I asked my ID/direct factorycontractor that done my house to estimate your quote. He said he probably can do it for about 32K to 33K with no gst, but must see your floor plan as some things guessimate. see if you can press further. if not get more quotes, so many ID and contractors around, but it would be best to see their actual workmanships not showroom since price is not everything.

For those considering direct Contractors vs ID, you may want to consider my contractor who has done a great job for me at very good contractor prices. The designs as shown which I asked a few IDs and they say it cannot be done. I was a bit hesitant at first, even at the last moment till I saw his other job sites. Look at the pictures for my house and his other job sites. Wow!
