Hi! We decided to overlay due to our tight budget and our contractor already determined the condition of our existing tiles (check for any hollow tiles etc) plus it's a new flat, we do not want to damage the existing waterproofing and void the warranty. For us the outcome is not much of a difference if we hack or overlay. Just that it's a bit higher than the living room tiles but hardly noticeable. since we hack the wall partition, the kitchen is more spacious. As for the laminates, my wife specifically chose white for the top cabinets and the subway tiles so it creates an airy effect. Will upload more pics soon. Cheers~

5 April - Carpentry 85% completed! Rinnai chimney hood, hob, built-in oven and kitchen sink from Summer Hardware Trading. Our reno package includes Rinnai conventional hood, hob and the sink so we topped up to get a bigger sink (with free chopping board and drainer) and the chimney hood. Blum system for the dishrack only and managed to squeeze 2 pantry drawers since there was not enough space for the whole rack from top to bottom. This should be enough. My mom has the pantry system and we find that after 10 years, it can't be closed properly. The kitchen subway tiles is loveeee. Yet to install the black galaxy granite top and tempered backing glass on the other side. Wardrobes with pull-out mirrors. Wifey so happy to get her dressing table. Mirror with cabinet for master toilet bought at Adecco Living @ Sutera Mall, JB and mirror for common toilet from IKEA. SAVE COST The vanity cabinet for master toilet not done yet.

Rushed to our place last Saturday to have a look at the reno progress. The carpentry has started and we can now see the laminates we've selected. Actually the missus wanted to change the master bedroom laminates but sadly it was already ordered. So gotta live with it! But it turned out well; a darker tone for our room. We decided to have the same type of laminates for both rooms but in different shades. Shoe cabinet and kitchen laminates have to be the same so it's uniformed and not too messy with different textures and looks near to each other. Nothing too fancy, just simple, practical and most importantly, within our budget! Both of us have agreed on not spending more on the laminates. The common bi-fold door's installed too. The top and bottom part are similar but since the top is near to the light, the colour changes.

Another one from Tampoi Lighting for the warm "alley". I like how the shadows create those nice patterns on the ceiling. Can't wait to decorate the blank walls. The lovely toilets: Somehow warm white (T5 strips) seems to look nicer than daylight, don't you think? (But not for the bedrooms, you'll see why below) The LED lights in the common bedrooms come with remote control to adjust the light settings. This time round, the true colour of the walls is seen better with daylight. (if you don't already know )

27 April - Lightings installed! We got the living room + dining + walkway + service yard + kitchen lights from Tampoi Lighting and the rest from Taobao. Thank god the shipment from China arrived just in time for installation. Below you'll find the comparison between the day and warm white effect in the toilets, living room and common bedrooms. The dining area and tracklights are in warm white while the ceiling fan light is in daylight. Loving the dining pendant lights! Now here's a pic with both lights on. Mr R said it's still not bright enough. but we're so into the cozy ambiance. Simple LED light for the entrance. Tracklights for the kitchen too
