is more accurate.
  19. Hey, be it Homogeneous, Ceramic, Marble, Granite or Slate Tiles. All olso got joint lines, its a matter of How Wide is e Joint? Standard width shd b 2-3mm bah. Homogeous tiles r perpendicular (90deg) at e edges, while ceramic tiles r rounded at e edges. S time goes by, e 'white cement' in between e joint will be stained. e white appearance of e joint can b cleaned by 'chemical' & Ceramic tiles's r easier to clean bcos of its rounded edge. Olso, homo floor tiles tends 2 have e kind of 'cut leg' feeling if e 'white cement' in e joint is insufficiently filled s 1 can feel e sharp edges of e tiles. Below is an xtract frm website, on other properties of common tiles, FYI -> Ceramic - Brittle clay material is baked with glaze. This is to achieve a glossy or semi glossy appearance in colour. Strengths - Wide variety in colours and sizes, it is also easy to maintain. - Ideal for bedrooms and living and dining rooms. Weaknesses - When chipped, the top glazed surface may reveal the whitish clay underneath. - Though huge in variety, the designs are usually monotonous and unnatural looking. Homogeneous - Brittle clay material with pigmented colouring throughout the whole tile. Strengths - Wide variety in colour and sizes, it is also easy to maintain. - When chipped, it will not reveal significant whitish clay as it is pigmented with the same colour throughout the tile. - Ideal for kitchen flooring and toilet flooring. Weaknesses - Usually spotted with assortment of colours in one single tile. - Too monotonous in design. - Not appropriate for a large surface area, as it may look 'cheap' Marble - Natural limestone, which is partly crystallized and irregular in colour. Rich glossy appearance with natural grains adding a touch of class to any interior. Strengths - Natural grains adds a touch of class. - Cold to the touch, which makes it very ideal for the climate in Singapore. - Wide variety in sizes and colours . - May be polished when surface clouds. Weaknesses - Generally porous by nature. Water will seep in if the top protective coat is strip off. - High in cost. - High in maintenance. Not suitable if pets are around. Granite - Hard, coarse-grained igneous rock composed chiefly of quartz, mica and orthoclase, which are used for building material. Strengths - Relatively tough industrial flooring. - Relatively classy looking due to glossy surface. - May also be used for countertops. - Lower in maintenance compared to marble. - May be polished when surface clouds. Weaknesses - High in cost. - Dull in design with specks of granite. - High in maintenance. Slate tiles - A fine-grained rock that splits into many layers. Strengths - Natural looking floor treatments. - Offers a lot of varieties in different sizes and colours. - Rustic in appearance. - Versatile and may be used in wet and dry areas. - Will season and 'aged' in time. Weaknesses - Not ideal for families with kids around the house as its surface is generally rough textured. It may cause hurt. - Colours are usually dark and earthy tones. Therefore restricting the flexibility in changing themes or designs, as it will not match easily with a contemporary look. - Algae may grow on the slabs when the area is wet and sunlight abounds.

  21. Hey Redhat, i doubt so. Mayb those who really wen up 79A high floor wld like 2 clarify. i gues e view is obstructed by e 40-sty blks at TPY lor 1. If really can see e reservoir, i gues 1 may hav 2 look directly at e afternoon sun. At nite, i doubt 1 can see a thing. !! Hey Happy!, u r rite. e South facing units can hear e noise generated frm e road infont & those near by. But noise frm PIE? i dun think any1 can hear frm any part of 79. If e South view is without many buildings, then its not City View liao. Fyi, e South view is beautiful especially in e nite. North has more residential apts, central catchment area & it is looking 2wards JB. Directly behind 79 is hdb flats, carparks, minor & service rds, so it tends 2b less noiser. Fyi, e 2 Churches (left & rite) do ring e bell, frm day 1 they r in Toa Payoh. - Church Of The Risen Christ (near 79E), rings e bell at 6.20am, 6.20pm. - Toa Payoh Methodist Church (near 79A), not sure abt e bell ringing timing. But they do hav regular activities (esp wkend), which 1 can hear e singing/humming/speech frm e nearby blks.

Even blood siblings olso sue one another b.cos of $$$. Somemore u got no black & white (written agreement signed by both parties). Without any written agreement or prove, its only your words versus his words, kinda near impossible to claim back your $$$. Aniway, s suggested by vowsh, zirhk3355, karen77sg... its best 2 get another contractor 2 finish up e remaining reno works. But dun 4get, dis new contractor u gona ngage, is costing u another reno amount on-top of e previous 95% u'v paid. My writing/words may not b nice 2 read/hear, but u gota face it, its e Reality of This World. By waiting, u'l loose even more.
