hi all, its still not too late... i haben pay the agent yet. they hv been sending reminders and i hv actually send them email to ask them to send me the 1% invoice. and also told them to stop sending reminders and ask them to proceed to legal alternatives if they feel they deserve the commission. anyway the agent is fr era and hv been having a bad record. he did not help us to do the appeal and contra and we need to do it ourselves. and he even ask his ppl to conspire with him to blame us saying that he had prepared all the documents. its just that we did not get back to him so he did not send the documents to hdb. luckily we got all the evidence and ppl involve to back us up. anyway when we signed the exclusive agreement, we put the price of 265k in the agreement. but the final selling price is 260k. can we use tis as one of the reason also? the story goes tis way... the buyer actually wanted to buy at 258k but we told the agent we want at least 260k. but the best is ask the buyer for 265k. before the agent talk to the buyer, the fengshui master told the buyer that the fengshui is very good for them and immediately they got their cheque book out and prepare to pay even when we haven state the price we want. who knows our agent offer them the lowest price and of course they agreed as its only 2k more of wat they asked for. we hv no choice but to settled for the lowest price since we are in the hurry to sell. maybe the agent is angry tat we complaint to his co so he just sell our hse at this price instead of the price we reali want. anyway it makes no big difference to his commission. now waiting for their reply on the commission thing. this agent reali jiat lat and yet he still managed to stay in the co. they just give him a warning letter despite so many complaints.

ermmm...no comments on her. when talk about Gplan, kelvin always come to our mind. maybe anyone here can comment?

ya its reali saddening to see this happened to him...he's trying so hard to beautify our house n this is wat he gets. jus think, since we already signed wif him, he can dun bother to give us any FOC and just stick to the quotation. but he still try to give us FOC from his own pocket. jus bcoz he want us to hv a nicer home. i agree with crystal that some things he actually proposed during the reno and oso after we signed the quotation.he didn't charge for the things. so i dun think the things are already accounted for in his quote. but at least most of his customers appreciate what he had done for them so at least not so bad. hope this matter won't affect him too much. anyway he is one that keep his promises...i'm sure his customers feel the same.

sorry for the late reply..hv not been logging in for quite some time. will help u ask for the software thing... soon we'll be completing our selling of our flat ard end of this mth n will be collecting our keys ard early dec. will be starting our reno ard mid dec. hope everything will turn out smoothly. just gone up to crystal hse last week...their hse reali gettin more n more chio ...so happi for them... hope tat my side will turn out great too...anyway in another 2-3 wks we will be goin to choose our tiles with kelvin n oso a lot of things to discuss with him. wish me luck

hi crystal, i reali like ur hse...BLACK. tats wat we r looking forward too. i like ur kitchen best n oso the skirting as well. n oso the glass at ur entertainment rm..neh the curved part if u know wat i mean. so ur feature wall is glass or laminated? been to ur hse a few times but still dunno so when u moving in? it seems that most of the things are ready...

hi marklim, when u startin ur reno? tink kelvin quite busy nowadays...if u intend to start after CNY, u can cal him. u wan i can pm u his no. i believe most of the them are quite busy...this is the peak period for them. but anyway u can still talk to the id...but its best to give them more time for ur reno.

hi all, on behalf of kelvin...jus wanna inform those who wish to cal kelvin that he had lost his HP while doin his pee pee he had temporaily terminate his line and will reactivate it again. tink it takes ard 1 or 2 days... so during these 2 days he may not be able to take up ur cal. he's sorry for the inconvenience that may caused to ppl who are trying to get him. anyway his no. will remain the same. so to those who wanna get him can cal him later these 2 days or try call him at his office.

ya think he quite busy... if reno can wait after CNY then u can try calling him. i'm the lucky few that managed to get him to start our reno before CNY(ard dec).. but hv waited for him 2 mths before meeting up with him. n after talking to him we feel that he is really someone that we can trust. so if anyone interested in engaging him after the CNY u can consider calling him to see if he's free. but anyway we quite kiasu so we signed immediately when he showed us the quotation even though we can only start reno 3 mths later..just wanna booked him first.

ya i understand he is straight forward...i hv no doubts in his design oso. but juz feel that sometimes beside design,we must oso consider the future. i mean i hv 4 rooms and will be hacking away 1.so left with 3 rooms. one will be the study room,the other will reserved for my FIL when he back in spore and the other room is the master. so was thinking tat maybe next time got kids study can convert into children's room. so i told him that i'm not going to hack the room. but yet he told me not to think so far n insisted on his design. i believe w/o hacking, an id should oso hv no problem coming up with a gd design. so kind of unhappy lah. but anyway i've already got an id n he manage to design a 10 ft WIW in my master w/o hacking. jus sharing my thoughts here... anyway for those who starting their reno, gd luck n enjoy the process. hope tat we can hv our drean hse soon.

we hv actually contact the co. that we intend to change agent. but the very next day, they hv got us the buyer. so we go ahead with the agent. but we are thinking that beside transaction complete, they should also help us to send in the necessary documents. but we hv to do it ourselves. the commisssion to pay is 2% bt we intend to only pay 1%. so what do u think?

hi, i hv just sold my flat...n i needed some advice. before sighing with my agent, he told me that he has a lot of ready buyers. but after we sign we feel that he do not. during the 1 month, he had only bring ard 6 buyers. we saw that my 2 neighbours who r oso selling their flat has many buyers viewing their unit. we somehow feel cheated. then we lodge a complaints to his co. about this and other matters that we r not happy like -we sign with this agent n somehow served by other agents in his team. we hv not seen my agent since then. -the agent failed to get back to us on the time buyer is coming to view until we cal them the next day. i mean the agent don't expect us to wait for the buyer the whole day rite? -follow up very slow. agent said that will get back to us the next day on buyer's offer but never do so. we hv to cal him everyday to ask but always getting the same reply telling us that he will cal us tomo but never do so. -agent reject buyers' offer w/o discussing with us. -agent don't bother to do the talking during buyer viewing n i hv to do the talking instead -agent like to bring his girlfriend or children when bringing buyers to our unit -as we are in a hurry to complete the resale transaction,we told the agent to write a appeal letter to hdb but he never do so. in the end we hv to do it ourselves n look for the buyers to sign. never heard fr the agent anymore -as we are doing a contra for our new flat, the agent never tell us to submit the form(btw the agent know we are doing contra)and in the end we need to go to hdb to submit last min. can anyone advice me on that. i seriously don't feel that the agent deserve the commission based on his working attitude.

hi just wanna share my experience with intra...we hv actually look for angeline think about 1 mth ago but bcos she goin to give birth so we look for dave instead.during my meet up with him, everything went smoothly but when we talk bout the master bedroom,he suggested that it will b better to hack another room to make it bigger. but i told him i dun wish to do tat as i wan the other common rm for study n maybe when we hv children we will need to convert it to my childrens room. but he said that i will surely regret if i dun hack. n ask me not to plan for wat children room when i'm not having one now. i told him i'm not reali into his idea of hacking n he actually told me i hv no say. i was like thinking huh tats my home n i hv no say? i mean he shld take note of my concerns but not pushing his ideas. as for angeline, i feel that she's okay. as i cal her before approaching dave, she even make an effort to cal me before she give birth, telling me that soon she'll be on maternity leave. anyway jus here to share my experience with them.

it actually depends... as for me i trust my id so i sign him after i got my 1st quote n drawings. as for the drawings there are still some amendments to be made but i leave it to him. of course it is better to hv it black n white, stating down all ur requirements but in the end it still depend on individuals. maybe u need to talk to ur id about any amendments n wat r ur requirements n see what he say..like are there any extra costs... i didn't ask my id to redo the drawings as i believe he will do it for better design even after i sign. but u shld at least know what material he's using. as for my case, my feature wall is using glass so it surely costs more. if ur id is quoting u for laminated then u ask for glass then u will hv to incur the cost. so it will b better to know what kind of material he is using. hope it helps.

The clementi one exhibit great space planning.. you should go and seee wahahaha yeah its my dream too... lolz. anyway after i've seen the clementi one put the pool table, i think with proper space management, it can be done. Its a 3-room flat anyway...ya-ha. the overalll is also very nice.... great color combinations. sorry, forget to answer ya, too many questions miss out a few.., My new place is at jurong west... very ulu one.... the bird don't lay eggs place. Jalan bahar. Its an EA and the estimated time of starting reno is on december loh. We sign earlier with typical singaporean spirit.... Kiasu. wahahhaah scared Kelvin no time.
