  2. Hi all, i've another problem...after the installation of the PLC lights, i noticed that there are some lights seeping out of the sides of the cover. The cover cannot totally flush with the false ceiling. i called up a lighting shop and they told me it's common. Just need to put some pastering powder to cover up. Any comments ?

Can get those casting that can fit double tubes. i guess if later find that double tubes too bright, then can remove one tube. i would strongly recommend going this area to shop for PLC lights and other common lights cos much cheaper and in fact they got wider range. But for nice dinning or bedroom lights, this is not the place.

  6. Problem solved. Went down to Kelantan Lane this afternoon as recommended by my electrician. Bought those PLC casting that can better fit my 18w tube. Surprise to note that they're selling the same stuff much cheaper here. Those castings i got are slightly bigger and of better quality but cheaper than my previous ones. Luckily my lighting shop allow me to cancel my PLC order prior to delivery today. The 18wx2 PLC is my idea. In fact, ID advised that it will be very/too bright. But we got only 6 PLC pt for the living area so i guess it's still should be ok. Advise for those searching for PLC lights, can go see see at those higher end lighting shops, get the brand and model no. and purchase from Kelantan Lane. Need to find ways to save $ cos inflation rate increases faster than our salary. Thanks.
  7. Hi all, Need advices on this urgently cos my lights going to be delivered tomorrow but my electrician and ID said my PLC casting wrong size ! Going to have 18x2 PLC lights for my living room. The PLC casting is 14.5cm x 14.5cm. Electrician say too small, part of the 18w light tube will not be inside the casting compartment and it will not be as bright as i want. Is this normal ? Is there any PLC casting slightly bigger than the 14.5 cm one ? i don't want to get those for the 26w one, too big liao. The lighting shop insisted that this is the correct size for 2x18w but the electrician say there are slightly bigger one in the market. i'm very confused now. Any kind soul pls help

  9. Hi, The huge piping in my kitchen is right behind my sink. My id will be boxing it up with plywood and laminates (brand : lamitak), just like part of the kitchen cabinet. can also be opened up in case of leakage. However my concern it that the sink area is always wet, will the laminate "rots" over time if contact with water too often ? Think of asking id to stick a piece of glass of stainless steel over part of this area but id said not nice.

May i know how is the price of those stuff you got from the shops your ID recommended ? Worried more expensive compared to other places.

  13. First sofa is fabric - nice to see and sit but a chore to remove for washing. And, it was "destoryed" with food and liquid stain contributed by my son. So tired of washing so just threw it away and changed to a cheapo PVC one. Maintainance a breeze.....and even though PVC, not as hot as wat pple say. i think leather will be better but of course sometimes the sofa design for leather type not so swee as fabric.
  14. No leh. i feel that it's very small. Perhaps it's because i wanted more storage so intend to do sort of a U shape cabinets to utilise the space. Also will be hacking down the wall bw the kitchen and living and build sort of a dry island with half height glass panel sitting on it.
  15. It's the existing flat i've stayed in for the past abt 10 yrs liao. Most IDs commented that it's well maintained . The purpose of my reno is cos the existing design of our house cannot cater for our changed needs. When we bought it yrs ago, just newly married mah so do very minimal reno (no $$$), some not so practical design too. Now we've a better picture of what we want. Furthermore now with kids around, house really need to revamp to cater for their needs eg. for storage space for all their barang barang (clothes, books and esp toys), open concept kitchen to watch over them while cooking etc. Somtimes i see very swee renovated houses for newly married couples, i feel like telling them to also take into consideration about their middle term needs. If you think to have a kid in two yrs times and continue to stay in your existing house, some design may not be practical at all. Eg. glass panel too dangerous for them ? do you still have time to clean up the house as much (sometimes sleep also not enough liao) , like the grossy black surface furnitures that you can see dust resting on it very clearly even minutes after cleaning ? etc etc . But easy say than done, most of us will be carried away with our first house. i guess it's part of growing up.
  16. i've read an article saying that we should spend only 10% to 15% of the value of our house on reno. $50K is far more than 15% liao. I almost signed on a $50K contact but luckily my sis knocked some sense into me.
  17. Thanks guys, very comforting to hear these comments..... All the IDs i approached commented that so much carpentry works so expensive loh, quoted me over $50K, 2 of them even quoted me more than $60K ! Maybe i've looked for the wrong IDs ? Sorry forgot to mention that i also wanted to change the bedroom and toilet doors and build glass panel and sliding door for one kitchen wall (sort of open concept but with glass door/panel to block the fumes). That's about all. If you think there is any ID that is willing to take up my reno, would appreciate it if you can let me know. Thanks thanks thanks.

Can anyone tell me whether a $45K budget is too low to do up a 5-room resales flat (abt 120 sqm) ? i've been searching for an ID since Jul/Jun but those IDs i'm interested in quoted me much higher. Sigh.... i thought it's already quite a high budget liao. To share with you guys my main requirements so i can have some fair comments on my budget :- 1) Hack whole house flooring, false ceiling, carpentry work (kitchen cabinet, 2 wardrodes, 1 feature wall, 1 study table), wall bw kitchen & living 2) Hack toilet and kitchen wall tiles 3) Redo whole house flooring and wall tiles in homo (ceramic for wall) 4) Painting, replastering, rewiring 5) Carpentry works a) 2 wardrodes (abt 6 to 7 ft each) b) platform bed (half of the bedroom) c) study table (10 ft) d) kitchen cabinet (40 ft) e) wall feature for bomb shelter (abt 5 ft) f) full height storage cabinets (total abt 12 to 15 ft) around the house g) TV console with feature wall (6 to 8 ft) h) TV console cum dresser at master bedroom (abt 5 ft) Really very painful searching for the right ID with the right attitude, right workmanship, right price.... Almost wanted to give up.
  19. Hi, may i know what about resale flat ? Any assigned contractor by town council to carry out this function ? Is it a "fixed" pricing. Noted that different ID/contractor charged differenty for it ? Currently i'm sourcing for a ID/contractor to do up my resale 5 room flat and thus "studying" all the quotations given by a few IDs/contractors. Headache......
