Something i found in HDB website: (*note: it emphasizes for BTO & SERS only) Date issued: 30 Aug 2004 (A) Modified Optional Component Scheme(OCS) 1. Currently, HDB offers two main categories of flats for sale, namely, “Premium Apartments” and “Standard flats”. Premium Apartments come with special design attributes and full finishes while Standard flats are provided with minimal finishes to meet the needs of buyers who prefer to have their own choice of finishes. Buyers of either category of flats are given the choice to opt out and not have internal doors installed in their flats under the OCS. A price rebate will be given if the buyers opt not to have the internal doors. 2. From time to time, some buyers have indicated to HDB their preference for basic finishes to be provided in the Standard flats to help ease their cash outlay required for doing up their flats. In response to the feedback, HDB will include ceramic floor tiles in the living/dining room and bedrooms as an optional component under the OCS for all new flats in Standard contracts launched under the BTO System starting from Fernvale Grove. Applicants can opt in for the basic flooring at the time they book the flat. To avoid any confusion over the option system under the existing OCS, internal doors will also be offered on an opt-in instead of opt-out basis with immediate effect. Essentially, applicants will have the following choices at the time they book their flats: (a) opt-in for both the internal doors and the basic flooring, (b) opt-in for the internal doors only, © opt-in for the basic flooring only, or (d) do not opt-in for the internal doors and basic flooring. 3. The revised OCS for internal doors and basic flooring will also be offered to lessees whose flats are announced under the Selective En-bloc Redevelopment Scheme (SERS) from 16 Jul 04 when they book their flats at the designated replacement sites later. 4. For Premium Apartments to be launched under the BTO System in future, applicants will also be given the choice to opt in for the internal doors under the OCS.

wah piangz! pengz!! who will want to buy the doors? since the doors in liao then take bahz...HDB earn "gao gao"..what to do.. we went to check with them was for the flooring..was told by my colleague we could opt for premium mah..but actually not true la. then if dun remember wrongly, the officer who attended to us ask us abt the doors..want or dun want up to us, but no money back..so dun take also pay, take also pay..rather take and see for fun than pay for something can't even touch.
-
erm...if decide to go now..is it too late? and need to bring food is it?
-
...those under ballot are not given the option...no choice but to take and pay.

I've met my ID last night and have selected some tiles, as well as brought bk the samples, for the entire hs. Hmm..my ID was very quick to react on the hacking of walls issue. He brought up the matter shortly after we entered his car! We'll just have to pray that ours will not be such a major problem, otherwise my FH and I will really have to think of alternate ways cos the MBR's size is definitely not to our satisfactory... Worse come to worse, we'll have to proceed with hacking the entire wall... Stupid HDB! :notti: We brought up other issues like the charges for Mortar Cement Screed and haulage, and as what you've explained, haulage's paid to a 3rd party and if there's excess, we'll be refunded..same goes for other items quoted. Oh ya! I remembered my ID saying a customer informed him that his customer (me) will be asking abt the hacking of wall cos it was discussed online...who huh who huh? My FH and I are going down to Blk C & D later...anyone going too? If yes, hope to "xiang ren" there.. Hahaha!! Probably pop by strawberry_pear's unit to kaypoh kaypoh

How to say "HI" to your new neighbours ?
ms_white replied to SnOOpy's topic in Neighbourhood Networking

isn't the drum outside the kitchen window??? i thought i saw it outside the kitchen window...hmmm...unless i mistaken...
-
i think i'll just use PUB's bah..checked with my aunt and friend..both say PUB is better. Trouble-free.
-
Wow! COngrats zanie98! How i wish mine will be soon too. Just called HDB and confirmed loan's approved but when asked abt keys, told me to wait! Moreover my OIC on leave..

gadgetman..u make me wanna cry out loud!!! ok..my 3 bedrooms will be laminated..so i'll enjoy those free frm HDB right? so the rest of my hse will be overlayed with tiles..therefore it's not really a choice to pay or not UNLESS i don't touch my toilet etc.. but toilet is my priority........ *sigh* next, haulage depends on how major the reno work is going to be to determine on the pricing is it? since it's pymt to a 3rd party, will there be any possible refund if there's excess? *sigh* hacking, we only intend to hack partial of my mbr's wall as an access way to the 2nd bedrm, which will be the study rm, then build a glass door...cannot hack partial ah? mine is blk D though..layout same as yours? *sigh* yup, we'll be going balestier tonight..it's also where i'm staying..hahaha! the part on the gas heater, u mean that metal thing that's sticking out of the kitchen wall? if it is, oh... if it's not, then i dun understand. LOL! apart frm ugly looking, is it actually better to use PUB Gas? as mentioned in my earlier post, some ppl say it's like a "subscription fee" to pay even if u dun use much. yet some say it's cheaper, convenient and safer.
-
really ah!! shucks..then i really MUST ask abt the hacking of walls! are u using PUB Gas or installing your own heater then?
-
hi dino, i've engaged Substance, which i think a few forumers here have engaged too. overlaying of 2 x bathrm flr is $800+. for the walls, i've some clarifications to make with him tonight cos it's almost 3 times the cost of the flr..and i've done some comparisons with other ppl's quote as well..but they're not frm Substance. i've the same intention, dino. which means the clothes rack will be abv our head. unless u do a U-design then the clothes rack area will fit your washing machine etc. it'll be easier to visualise the entire space after your ID has done the 3-D layout for u to see. i even wanted a mini island so that the sink can face the window..but space constraint.. i think most imptly, like what gadgetman has mentioned on feng shui, is to have a pillar facing our back while cooking.

thank u gadgetman pls see my reply in blue

i think vandalism is unavoidable over time...... probably both gardens might even end up as a "making out" venue for students... i think vandalism is unavoidable over time...... probably both gardens might even end up as a "making out" venue for students... all, pls assist me on some queries here... 1. how much does haulage cost exactly? $450? $900? 2. cement screeding is provided free by HDB (as mentioned by Gadgetman) or do we have to pay for it? 3. any difference in cement screeding and Motar Base Cement Screed? 4. since hacking of wall (whole or partial) requires PE @ min. $500, if it's not mentioned or even mentioned as FOC in contract, are we still liable to pay for engaging PE? thank you~ Is it better to use PUB Gas? Heard feedbacks that e.g. even if we don't cook on a regular basis, we're still charged..and it becomes like a "subscription fee"..? Yet it's more convenient cos we don't have to worry that gas has finished and water is readily hot when we wanna take a shower...and it's safer... Any idea?

longer as in using it for showflat? --" sometimes ah..wat they say can be so remarkably powerful ..then when u go hm and think..start to wonder if they "siao kian" us or not..lol!! ya, can say it's the whole kitchen..whole hs except the 3rd rm has no carpentry. spa-like with laminate strips then mini pebbles? my plan to move in 3Q 08 has busted! prob can use my my hs for my weddin too liao... sadly, no aircon, hood, hob, accessories. if all in, shld reach the next digit or slightly abv liao.

yup! i am definitely overlaying tiles for my bathrooms. i'm VERY particular abt it..i'm into MBR and bathrooms. !! i'm doing homogenus for living and kitchen. bedroom laminated. passageway will be spa-like or something (ID say de..haven't seen the 3D layout yet. we'll tell him what are the areas we dun fancy, if any, after layout's done) my kitchen wall also will do cement screed and plastered for painting. flooring also will overlay. er..basically, ID's idea la..to suit his concept and colour. hack partial of a room's wall..tv wall feature, dining wall feature, feature wall for hs shelter, shoe rack wif settee..
