i can give u my curtain supplier if u want. the colour is suggested by him. I wouldnt have chosen this colour though but the designer friends aka @MsBunny and @Wild Ginger felt it is a good choice so... mine is thick night curtain. living room and bed room at $500. add roller blind at the bathroom window at $100 so total $600.

curtain u can get supplier separately. i think 18k is very doable but i didnt do false ceiling cove lights etc so not sure their cost. sockets and switches u need to see actual unit then decide whether u want to shift or add. with these fixed items, i still feel your width between dining table and kitchen sink is too narrow. esp if u gonna put a bicycle there.

sorry if i hv been splashing too much of cold water ya I didnt use complicated software, just use ppt to illustrate what i want. some ID prefer to view actual unit to take measurements as they dun need to waste time n effort but some dun mind to meet up and understand your plan 1st. I met up with my ID and gave him my floor plan and told him what I want. He came out with the quote before viewing actual unit. I change my plan / design and he revise his quotes along the way. If you are in no hurry to reno and move in asap then u can take ur time. But if u want to reno immediately and move in then u can start talking to ID now. Cheers!

u may need another major overhaul after you have view the actual unit... I think your kitchen is quite ambitious, on both sides and not sure if your room can take in the cabinets with the queen size bed. you leave very little walking space in the whole unit. and note that your main wooden door is opening inwards. I got this bamboo moving cart from TB. eh, i did mine at 15k only leh, this is exclude furniture and electrical appliances but include flooring. did i gave u my id's no.? personally I dont like cove lighting / false ceiling cos I find our ceiling already lower than older flats. this will make it lagi lower and cleaning is always a headache that I kept in mind when planning for my house. 1 very impt reference material is the proposed design provided by HDB for your bto. you can know the position of your sink, washing machine, fridge and tv points there. If your design is different from HDB's proposed design, high chance you will need to either alter your design or you need extra cost to re-locate piping or electrical points etc. I like 2roomer's point 2. 1 of my problem is my kitchen is really small and very little counter top space but luckily i dun cook alot. Pole system, Qoo10 and TB got but not sure how good quality and how difficult to ownself install.

actually PD door doesnt take up much space when it is not in used. If u refer to my latest pic in my thread, u can see the white frame with tempered glass PD door against the fridge. Didnt notice its presence most of the time. u mean roll up blinds? Not very "go through" friendly leh. Do you plan to do any carpentry work other than kitchen cabinets? You can get carpenter to do the table for you. Actually customise carpentry is where you can maximise space. How much is your reno budget? Edited: there are some wall racks for bicycle, this will help to reduce space used.

system 2 = 1 compressor + 2 blower. Yes, I think some blockage at that area is good. With curtain it is definitely better than without. If you cook alot, maybe you can consider installing a PD door instead as it is easier to wipe than cleaning an oily curtain but it will cost more for a start. I installed PD door at my kitchen entrance to contain cold air in my living room too. For reference, it cost $650 via ID. so you can probably get lower rate if buy direct. You can customise your table to accommodate the cabinet but may forego the lower part of the cabinet if there is drawer beneath the table. my db box area is not protruded out like yours. The cabinet door is aligned with the wall so I am not sure if my db cabinet is a standard size.

1 & 2) air con BTU can be calculated using the volume (LxBxH) of the room. seeing that there is no door for kitchen, u need to consider that area in your calculation. u will need at least a system 2. HDB design with aircon installation in mind. the aircon installation men will propose where would be a suitable location to place the unit and each unit there will be trunking and a drainage water pipe leading into the bathroom. 3) black and white theme is common. no problem at all. 4) I seriously doubt the bathroom can accommodate a bathtub of such size. 5) u need to accommodate area in between main gate and main door. This is a wastage area. as you can see from your floor plan, it is about half of the 600mm which is 30cm. There is also the DB box area (your study table corner) which is a floor to ceiling cabinet built by HDB, at least it is for my case. location of your kitchen sink will depends on where the drainage piping is. you may need to change your plan if the piping location is nearer to the window. I see the pole system in the household shelter, you plan to use this as a walk-in wardrobe? Do keep in mind of the stale air in the hh shelter. I basically keep my hh shelter door open with a gap but every time I open it, I can feel the stale air and stuffiness. thats all for now

hmm... you may want to share your floor plan so that member can be able to better advise you on this. This is the first time I heard of shifting the DB box area. You are referring to the main switches right? Why do you want to shift it?

hello ahjack! long time no see u in this thread! not sure is this suffice? I installed a tempered glass sliding door. Note that I have shifted my basin right twds the wall because of the window opening to aircon ledge. This gives the WC side a bigger space while the basin side has lesser space. whr is ur BTO ah? we have 2 members here also getting their keys in coming Q, both in sembawang. As mentioned in previous posts, I did considered sealing the kitchen door but after viewing the actual unit and considering the cost, I have decided against it. Now I feel it has certain convenience with the 2 doors, lol, but many guests forgot to unlock both doors after they have used it.

Thanks for the compliment. I started this thread because I cannot find other 2 rooms user sharing experiences and I hope whoever reading benefited from this... after 78 pages... lol! I also get to know a bunch of 2 roomers whom we share ideas, suggestions and news about anything and everything it has been about 1 year since we first met up and we continue to meet up regularly now. This is the best reward!

ah... then no choice liao... of cos your aunt can go to case or small tribunal court but seems not very useful from others who have similar experience and time and money consuming. Probably your aunt can pray the existing ID will rectify the defects or get another contractor to help. good luck to her.

Hi McSpicy, sorry to hear your aunt's unhappy experience. That is why it is important that 1) someone you know has good review, or 2) good online reviews from customers 3) u feel sincerity and good working ethics with the ID and 4) negotiate for progressive term payment. my ID quoted 10% upon commencement of Awarded Jobs, 40% progressive payment, 45% upon measurement and fabrication of wood-joinery works, 5% upon completion (exclude additional or variation order). I negotiated and ended with 10% upon commencement of Awarded Jobs, 35% progressive payment, 40% upon measurement and fabrication of wood-joinery works, 15% upon completion (exclude additional or variation order). It may seems not much but if the reno amount is huge, say $30k, then the 15% is $4,500 which is quite a sum to hold the ID responsible to rectify whatever defects you spotted. btw, $9k for just kitchen + painting + electrical wiring seems abit high to me, unless there are many drawers or special request. I would think a reasonable range would be around $4k for kitchen cabinet, 1k for painting and 1k for electrical wiring is depends on how many points and changes you have . FYI, my electrical cost is $780 and I did quite many changes.

I also started with 0 idea how I wanna do my house I started with: ok, i wanna have wet and dry bathroom so I need shower screen so where should the shower screen be placed? ah, i need to seal 1 door so that I can put a L-shaped shower screen but then if so then too little space for basin then how huh...? I dont have flooring done by HDB so I get tiles or vinyl? Marble definitely out cos ex and slippery when wet. then start to research abt vinyl pros and cons etc. It all started with what you have in mind and then start to research for more information. When I talk to the first ID, I know I got no plan to sign up with them at all. But still, I gain knowledge and ideas of how I want my home to be done. Many a times, you may not know exactly what you want but at least when ideas are being thrown at you, you know what you DO NOT WANT! Then from there, you can slowly filter and form your own idea of how your future home should look like. During the process, you may discard your initial ideas. eg. at the end, I decided not to seal the bathroom door. Hence, read up more on RT and talk to ID/contractors & your friends who just got their house renovated to get more ideas.

ah! I remember someone here also from east lace, cant rmb who though... when ur bto starts to collect keys, there will be many contractors loitering at the void deck and approach u asking if u need their services. I went up with 1 of them to see their work which is also a 2 room unit where the owner only did kitchen cabinet and according to the contractor, it cost abt 2k to 3k.

seahorse got wooden bed frame? scanteak is ex leh, and I didnt know Muji got. If you are willing to spend more $$, I would recommend scanteak than P&R. Cos although P&R claimed that their furniture are solid wood, not all parts of the furniture are solid wood and they dont really spend resources on parts that are hidden from view... some disappointment there. but of cos P&R is more friendly to our wallet btw, can negotiate on price one :x if you want solid wood furniture, you can try this: http://thehelpinghand.org.sg/furniture/ wardrobe is built in carpentry.

ceiling height... non-highest floor like mine is 260cm and highest is 280cm I think but different design may have different measurement. Ya, I think the HDB CSO should be able to answer this question. Abit ambitious leh, to include all those you want, even in a 47m2 unit. Loft or not depends on your height, that you gotta wait for HDB answer. bedroom sliding door can be removed and you can build a wall and door, but that will take up space. Queen size bed may be possible if you place it at the corner at the top left corner, against the left wall and window. I think it is difficult to switch living room and bedroom in your case due to the household shelter taking up a big portion of the living room and you will need walkway to the new "living room" and hence your new "bedroom" will be very small.
