it's indeed a teething situation. from my experience (quite similar to yrs), if new EC co-applicant is also a co-owner of a HDB flat, he can keep the flat for now but must dispose off the flat within 6 months upon TOP of the new EC. so yes, you can submit yr application for a new EC as 2nd timer now. yr fiance can sell his share of the HDB flat to his parents. at what % I am not too sure. but I guess it might depend on the manner of holding. -

hi, I'm a Pandan Gdns resident at 411 (3-rm). 413 is a point block in Pandan Gdns. so far i like staying here. it could becos i like quiet environment bah.. for amenities I always go to west coast market/West coast plaza. rarely go to JE unless I go to the library. for foreign workers, i rarely see them around Pandan. Anyway the amenities are all in Teban so more of them congregate there? or maybe becos of the construction site nearby. -
i'm always looking forward to transformation of old properties here. your layout seems spacious and near mrt - wise choice!

thank you for all the replies.. the issue has finally been settled. the 1st tenant found 2nd tenant to rent and 1st tenant will pay agent comm + shortfall in rental. happy ending for all -
i attended 3years ago. quite useful. you also will get some handouts (quite a lot) and resale forms.

Hi everyone If yr tenant (corp lease) signed a 24 month lease (w/12 month diplomatic clause + 2 months notice) with u and want to break lease after 6 months, do landlords get compensated? Tenant says his company is sending him back to his home country to work. I think the minimum is we forfiet the 2 months deposit and they have to pay back the commission for the unexpired term of the lease? I dun have agent to assist me as I did it on my own. But the tenant side they have a agent. Must I engage a lawyer to do this?

Hi experts I recently moved into this rented flat (1yr) where the layout is bad. 1 the toilet is in the "centre of gravity" of the house 2 my Masterbedroom bed is facing both the toilet and bedroom door. if I shift the bed to lean against other sides of the room, my legs will not face the doors but my head will be under the beam. are there ways to rectify No2 and minimise damages on No1? I've fallen sick since the day I moved in 10days ago...

usually developers will TOP one year ahead of the legal TOP date printed on brochure. if u see the swimming pool done up, TOP can be really soon. the Interior is just OK. i remember a lot of aunties throng the showroom and when interviewed by media, they say "very cheap, i buy good for investment". -

just a quick check - do u guys service ALL the air conditioners at home, even those that u dun really use? I have 4 at home, but 2 in living and dining room are very rarely used (maybe once a month). thought of just signing a package to service 2 bedroom air con, in view of cost savings. is it worthwhile to do that?

hacking a wall is not expensive BUT since its a new condo u have to understand that the developer might just void yr 1yr warranty due to the hacking. hacking wall will affect flooring, so u need to repair that too. u need to engage a contract/ID, where they will get a PE to approve the hacking, then submit to yr MCST. i think PE fees are around $400-$500 plus, just for the endorsement. -
should u shorten the chimney to below the min recommended length, if it doesnt work as intended (ie. sunction weak or whatever) u cannot go back to the manufacturer and complain lor.. they will say u never follow the guidelines..

places to stay depends on yr budget. go for hotels located along the major shopping malls like arnoma & grand hyatt (near siam paragon & BTS), pathunwan princess (just next to MBK), amari watergate (just opp Platinum shopping mall). there are many small boutique hotels located along silom area they are not bad too (ie. www.ballys-studio.com or http://www.staywithluxx.com. shopping places not to be missed (in my opinion) are chatuchak (opens only weekends), suam lum (opens only after 6pm), platinum (wholesale shopping mall, sales pitch: "1 for 350Baht, 2 for 300Baht, 3 for 250Baht" . best shopping experience - siam paragon, central world. food not to be missed - hong kong cafe on the ground floor of MBK, next to taxi stand. try the taro basket with 5 "treasures". MBK food court's sticky rice w/mango (of course everywhere also have lah, but this one is cheap and good). first timers may want to chk out the cabaret show (i watched a very professional one before but I can't remember where already. u can ask the hotel conceriege).
