  1. I noticed that you are very experienced in landed property renovation (i.e. A&A, recon or ..) for your own properties. We hope to get your expert inputs on our very 1st project, this is big investment for us and we have to be careful on the program execution.  I read so much horror cases of some users in Renotalk. Hence we want to seek some help, but unfortunately there are limited update-to-date information that could guide us to sail thru this project as most of the information in the forum related to this topics are at least 3-5 yrs old.

     

    We bought a 3 storeys 2200sqft landed inter-terrace with only 3 rooms built-in appr 2800sqft.  We are looking to expand it to have 5 rooms + roof terrace(if possible within budget).  We are looking at all-in budget of $800K (build up, air-con, lift, cabinets..) with 100K of  loose furniture. Total $900K

     

    We are not sure which approach is better, via builder or Architect.  So far, I have gotten a detailed quote from a builder, but yet to commit any.  Another quote from Architect + Builder B.

     

    1.     Builder A: quoted $800K but exclude interior work (cabinet..), Air con + piping & installation, Toiletry and submission cost (URA, BC, PUB..). Builder A shown us 1 completed unit, which we able to chat with the owner, as well as 2 in-progress units. He seems to have good rapports with all his customers.

     

    2.     Architect + Builder B : A rough quote of all in of 650K (Building) + 45K (architect fee) + 31K ( Agencies processing fee + Survey Plans + Site supervisor). The builder was recommended by one of the owner that we knocked at her door to ask for her builder contact. i.e.  Builder B’s old customer.

     

    Need you help to review the quote and advise areas that we should focus for optimize the cost.

  7. Thanks for the information. Btw, where to look for good architect ? Sorry, what is "maximum envelope" ? : ) I have 2 contractors from the housing agent, working with them to have some quotations, one of contractor is asking for floor plan for quotation, but the existing owner lost the floor plan, agent mentioned that can buy from URA but need to know which drawings to buy, because there are many of them and easily cost up to $1K ? anyone can advise what are the essential drawing should I buy to work with the contractor for quotation.
