  1. yup, lights installation included. ceiling fans not installed by thm, need balancing so don't think they are up to it.
  2. Carpentry works completed today. Pretty ok, still lots of touch to go. BR2 wardrobe: BR1 headboard/study/display: Living/shoe cab:
  3. we went thr last month, it looked the same. thr are two new shrines nearby, right in front of isetan.
  4. yup, the exhaust capacity is 1000m3/hour. most othr popular hoods are 800m3/hr. it's betta to remind him of your appointment. he is ok lah, just too busy. my conversation with him (on the phone) usually won't last more thn 10 secs, he kept saying 'bye bye bye'.. mine is ard $2.1k, lots of power sockets too (bt mostly existing, just replacing the sockets), using mk switch & point. lemme see, ard 23 down lights, 10 lights (existing points) and 3 ceiling fans (just points, no installation). 4 scv points, 4 phones and ard 40 power points. as i have said before, be sure to confirm that he cd complete your job in time. again, he is ok.. a lil worry though whthr he could appear at 9am tmr as promised
  5. so paiseh weird, with the insulations up thn how to nail/fix the trunking? i thought plan the route/how they are to be run, thn fix trunking, thn insulations... anyway looking forward to more pics..
  6. the exact model? the design is nice, it wasn't our 1st choice though. yup, it comes with light, 2 iirc. should be able to test tmr, keeping my fingers crossed. very disappointed with the electrician. despite repeatedly confirming the appointment today, nothing was done. haiz, thats the 3rd time liao. guess he has too many projects. carpentry is completed today and tomorrow is for final touch up, thn washing. now have to wait for him. sigh, hopefully he keeps his promise to complete the job tomorrow. have thought of engaging his service to do my office work, hmm.. not sure now. another thing, anyone has any idea whether it is sufficient to use the normal 15amp power socket for the system 4 inverter? the gain city's technician insisted that only an isolator should be used but the electrician said otherwise and refused to change the point.
  7. hehe maybe after all it's only 0.1mm thn again, thts a good 17% thicker took some snaps last night... Shoe cabinet/feature: Living feature: Kitchen hob & hood: MBR wardrobe/feature: BR1 cabinet/study:
  8. oh nt sure the so-called free upgrade is still on in jan. thn again, price changes all the time so no surprise. the original package uses gauge 23 copper pipe (thickness 0.61mm). gauge 22 pipe thickness is 0.71mm. thicker copper is better as they are able to withstand higher operating pressure, question is whthr it's necessary. maybe we are just being kiasu hehehe
  9. hi jacky, all toilets' stuff from Adamas in Tradehub 21. don't have the individual break-down, iirc, basin is ard $220-$230, the shower mixer is $438 or $458 (had the 2nd head replaced). water sprinkles out from the whole main head, including the 'legs' (i think it's called 'spider'). not just the end, thr are many tiny holes. love the kitchen cabinet too. hob & hood fixed liao, looks pretty ok. tv console not of acrylic nor glossy finish. we chose the mat laminate, kinda like leather. for safety reason, we had a 45 deg edge joint hence not really obvious. reno cost ard $41k n still counting wah the whole quotation ah? need to scan 1st, got like 6 pages send u whn done. ws told by all best thr's free upgrade for ths system in dec (to a 22k, 18k & 2x10k). anyway ws told by gain city no price diff even if we take the original 18k instead of 22k the piping upgrade cost us $80 more..
  10. ah that boy, paiseh paiseh. old man like whn talking bout boy usually refers to this sorta boy hehe in this photo, see no trunking covering the insulations:
  11. Any time Carpentry work is as scheduled. Great, hopefully hand over can take place this week-end. !! Our good electrician didn’t come down today and the aircon testing has to be postponed yet again. Took some pics ths morning. BR 1 (display & study): Living (feature wall & study area): MBR toilet after boxing up piping: MBR wardrobe/feature:
  12. hi wilberforce, any time yup, it's full set with bulb & ballast. not sure on the size but ours are the smaller version (thr are 2 sizes on sales). i think it's better to be ugly thn sorry later..hehehe the technician who did the installation commented tht it's necessary for the 1/2" insulation for sys 4 inverter especially whn lots of usage during day time, he also said it sometimes depends on the orientation of the house (afternoon sun or kinda stuff). hey, very good price there, $200 lower thn mine mine is 1x22k & 3x10k. did you upgrade to R22 copper piping?
  13. I have approached all 3 and Gain City (IMM) offered the best deal but their head office in AMK price ws ridiculous ($350 more thn in IMM). For my system 4 inverter, All Best price was higher by $250. Also didn't like their sales guy's way of conduct.
  14. like your house design, lots of black wah, coordinate with your boy, how old is he? from your photo it sm that the insulations were run without cover/trunking.
  15. i checked with the painting contractor, he said "rockstone got pattern lor" hehe maybe show your contractor the photos or tell them to spray the ceiling with checkered square/diamond pattern. got it from Adamas in Tradehub 21, along Boon Lay Way. Can't remember the exact price as my invoice/sales order is in a lump sum, no break down. I think it's ard $220-$230.
  16. Hi skywolf, It was the original design, I had wanted to do the same for the L-Box/drop ceilings but ws advised not to by my ID. Not sure the name/term for it but I believe what they did was taping the ceiling and thn spray with rockstone…
  17. woah, that's really expensive. how big is ur windows? i had mine at $210 for 1 panel of roman blind (4'x5'). day curtain (10' x 8') with wooden pole cost $650. not sure on the workmanship but not much of selection for the material though.
  18. Hi wilberforce, Yup, the trunkings are kinda huge. You can refer to pics in my earlier post. Are you getting a system 4 as well? If yes, there are 8 pipings/insulations connected to outdoor unit. The main trunking is about 8” x 4”. The main reason for upgrading to the ½” insulation is to avoid sweating (condensation of the piping) which if happens, could lead to water damage/mold. Iirc, store like Gain City and All Best do not cover sweating in their workmanship warranty. Maybe you would like to check with the sales guy whether your system needs the ½” insulation. Kaypoh abit, how much did you get your system for? Eric has very tight schedule. I had made arrangement for some installation to be done last Saturday but he could not confirm the availability of his workers, no choice had it postponed to tomorrow. His work is ok, not great. My ID had wanted him to conceal the wirings in the new erected wall in the kitchen area but he said cannot be done, I guess too much of trouble. So far so good though. If you are gonna start the work before CNY, I think will be tough. His workers (at least the 4 that did my house) are Malaysians. You could check it out with him. PM you the contact for Eric and the lighting shop. All the best…
  19. hi silver, nice place you gt there and only 3 years... the condition looks pretty good. btw, wats the color of the master toilet tiles? black with floral design?
  20. hi kat, woah, sure love your foyer tiles very outstanding btw, on the aircon pipings, no trunking?
  21. Went down today and took some snaps. Hopefully carpentry works could be completed as scheduled by this Wednesday MBR wardrobe/feature: MBR bed head feature: MBR window recess cab: MBR vanity: MBR toilet: Kitchen cabinet:
  22. Carpentry works started yesterday. Surprised to see that all the items were completed, that’s fast considering the measurement was taken a week ago. It will take at least 4 days to have them fitted/installed. Some snaps: The big mess: MT vanity console: Wardrobe/display BR2: Kitchen cabinet:
  23. Plumbing work is almost done. Not happy with the workmanship at all. I was shocked when I saw the main mixer in the MBR was touching the ceiling. Asked him how to shower when the sprayer is like 3-4’ away, his response was the rod couldn’t be adjusted. When I tried it could be done with just a few turns Very satisfied with our choice of the common toilet’s basin. Coupled with the squarish tap, it’s a perfect match. CT basin: WC: CT shower mixer: MT shower mixer:
  24. hi bom same here, my schedule is very tight too. the original 5 weeks completion was extended for another week due to additional works. hopefully can take possession end next week. so far so good, i really appreciate the effort put in by my ID. btw, we bought our dining set from Nova too
