Hey neighbours, heard & seen 2day. 79 neighbourhood -> - 2day saw 2 wash basins, 1 wc pedestal being discarded at blk E, e staircase which is conected by a corridor, which leads 2 blk D. - hrs later wen i wen bak, 'spare parts' kana dismantle liao. Even e wc cover (e 1 wher 1 sits on) is being unfastened by e 2 plastic bolt below & taken away. - passed by a unit, metal gate & main door left unlocked. No lites & sound frm within. - hrs later, after midnite, passed by e same unit. Stil no lock, no lite, no sound! - can see dat e flooring is done. if there is ez theft, e contractor wil ... - esp gas pipe which is metal (citygas will fined $5000 for illegal dismantling of gas piping) - e part which can b dismantled is frm after e T-joint which leads 2 e storage heater wen 1 do not intend 2 use storage heater. - e part frm which e gas supply main cums frm e G&W service duct, runs horizontally 2 e unit, punched thru wall, runs 2 e kitchen, 2 e T-joint, vertically dn, ... 2 e hob, gota b xtended by citygas men. $100 payable in2 ur citygas account. - unless 1 is using cylinder gas, no xtension of gas piping is needed. - if e main entrance dr is really left unlocked by e last worker, then possible loss of items r... (eg toilet bowls, wash basins, shower sets, taps & timber doors). Aniway, i find dat - e nos. of dnlights can b reduced at e master bedroom, bedroom 3 & kitchen. - e dnlights jus above e tv console in mbr can b taken out. - with cove lite, wise choice of painting colour, bright white or daylite dnlite, ur hm is bright enough oleady.
  6. Fyi, i ever saw movers squeeze in a king/queen size bed in2 e lift. Dat means dey gota bend e mattress a bit for e short lift trip. There r 2 flights of stairs frm 1 lev 2 another. If u stay 10th sty, & movers charge $10/flight of stairs, then e extra amount may work out 2b -> $10 x 2 flights of stairs x 10 sty = $200. It may seem kinda ex but its not ez job. If 1 can ndure e bending of e mattress during e short lift transportation period, then no probm liao.

Pushy, chop-carrot-head price, empty promises etc. - there r a few gd recommendation by our fellow neighbours here. But it wil tedious 2 read thru e past postings. Haha. - there r olso some gd 1s at Jln Besar area, Geylang area with good price. - products knowledge i may not noe, but watever items u gonna buy, mus b written dn in e invoice. eg. Model no.? Nos. of items? Daylight or warm light? Price of individual items? F.O.C. items? Warranty period? - best is, take a pix of it with ur cellph s a record or future reference.

They r e pioneer & its patented. - ABS trimmings = 2mm thick - Edgeband = 1mm thick - subsequently, other brands came along. - if 1 were 2 use their laminates 4 carpentry works, then it wil b ez 2 match e laminates & e trimmings. Unless 1 wans different colors or design. - if 1 were 2 use other brand of laminates (eg. EDL, Formica, Jennings, LamiTak, Senglee) 4 carpentry, end of e day, 1 may hav 2 use bak Lamchuan ABS trimmings. S it is of different brands, e laminates & ABS trimmings colors wil not b exactly e same. - if e kit cabinet is designed with recessed handles, it wld b clean & neat 2 finish off with ABS trimmings 4 dis recessed & e edges. - if e kit cabinet is designed with 'designers' handles, then e ABS trimmings r applied only 2 e edges of e cabinet/drawer doors. - beside kit cabinet, carpentry 4 other areas can olso finish off with ABS trimmings at e edges. If not, it wil b e matching laminates. Additional cost gota take in2 consideration. - s it is patented, ABS trimmings & edgeband gota send 2 e designated factory 2 process by special machine. During peak seasons, gota take Q no. for doing ABS trimmings, esp b4 CNY. -> e above info is wat i had obtained frm contractor quite sometime ago. Pls update mi if my info is outdated. crack walls -> - wen i 1st collected my keys, inspected e unit, everything were ok, xcept a few minor defects according 2 my own standard. - 1 mth later, wen i revisit my unit, discover dat, some cracks had start 2 appear. esp e wall which r in direct sunlight with Eastern & Western sun. Furthermore, i'm in e high zone, kinda worried dat yrs 2 cum, gota touch-up e cracks occasionally. Dunoe who wil bear e cost?

Hey meowie49, jus glance thru ur blog. - u gona hav a dry kitchen or a bar counter, outside e main wet kitchen? - e water drainage discharge pipe is meant 4 ur sink frm e dry kit / bar counter? - e upvc pipe was encased under e tiled base (in living rm), laid & punched thru e kit wall, then discharge 2 which part of e kitchen? - frm e pix, seems like e drainage water may hav backflow? s e gradient of e pipe may not b sufficient? Oh, jus realised urs is a 5rm, kit flooring not done, so u can lay e outlet pipe under e flooring. If its a 4rm, then got problem, s kit floor tiles r given. If lay e pipe starting frm e kit finished floor lev 2 e dry kitchen, then e base at e dry kit (living rm area) may b kinda high. Wen got open hse? i wan go kpo lei. Kinda curious of ur reno design.
  10. Hey Mrs_Png, - is ur top & bottom kit cabinet same depth? (600mm frm wall tiles 4 bottom cabinet, 400mm frm beam 4 top cabinet) - wats e brand & model of ur hood? Loks kinda slim. Ventilation of exhaust thru wher? - e granite top is slim, looks nice. China granite? - if ur top & bottom cabinet is in line, gota b careful, may hit ur head. Unless u r not tall.

Hey howlupjac, - hot water piping (red color sticker), - cold water piping (blue color sticker). - both r concealed piping oleady done by 'builder', exposed r e connecting pts 2 which 1 can extend e pipings 2 e new tap loc. - if ur plumber had only extend e cold water piping 2 ur kitchen sink, then buying a tap-mixer with hot & cold water supply, is basically waste of $. - if ur plumber had extend both e hot & cold water piping 2 ur kitchen sink, then buying a tap-mixer with hot & cold water supply, is obviously. - some ppl like 2 use hot water 2 wash oily utensils. Pt 2 note is, u gota install Electric Storage Heater at e kitchen, in order 2 hav dis hot water supply. Not 4geting 2 connect e piping below e Strorage Heater (e 'C' shape pipe), cold inlet hot outlet.

Even if they do, e ID co r not binded 2 RADAC or Hbay. Y mus they listen or follow RADAC or Hbay instructions? If i'm not wrong, Tenz's ID firm is not a member of e above. If go CASE, i doubt they r able 2 render any assitance. Basically, its another waiting game. Furthermore, watever stated in e agreement were delivered. Wat u gona tel CASE? i canot accept their finishing standard & workmanship. I wan my ID 2 redo or rectify e works. If not...
  13. - i hav not seen e actual defects, but base on my own perceptions, (1) some defects can b accepted, whereas (2) some canot b accepted. - e fact is sub-con (workers ngage by ID) sometimes do 'put aeroplane'. Many types of excuses & patterns. - attendance, punctuality, attitude, diligence, responsiblity & pride wil reflect how e employees/workers treat his job & work. This applies 2 everbody in dis world. - end of e day, all this in turn can b seen by e end products. In dis case, its e workmanship & how they rectify e defects done by them. - many of e neighbours & frnds here had seen ur hm & e defects. Wat's their verdict? Well, they hav e same verdict - poor workmanship & coordination & irresponsibility. - u gota accept e fact dat u r unlucky dis time. Seriously learn frm it s a painful lesson, u sure wil gain in e near future. - u gota sit dn & analyse carefully, discus with family members if need 2. (1) Wat is ur priority rite now? (2) How many times & wats e duration had u given them 2 rectify e defects? (3) Do u really need them 2 rectify e defects? or rather izit a must? (4) Do u care so much abt e freebies? (5) R u willing 2 listen 2 others' kind advice & suggestion? (6) Wats e purpose of keeping ur cool? (7) Wats e gain by keeping mum who's ur ID? My personal opinion -> - u hav e hdb dateline thingy 2 observe. Try stick 2 e watever rules & regulations, 2 reduce possible problems. - over & over again, i'v been reading e same story, they r not trying 2 do their best 2 rectify e defects. Despite e nos. of rectifications attempts & durations, e correct standard & requirements stil could not b achieved. u gota face it, gave them up. - u gota let it go, no point holding on 2 ur beliefs or assumptions. Stop watever balance payment 2 them, totally cease e dealing with them. If u stil cant live with e defects, can fork out abit more by payin a min. sum of $$$, get a thirty party contractor 2 rectify 4 u. There r many who r willing & can do much better. - freebies is everybody's wish, including mi. If u willing 2 let it go, 4get abt e freebies, its not e rite time. i can intro u branded items at a gd price. In fact, this items r much better than ur freebies, in terms of designs, functions & value. - majority of neighbours here feels dat u r being too nice. Many felt dat u r being bullied by an unprofessional ID. Frm e way they responded, its insulting. Mayb u r stubborn, try listen 2 neighbours here who r streetwiser than u. It works wonder by listening 2 others rather than waiting 4 miracle by sharing agony & unhappiness in e forum. - controling ur temp, doesnt help at all. u noes dat very well. So its time 2 turn around. - by keeping mum who's ur ID co & ID did not help u in anyway, everybody noes dat unless u cant see. With ur story & pix, ID co & ID name publicize, it may expedite e rectification process. u never noes if u wouldnt wana try. My words may not b nice, its up 2 u 2 read, absorb, evaluate & take action. Dats all i can say s a neigbour.

For neighbours whom had finished reno ur new hm & ID/contractor had handed ur new hm bak 2 u, its time 2 start packing, get ready 2 move in liao. According 2 lunar calendar, think e better dates in May08 r 09, 10, 13, 15, 16, 20, 21, 22, 24, 25, 26, 27. PS: i'm not a FSM.

My limited knowledge s replied below -> - site audit are carried out by independent or unbiased third party with experience in renovation works or even licensed contractor. - s he (site auditor) is an external party, 1 needs 2 pay a fee 4 his service which is hundreds $$$. - e site auditor assesses the completed work by going thru a compiled checklist. - e checklist includes e normal standards of works done by renovator & standards set by the BCA & HDB. - e checklist wil consist of all e renovation works in e hdb flat, eg. wet works, floor, wall & ceiling finishes, doors & windows, carpentry works, etc. - for wet works, it gota b check during e process. Kinda hard 2 check if all flooring r oleady laid. - for elect & plumbing, gota get licensed & certified engr 2 check if needs 2. - for gas, lesser worry, cos only citygas own workers r allowed 2 extend, conect ur gas piping & supply. Non-citygas workers doing unauthorised work such s dismantling of unutilze gas pipes, wil b FINED $5000. - e site auditor wil then evaluates his findings. Give a report on his findings. - dis is just a report card of ur ID's work. If it is 'all red' or bottom-line cases, even u show it 2 ur ID, there's nothin much u can do. Ur ID may most likely 'simply bo chap'. Reason being, ur ID co is not tied 2 e auditor or any organization which controls them & hav its own auditor. - if ur ID co is hdb licensed contractor, hdb wil not settle any dispute between owner & contractor. Reason being its a legal agreement signed between u & ID, hdb canot interfer. - if ur ID co is under Hbay, u can report 2 them. They may b able 2 assist u. - if ur ID co is under RADAC, u can report 2 them. They may b able 2 assist u. - if ur ID co is under CASETRUST, u can pay a 1 time member fee, report ur case, they may b able 2 assist u. - some ppl dun go 4 LICENSED CONTRACTOR, Hbay, RADAC & CASETRUST wen doing reno. But dey 4goten dis organization r not there w/o reasons. - u r not e 1st hdb flat owner doing reno. Donkey yrs ago, ppl oleady start doing reno, unhappy things happened, so dis organizations & rules & regulations had cum about s time goes by. - eg. is e progressive payment methods by most ID or contractor, with slight variations in percentage. This is 2 safeguard both parties, e consumer & e service provider. k. Dats wat i can say. Mayb u wana PM mi ur timings, wen wil u b at ur unit. i try go kpo, see whether urs is really dat unacceptable.
  17. Actually hor, dis 1 can b included in e wardrobe design if e ID had planned & worked out e internal compartment 4 u de leh. Some men even opt 2 hav 'toufu' boxes w or w/o glass top, can put expensive watches or rings.
  18. Hey neighbours, 1 day din log in, suddenly so many ladies chatting abt buying jewelries... How 2 lay 600mm x 600mm homogeneous floor tile? - cement & sand & water mixture then use it s e mortar base, abt 35-40mm thick from e rough surface of e floor slab. - e 1st pcs of homo tile shd start 2 lay frm e ctr of main entrance dr, at e prefered veins orientation if any. - u will see 2 cut tiles on e left & rite side of main dr. Frm there, then continue 2 lay e tiles inwards. - place tile on e mortar base. Do pencil marking, cut tile if need 2, esp door frame area or edge of wall. - remove dat particular tile by 'suction kit'. - apply adhesive cement & water mixture under e tile. - e tile bottom key & e adhesive cement apply sparingly, wil form a strong bond between e tile & e mortar base. - place back e tile 2 e same position & orientation of veins/pattern. - place plastic strips (abt 1mm thk, cut frm e tile packaging) between e tile joints. - use e back of hammer 2 knock e tile. - use e 'plumb ruler' 2 take e reading of e level. e 'bubble' in e ruler will show whether e tile is 100% horizontal or slanting 2 a side. - continue e process of laying tile. - if e above steps r being done frm e laying of e 1st pcs of tile 2 e las pcs of tile, do u think wil there b any uneven level between tiles & un-uniform joint width? - after all e tiles r laid, remove e plastic strips, apply white cement 2 level up e gap between e joints. - then measure & cut all e skirting tile, lay e skirting. - grid e sharp edges at corner of wall. - for skirting sharp edges, gota grind b4 lay, either on-site or in-factory. Additional cost needed. - most of e time, e homogeneous tiles u had bought r in gd quality. It had passed their 'QC' over at their hmland. - only occasional, e tiles r of inferior quality, then e ID/contractor can choose 2 reject & exchange for another batch frm e tile supplier. - if sway sway, 1 kana poor quality tiles & slack tiler & u got dat 'cut leg' feeling, then u shd noe wat u shd do. (read e above steps, u wil understand) - somebody mentioned dat ur ID say no such thing s e 'plumb ruler' 2 measure e level? u can tell him straight 2 his face dat his tilers r not skilled workers with proper tile laying techniques & he is not competent enough 2 noe there is such a 'plumb ruler' thingy. - by rite, in one of e courses of SG Construction Industry, there's a proper tile laying techniques module. This 'plumb ruler' thingy is olso part of a important thingy or rather a basic item for a tiler. Jus like a waiter without a pen 2 take customer's order! Wow, think i write 2 long liao. Hope din confuse any neighbours here. e above is based on wat i'v seen & heard. Pls update mi if any1 got any better methods of laying tile 2 a good workmanship. !! ----------------------------------------------------------------------------------------------------------------------------- Abt e soft closing hinges for kit cabinet, Thank u meowie49 & porkypig for replying. Yes, i noe how it 2 go abt it, jus dat i'm kinda bz lately & lazy 2 work out on my own, so had asked wats e average or norm cost spent among fellow neighbours here. - 1 jus needs 2 noe wats e design of de cabinets, dat means how many drawers, top-hung, ctr pivot etc compartment. - fm there, buy e required hinges directly frm e supplier. Ask ur carpenter 2 fix 4 u. - can olso ask e carpenter 2 liase with e supplier, but e carpenter may earn a fair bit frm there. ----------------------------------------------------------------------------------------------------------------------------- Abt e Designers Switches, izit? aiyo, then i dun wan change liao, use back e 1 given by hdb better.

Wen suppliers charge higher cost price 2 ID/contractor, end of e day, e consumer - 'us' gota bear e hike. ID/contractor stil earn e same unless they willing 2 lower dn their profit margin. - cost of alum window grilles had increased by abt $0.80psf - cost of daily expenses olso up. -- Any1 doing/done soft closing hinges (eg Hettich frm Germany or Blum frm Australia) for e whole kit cabinet? Roughly wats e cost for e whole set of hinges? -- Any1 doin/done designers electrical switches (eg Clipsal or A&J) for e whole unit? Roughly wats e cost for all e switches in a std unit? With e increase in cost price, kinda worried, may have 2 take out all dis supplementary items.

Hey Happy, - by rite, wet area not suppose 2b higher than dry area. - if both areas e lev is flushed, gota do a low kerb. - kitchen finished floor lev not suppose 2b higher than livin/dinin area. - kitchen finished floor lev can b flushed with livin/dinin area. - kitchen & livin/dinin area lev if flushed, can opt 2 do a 1 tile thkness kind of kerb at kit entrance. - kitchen & livin/dinin area lev if flushed, e finished floor lev of whole unit, not suppose 2 hit e main entrance door, metal gate & bedrooms doors. - wen designing e door openings & installing e doors in e unit, e 'designers & builder' oleady take in2 consideration e thickness of floor finishes. There shd b a gap of 3-15mm kinda of gap between e finished floor & e bottom of e door. - if e finished flooring stil hit e main door or metal gate (w/o kerb), then ur floor finish thickness had exceeded e max of 50mm. By rite, not allowed. - if wana do a 50-100mm high kerb, then definitely gota alter metal gate but not e Fire Rated Door. (do kerb b4 timber door, below metal gate). - if do not wan ur fortune 2 flow out of main door (keep fortune indoor), can do a '1 tile thickness' kind of drop or kerb.
