My carpentry works was quoted by an ID as follows: Supply and install 2250mm TV display **** room (mirror and laminate finish) - $4200 1500mm full height screen **** room (laminate finish) -$3800 ( which i dunno what the heck this is for) 2400mm TV display at master bedroom (laminate and fabric finish)- $3500 New queen size bed frame for master bedroom with laminate and fabric finish - $2800 Queen size bed frame for common bedroom with laminate finish -$1800. Total $16100. IS it considered expensive? Hope someone can refer me to a decent carpentry contractor
  2. think ur EM layout is exactly like mine. What i did for reno is similar to what u listed except, tat i extended my kitchen as well, knocked away the dining n kitchen wall.. i spent abt 50+- 60K thus far. and contractor is my FIL furthermore.. but we did use high quality stuff.. imagine my kitchen tiles cost more than my entire extended living rm flr tiles. $40k is abit tough imo.. the wet works and hacking can easily set u by alot..
  3. u shd go ahead n do it then.. i'm also 1st time buyer.. gonna have my traditional in Sept.. for both of us, what we thought was to have a nice lpace to stay in.. so reno cost was the last thing on our mind as long as as we liked it.. of course muz have the budget to do so.. else painful for the pocket.. and reno loan is a diff nono imo..
  4. oh yeah.. tats what i did... basically i dun see anything leftover from when i juz collected the keys..used expensive tiles somemore.. total revamp not tat much, as i juz hacked away my kitchen wall and balcony walls to form a much bigger kitchen area and living room.. 2nd floor layout remained intact other than our self designed master bedroom. tats why i think back, its actually quite cheap.. i dun even think those dual income less than 8k can afford those 700k DBSS flats. I'm glad i gotten my EM last yr.. else i wld have a prob getting one with hdb loan this yr..
  5. to date i've alredi spend 81k.. but its almost done.. juz left my customized study table, n bookshelf.. and redoing my stairs.. guess what i did up is cheap as compared to others.. friends were commenting why i spent so much on reno..
  6. ya ur right on paya lebar and geylang.. but usually tat stretch of road is avoidable for us, tats why no hassle..
  7. huh.. daily traffic jam?? my wife lives around that area.. we havent encountered much jam when i send her to work in the morning.. i think its much betta than the cte jam from hougang area.. and to go to orchard where our office is, only have to go thru one erp gantry at nicoll highway going home is also acceptable to me when i compare to i go to my parent's place in serangoon we shd be taking some pics soon.. need to wait for the tv man to come on thursday then we can clean up the 1st floor.. still gotta redo my stairs after CNY.. shd be uploading the pics online.. find blogs too troublesome for me.. haha...
  8. ah... i was looking at a unit at 533 many months back... ended up getting one at eunos at 20k COV.. the place was in 1st owner condition.. so spent a bomb on reno even wif the consideration of the fact tat my father in law is my contractor. finally my reno is abt to be completed..
  9. Mine is the one with the 1st EM design.. We extended our living room area to the balcony, and for kitchen, we knocked off the wash area and made the entire area an open concept kitchen...
  10. not alot.. only $20k above valuation..seller had more than one place and was gonna migrate so didnt ask alot for it.. coz my reno only started like in end Nov.. haha...basically i redo up the whole place n on top of that coz its my father in law helping us to do everything, we asked him to take it easy so that it's nicely done up.

  17. driving a blue Evo9 GSR. Insurance premium cheap cheap for 26 yr old.. looking forward to my renewal.. 50% ncd, + married and one yr older.. woohoo...
  18. erm... the more u take out from cpf to pay for house, the more accrued interest has to be paid back when u sell it...

  20. erm.... 40k++++ for revamp whole EM is an understatement... my father in law is my contractor... and my whole reno already cost abt 50-60k.. not including furniture and electrical appliances yet..

  22. the place where i got mine is known as polished quartz.. basically a type of granite tile.. very ex indeed.. with my father in law's connection wif the boss.. still cost $15.5 psf.. we're using it for our kitchen flooring..

  24. i juz checked thru with my father-in-law yest.. think we'll have to change the wooden portion.. cos there are cracks and the top part connected to the wall is misaligned.. very ugly...
  25. Hi all.. i juz gotten my EM located at eunos rd 5 during oct. Juz started reno, done by my father in law.. all the hacking and removal of existing cabinets have been done.. i've a dilemma now as me n my wife arent sure if we shd change the railings for the stairs.. cos its looks quite of worn for the wooden portion.. i believe its the original railings ever since it was built.. any issue wld prob be if we change the railings.. the existing parquet which we intend to restore will probably have to go..
