Sorry! Gonna disappear from Renotalk until my wedding is over! In the midst of preparing for our wedding in less than a month's time, and planning our month long honeymoon. Please forgive me! On hiatus until 1st December! Anyway contractor J&E has told me to advise everyone not to contact them for their services until next year because they are so packed, they can hardly breathe. HAHAH <-- They say one. Sorry! And thanks (:

Pm-ed you! Got it from Sofa is from Castlery and Tv console is from grafunkt! (: PM-de you! Spent about 2.5k? Alright. I understand your concerns. To answer your questions, I actually called HDB again and clarified from J&E. It is a must to engage HDB-registered renovation contractor if you are planning to hacking works. (Do check the FAQ section on HDB's website) Your fine of $5000 only applies to those who did illegal works such as hacking the ceiling in order to conceal the wires for lighting, etc. For any firm or contractors to register with HDB, they have to be in the industry for at least a year. So for J&E, they engaged their sister firm (Sub con) which is HDB-registered to do any hacking works. As of now, they will be HDB-registered in 3 months time. I would appreciate if you call J&E to clarify with them if you are interested because ultimately I'm not their ambassador. Information is so readily available, I was baffled why it wasn't understood. Regardless, they are now full and will not be taking any more projects this year. Also, they advised people who are afraid or scared should not engage them. So if you still feel apprehensive about it, I would suggest that you give J&E a miss. Honestly, when I engaged them I did call HDB to check and I got a green light. Could be the way the question was asked or understood. You scared me quite a bit there. Hope I answered your question.

My neighbour was the one who had the contact. Will check with her and get back to you again!a I lost contractor A's contact when I dropped my phone into a bucket of water on 2 months ago! Nevertheless, Pm-ed you the name so you can try googling. Sorry, because I can only answer the questions which are easily answered, I'll put yours on hold. Have to find again since my phone dropped into a bucket of water two months ago.

Pm-ed you! Pm-ed you! My contractor had a huge piece of glass, and glued the thin strips of powder coated aluminum. It does not hold any weight of the glass. It is about 15mm - 20mm wide! Pm-ed you! They don't quote until they get accurate measurements from the actual site (: Pm-ed you. I found them here, in renotalk forum. Pm-ed you!

(: My contractors removed the metal cover, placed plaster board over the hole and cut out the vertical lines! (: Pm-ed you! (: Thanks! (: Pm-ed you! Thanks! (: Pm-ed you! Pm-ed you! Nope we brought it down to throw them away already ):

Yes! The light is bright enough for my living room and the wind is okay. I wouldn't consider it very strong but it is enough for me! (: Hi! I got it from Ambience Labz in Ubi! Pm-ed you (: Hi, The wind produced by the fan is okay. I wouldn't consider it very strong. There are stronger ones by fanco but we chose this instead. Nope! It is not noisy at all! I can only hear the wind if I switch it on to high speed. Pm-ed you! (: Thank you thank you thank you! (: Pm-ed you! Hope all goes well for you too!

Hihi! Thanks a lot! Yes we did. It was one of the tougher things we had to plan. We got our dining table from Castlery, Solid American Walnut! Hi! Pm-ed you! (: Hi! Yes it is! Do you mind PM-ing me the address I should send it to? We can liaise over PM! Hi! Pm-ed you! (: Hihi! Thanks a lot! Pm-ed you! (: Hi! Er... I don't know ley about the wardrobe and the kitchen cabinet actually. The price changes after each quote because we constantly asked for discounts. We looked at it as a lump sum and did not divide it into PFR. We bought the TV console as it was. So there is no PFR! Our flooring should be $6.90 psf! Sorry and hope these help! Hihi! Pm-ed you! Thanks so much! (: I bought it from Grafunkt! I love it too! Hi! Contractor J is the boss of CX reno. Nope they aren't. Yes they do provide 1 year warranty, but after that 1 year if there are any issues, you can still contact them! Hi spydy! Really sorry! Cleared em' mails already! Will pm you! Hi! Pm-ed you! Hope everything will go smoothly for you!

Thanks XinYi88, My current house (parents') has a robot vacuum cleaner and we find it to be quite useless. Grateful for your suggestion though. Hope you find no offense in my personal opinion. What is PFR? Pardon my noob-ness at abbreviations on reno stuff! Pm-ed you! All done by one contractor! (: Thank you thank you thank you! (: He is already bombarded! HAHAHA! All the best to your reno! (: Pm-ed you! Hahaha! It's Rustic Light Oak from Woodculture, a subsidiary of Hafary! I didn't like it initially but what you said encouraged me and got me thinking again! Thanks a lot! (: Thank you DoubleEM! It's from Castlery! (: It is really comfy, no doubt! (: Sorry! I pm-ed you! I don't know how to email from here and I'm not comfortable sharing my email since it's mainly for work purposes! Hope the contact still gets to you! (: I understand what you mean! Initially I wanted the thick frames too but I didn't want my house to look bulky and clustered. I'm sorry but I'm afraid I really don't have the answer to your question! It costs about $3000+ including hacking, clearing of debris, making good, glass, aluminum frame and the door. Not sure if it's cheap! If you are engaging Contractor J like me, I told him I wanted the thin kind and this is what I got. So you can say the same! Sorry I can't be of much help... Thank you SaltedCaramel!! (: Nooooo! Thick frames are nice too! Depending on the theme you are going for! Industrial and Scandinavian theme would go well with the thick frames! I never knew the existence of such frames until it appeared in my house one day... hahaha!

It's handover tomorrow morning! Finally, we can clean up the dusty house. Even though they have already sent the cleaner up twice, it seems to be constantly dusty because everyone is renovating their flats. The playground on the ground floor is being constructed too! The house is actually done up, but my husband/fiance (Can't decide what to call him because our relationship is so ambiguous. It's like we have a flat, but we are not married yet hahaha. Fun.) I tried to take photos of the house, but I think they probably aren't doing justice to the actual works... Will take more on Monday after I clean the place up and put all my accessories into their places! I actually spent much more time choosing and buy accessories than the furniture. Furniture makes it a house. Accessories make a home! (: Meanwhile, it's 2 weeks to wedding photoshoot and I have so many things to do!

Thanks! So happy to hear that! Thanks a lot! We got our laminates from Woodculture which is a subsidiary from Hafary. Regarding the tiles, we got it as a personal favor from a friend who works for a condo developer. So we can buy all the unused Italian tiles. It will be cheaper if you choose to stick within range of tiles with the given budget of $3.50 psf, but it will not be cheaper if you are going for Italian tiles!

Pm-ed you! Hi KenCan, I've been to their showflats, in fact they are flats renovated by them and is almost completed. On this forum, I've checked with the people who have engaged them how they were like and if they were HDB registered. I even called HDB to check if it was even legal without mentioning their name. I wanted to keep the costs as low as possible. I asked them questions to check if they were well-informed about the restrictions and requirements of HDB. Maybe you should call HDB and check with them all your concerns. I am afraid I cannot address them as professionally and accurately as them. Being a first timer, I am as clueless as you are. Also, I don't want to be held responsible for anything that isn't 100% accurate when it comes to legal stuff since I've no expertise on them. (: PM-ed you! (: Pm-ed you! PM-ed you! (: PM- ed you! (: PM-ed you! (: PM-ed you! (: PM-ed you! Hope everything is well...

3rd August 2015 -THE WALL IS SO PRETTY I CAN OOTD EVERYDAY WITH IT. Sorry this isn't me but yeah, had to post this because I forgot to take one without a human in it. This is my friend who was so excited to come and see our house even before housewarming. So grateful for friends/relatives who have been so concerned about our renovations and feeling excited with us. Loving my friends, family.... and my wall. Our settee with storage is up! I was so against it when my husband wanted this. Our flat is already so small and I thought it would make our flat feel very claustrophobic. But I'm loving it! Gonna store all my books in it. *My husband chose and insisted on this un-photogenic floor It's going to be done. It's going to be done!

Hi KenCan, Contractor J isn't HDB/RADAC accredited contractors. And precisely because of that, their prices can be competitive and yet the quality of work is still so good. I understand that to be registered, one will have to pay a sum of money to HDB to stay registered. If you engage an accredited contractor, it is sort of like an insurance of their work and an assurance that they know every restriction and requirements of HDB renovations. So far, I'm not sure about anything else but using a non-accredited HDB contractor hasn't caused me any issues. If you engage a non-accredited contractor, you cannot claim if they just disappear or run away. That's the risk. But I know contractor J won't since I did many background checks, so I took a step of faith and went ahead. That's my understanding but feel free to correct me if I'm wrong (: Hi Xinx, I don't know any contractor by the name of C... Pm-ed you Contractor A's contact! (: PM-ed you!

Hi shiwei71, PM-ed you already! Hope everything will go well for you! (: Hi vincentwt, Yes he is very shady. He refused to put his name or anything on the receipt/invoice issued to us. PM-ed you the supervisor's contact. He is the highest you can go already! I really hope it will be a smooth floor rendering for it. It gave us a lot of headache.

Lelong Lelong! We bought too many tiles! Letting go of these D91529 porcelain tiles (150mm x 900mm) at $1.50 psf. Approx 5.8sqf (4 tiles) left! This tile is one of the best thing that happened to me. It really looks like wood. In fact, my MIL came and asked us why we use wood for kitchen flooring and toilet feature floor. UPDATE: SOLD. You can use it for your toilet as a feature wall or floor. It's really the best thing ever! (: Ignore the ugly feet Italian tiles, Fiordo Marendo (300 x 600mm), letting it go at $2 psf. Approx 28 sqf! (14 tiles left) left! Matt black Native Stone Italian tiles (300mm x 600mm), letting it go at $2. My favorite tiles because they are matt!! ((: Maybe that's why I bought too many... approx. 79.8 sqf (41 Tiles) left. My employer bought some of this tiles and used it in our centre's toilet as flooring! Works well if you have ventilation. If not, I find it abit slippery. Common toilet wall tiles... I don't like this the most . But this is my husband's favourite! Hahaha. Our most expensive tile - Mikonos Italian Tile 300 x 600MM. Letting it go at $3. Approx 19 sqf left (10 Tiles). We also have two doors, so neighbors, if you want them, do contact me! (:
