Looking For Cheap And Reliable Contractor
brokenkey replied to summerger's topic in Renovation Packages
never ask for cheap and reliable contractor lest contractor will say you want cheap you get cheap job. Instead ask for a REASONABLE AND RELIABLE contractor..and no one can fault you -
Polish marble and parquat for free?something not right..or he might have eaten from somewhere else.. ALWAYS get many other quotes and you will be able to compare and find out who the bloodsuckers are. Q size built in bed depending on material should be 1k more or less, lets say 4k for 2 For the kitchen i120 is huge(did u get it right?or was it 12 feet???. 24 feet with solid surface should be around 5-6k. Kitchen is not measured by sqf rather per foot run Wiring is somewhere about 2.5k Polishing..how big?how many rooms. Lets say 1 rooms 450-600 per room

How To Increase Success Rate For Reno Loan?
brokenkey replied to segar2b's topic in Finance and Insurance
dont go to loan sharks or licensed money lender..i beg of you if need be. -
i HAD AN AGENT WHO BROUGHT OTHER POTENTIAL BUYERS TO VIEW SAME FLAT.SUDDENLY BOTH US LOOK AT EACH OTHER WANTING TO KNOW IF WE ARE ALSO INTERESTED ON THAT SAME FLAT. WELL BOTH OF US REALLY LIKED IT.I HAD GIVE WAY AS THE OTHER PARTY ASKED THE AGENT TO A CORNER AND TELL HI THEIR INTEREST. i GAVE IN AS WE DIDNT WANT THE OWNERS THE UPPER HAND BY NOT GIVING IN TO REQUEST OF DISCOUNT aLSO THEY COULD EVEN ASK FOR THE HIGHER BIDDER. SO IF YOY PLAN TO HIRE AGENT DO TELL HIM YOU WISH TO VIEW ONLY BY YOURSELF NOT WITH THE REST OF BUYERS.YOU ARE NOT PAYING THEM PEANUTS

Safe To Get Contractors From Jb ?
brokenkey replied to dharshi04's topic in HDB New/Resale Flats, Executive Condominiums
Even Singaporean contractor/I'd get jb workers even materials or fabrication kitchen .Why ?because they are cheaper.is it safe?well.no guarantee Singapore contractor/Id safe too. What can you do if Singaporean contractor /Id cheats you?NOthing much You can get the jb contractor to do your job ,cutting middle man and dealing its the, directly. To safe guard yourself ,control the payment Actually if we don't pay them on time or refuse to pay them, they will be far worst no place to seek recourse -
I think it's very expensive especially the shoe cabinet and bomb shelter cover. With that amount you can make a wardrobe.Material costs is just a tiny fraction.Btw ,what is high grade laminate?Bullet proof?Fire proof?becareful with the terms though. To know more bat quality and the price,go sungei kadut...that's where they get materials mostly .Its ok for them to profit but not to that kind of prices Yes going direct contractor can save you a lot.

the base is required to make it flush with kitchen cabinet, when you wash the floor in will not get in contact with water /detergent or chemical you might want to use if it does i will corrode them ,make them rust etc The base will make it flush with kitchen cabinet. If something spills on the floor or if you doing cleaning it will prevent contacts on the bases of the washing machine.Imagine if it does,it get rust without you knowing it.Suddenly one leg breaks...the machine will be uneven

SORRY TO HEAR BUT BELIEVE IT OR NOT it's common. The best way is to go this forum or Facebook or whatever available media and post your grouses. You must include the ID name. I'm sure that will make them more careful. That's why progressive payment is IMPORTANT.Dont pay too fast, If they don't abide by the time frame you also can decide to switch ID and start complaining to CASE.Though complaining to CASE or RADAC will not help much.It is required in order to document your happiness.Who knows the RADAC guys and the ID guys are kopitiam buddies

Warning About Unethical Practice
brokenkey replied to Umaisarah's topic in Ceiling, Walls and Flooring Works
Always assume that they are not honest. And Indeed most of them are not......Good contribution here! -
sounds like a compact sawdust material...plywood has a significant weight to it
-
we can never now whether its reasonable or not if dont know the length and if its include top and bottom and IMPORTANTLY materials to be used. Some use plywood which you must test the wood by knocking on it during installation. Some use compact sawdust like IKEA does which is much cheaper and not durable.Believe it or not theres even compact sawdust and good quality sticker type laminate. So dont be too trusty

Re-Furburbishing / Re-Laminating Built-In Cabinets And Doors
brokenkey replied to Sean Gwee's topic in Carpentry Works
To save costs you can simply change the 'skin' of the laminate. To go through contractors will depend if they are willing to make 'not much'.Probably the alternative is if you see the malaysians worker around the void deck or near sungai kadut and approach them. They might be willing to do it as extras after work or n weekends. They will have to peel off old laminates, sanding and fix new laminates. Its not easy and its not too difficult also. But sure will save you thousands. The actual plywood are still strong and usable-afterall they were protected by those olad laminate -
2Nd Opinion Needed On Bad Carpentry Worksmanship
brokenkey replied to AnnieTheSuperMummy's topic in Carpentry Works
i dont get you when you say uneveness and bubbles. If bubbles means the laminate did not stick properly? In any case to change the laminate is not a complicated job.Strange that they cant rectify -
No matter how good someone recommends you. When the contractor reaches you,if the contractor is overwhelmed with projects or shortage of manpower-they will still screw you up either by delaying completion or end up with awful workmanship. The key is to control progressive payments and be there constantly to track and monitor works.Never ask for cheap contractor but a reasonable contractor and check that materials provided are according to specs agreed.

Disappointing Quote By Contractor (Build*****)
brokenkey replied to panjangowner's topic in Renovation Packages
You are right! The quote is excessive. Be careful, those singing praises of contractors/ID here could well be themselves.Self promoting... -
The description not precise enough to protect yourself. Kitchen cabinet-What material?Plywood?Compact sawdust?with handles? What handles? L-Box- Inclusive of lights?Electrical wires?Charges for the electricians? And the length size of the L-BOX HDB-Permit not required for your mention job Cooker/Hood- What brand? Paints-Not all the time they use as they describe Dealing with Reno contractors can be very tricky. My advice is 1) To control on progressive payment 2)Demand quality work-be there most of the time to ensure job done according to what agreed upon 3) Be ready to 'advertise' them if they screw you up,with pictures if possible. This will make them careful with customers
