  2. hello thks for ur reply.... in other words its their profit margin correct?...heh at least they are creative about it... oh i do know that there are shops in geylang area. saw a advert on basin + toilet bowl offer with accessories at 288 nett. is this a good deal? but dun really fancy the basin tho... any good recommendation? i think for me most likely is contractor... dun see value from ID leh , i mean pay so much for their design its not like i live in condo its hdb 4R onli, somemore they markup on the contractor fees they earn alot leh liddat.... i mean no offense to anyone its personal preference i guess... wah... ur info is very comprehensive BigAngel... a big THANKS! but then it means i must spend at least 4000++ for an acceptable toilet rite?... wah liddat for MBR and main toilet liddat is 8k liao leh... is this a reasonable guestimate?
  3. wasei... that sounds ex, but then toilet should be smaller than kitchen so less ex right? so how much for haulage + debris? Wat does debris mean? Sorri i newbie on reno.... my first property here. $90 per toilet bowl for labour, so how much for toilet bowl itself? wat is the typical range of price and brand for an okay toilet bowl?
  4. Hello everyone, Me and my wife just gotten a 4A flat, already 10-yrs old. Condition of it is rather satisfactory, but we would like to do some minimal renovation to the toilets + repainting. Wifey wants to change toilet bowl and sink for master toilet. Maybe retiling? For main toilet, its still hdb stock condition. Picture normal tiles + hdb pvc doors. Can I get some advise as to what can be done and about how much it'll cost? So far i heard from frens was that their master toilet cost them 8k, which is ex man.... We're strapped for cash after paying COV, so we want to save $... Appreciate your advises here.
  5. we do feel fortunate...but in this case its both a happy yet sour kind of feeling.... we are cash poor after paying all those study loans....that's why all these concerns.... May i ask if i want to do an appeal for hdb loan, who do i address it to in hdb? We tried calling them to ask but were met with 'no-appeal' replies.... !! can't even appeal?!....
  6. thks for your reply and sorry for this late reply of mine.....been busy the last 2 weeks.... unfortunately my parent's place got 3rd registered owner; my bro. They did that so they could extend loan....no choice they not well off... Other than combined income for this case already more than 12k, its a bit crowded there.... her parents are ok, but i dont think my folks would like their son to stay at the in-law's place...traditional chinese thinking.... unfortunately its fixed basic monthly salary for me here....so confirm exceed..... we are already considering 3-rm resale flat to fit our budget..... but i feel downside is that the current property upturn has made prices too high....next time if i want to sell may not get same price....so it'll be good to get new flat.... also cant really wait since wedding date is fixed....guess this is depend on heng-suay one...if not i am in the opinion that should not get property now... plus my thinking is since i cannot apply new flat (which i thought, clarified with hdb liao and was told of buffer so still can apply new flt), i might as well choose a good location as i think location is everything... thks for providing this info.... my finacee had also called up hdb earlier and was told about the 'buffer'...didn't know its 5%, but since mine just exceeds 8k ceiling only by a little bit, we definitely can apply new flat....especially since u exceeded more than ours and can still get.... only problem is that no govt grant, have to take bank loan and current new flats not good locations....all at north east or north....my workplace is west, my fiancee's in town, so we prefer somewhere central....plus since the only plus point in getting new flat is only the fact that its new, then ithink i should consider resale as well....the pros and cons quite even out IMHO....

  8. Hello frens, Hope I can find some advice from you all here. Recently my fiancee just got confirmed at her contract position, and with great joy we wanted to go for new HDB flats, higher end ones of 5R as previously we can only go for 4R, given the available budget before she got confirmed... To our surprise, we realise that with our combined income of > 8k, we are not eligible for new HDB flats, not eligible for HDB loan as well. This is a really big spanner thrown in the works of our planning. Actually we just exceed by a bit, so it is really frustrating for us. My fiancee was unhappy that when she didn't have a perm job, i was saying cannot, when she got one, also cannot.... Shucks... I now realise that i need to pay 5% downpayment of resale flat in cash, which is not inclusive of the cash-over-evaluation that resale flat seller usually demands. Given our combined cash kitty, it really very tight on our finances. As it is, may i ask, if anyone here faces the same predicament, how you guys are dealing with it? Is there any chance to appeal to HDB about the Income ceiling? We need to get a new flat as we got no cash, or at least get the HDB loan as the cash downpayment and the high interest rate will kill us.... Looking forward to your advice. Thanks all.
