  2. so consider hacking or not? If i rmb correctly, hers is in Bt Batok. I 47sqm also downgrade to super single bed liao due to location of bathroom door and me dun want the bed against window cos difficult to change bed sheet.

  5. depends on how choosy / fussy u r :x not too early cos most will not entertain u. some request to view actual unit to take measurement to give accurate quote. if u already know what exactly u want to do, earliest is 6 mths to 3 mths b4 is good if ur want reno to commence immediately after keys collection.

  9. ya, i would put the washing machine there too but the location of washing machine is always depends on where the drainage outlet is. i installed 2 planks there to put these items.
  10. Bay window with storage is ok cos is not a bed. but wide platform like mine... I not sure, I thought it is not allowed. mine is 1 in living room and 1 in kitchen. I sealed the kitchen and did not touch the one **** room. the one in living room normally locates right on top of the door? how to you install wall cabinet there?
  11. that yes, but also the layout. cos if u see all our floor plan, mostly are squarish with kitchen bathroom and bedroom on 1 side and living room taking the other side. whereas yours sort of space it out with kitchen at the other side of the living room. your layout is the only one so far that has potential for a bar top counter. actually according to HDB rules, if I read it correctly, that type of platform bed is not allowed. If the platform is like andotang, where there is no storage, then yes, it is allowed. If there is storage beneath the bed like #9 and what MsBunny had, then it is not allowed. I dunno why the issue of storage space is such a concern to HDB but ya, that is what I interpret in their reno rules on platform. But of cos, many pple including me do it anyway so...
  12. hi, I think you got quite an interesting layout here. Living room - instead of partition wall, you can actually do a full height shoe cabinet. if your intention is also for privacy, then that shoe cabinet should serve the purpose. Note that there is casement door in the DB cabinet so if you put your computer table there, it might block the door. Kitchen - I suspect you might need to switch your fridge and washing machine location. Cos my washing machine drainage pipe is located right beside the rectangle where all the pipes goes to. At first glance on your layout, I think this layout suits a bar counter type of kitchen, at the place where kitchen and living room connects. This will probably gives you the dining area but you will not be able to do the L-shaped cabinet with sink liao. If you do not plan to have door for kitchen then maybe you can consider bar top / dining table at that location. hello to another bunny! ya after reading through 84 pages you know what my response will be to another bunny!   13. Thanks! I have to say I was lucky to have a big living room but I gotta sacrifice for a small kitchen. Actually I find it perfectly fine to have vinyl in bedroom + living room while having tiles in kitchen + bathroom. If not you can get wooden design homogeneous tiles for your bathroom and kitchen, dun forget ur household shelter if you want uniformity. but of cos H/S no one would notice. U meant HDB right? Although HDB states they stop providing SFR from Oct 2014, those BTO before Oct 2014 still has high chance of getting FOC SFR. L-shaped shower screen can be 80 - 90cm length and width, so I think it should fit nicely into your bathroom. get those sliding doors on both panel and it opens at the corner one as I dont think your bathroom can take those swing door type. Answer to all your 3 red X is NO. The front door part is obvious, that is the boundary of your unit. You also cannot build a cabinet at the blue area but you can but a shoe cabinet and place it there if it does not block the passage way. BUT, beware of thieves. The one in the kitchen is where the washing machine drainage piping goes. The one in between the living room and bedroom is actually the DB box, where it house your unit's main switch and ONT. It is in a form of cabinet properly done up by HDB. You can put planks so that you can used it as a small storage cabinet. True. but slight modification is still allowed. eg. This is the first time I see such impression but if you are so concern, then yes, please do give up your 2 room bto and go buy a condo, give those who keep on applying yet not even given a Q number a chance for their dream home.

  18. Thanks my 1st consideration is for privacy as I would normally open my door for better ventilation and hence the need for privacy. Also because my unit is near to the lift and refuse chute >_< Actually the entryway area is wasted but I rather to have more privacy.
  19. Note that this is MHI and not ME hor. I took it in Dec which is the low season at $23++ including extended warranty. Good thing for gain city is u can have 36 mths interest free installment! lol! Then why is the concern for hood and hob? To choose a fan, better to try it out at the showroom. Is ur PCD still Q3 this year or brought foward? Sembawang or Punggol area?
  20. did not opt in for flooring. HDB did the cement screeding FOC. But I understand they have stopped this service from not sure when onwards. You need to check with HDB for your bto. yes it is vinyl at $5/sqf at abt $1.8k. I have actually regretted choosing this design. If given another chance, I will opt for a smooth surface vinyl so that it is easier to mop. They vinyl is from The Floor Gallery in case you are still interested.
