  1. Hi bykaraanne, looking forward to your interpretation of London in your Little London home! Having myself lived in London for over a decade, I think I know what you're trying to achieve. This sounds like a fun project- good luck!
  2. Hi Nana Chan, so you've finally reached the finishing line- well done and congrats!! Happy decorating your place- it's definitely more enjoyable than the reno bit (for me at least) haha!
  3. Hi nextstep, good luck with your meetings next week and hope you find a good ID to work with on your new home!
  4. walking distance to? how about giving the distance in metres too cos different people walk at different speeds lol
  5. Top 3 for me in terms of costs were: 1. tiling (floor and wall) 2. carpentry 3. sanity fixtures (taps, mixers, WC, water heater etc). I think value add will depend on the buyer's preferences. Most buyers would probably want to renovate themselves. 35k for your job sounds reasonable. Hope this helps!
  6. Sounds like a plan. Agreed about minimising clutter but actually based on your pictures, your home looks relatively neat and clutter-free already haha! Looking forward to your updates!
  7. Hi WeiJie1990! Seems like there will be quite a lot of hacking going on with the replacement of the tiles etc. Will your parents and you be staying in the flat while the renovation is ongoing and what are you going to do with the furniture in the living room and kitchen in the meantime? Good luck with your reno! This sounds like a great learning opportunity for your BTO
  8. wow the excuse by the delivery guys for not assembling your furniture is ridiculous but I'm even more shocked by the customer service of the ikea team regarding the refund of your assembly charges! I hope you get it sorted out soon!
  9. The seller cannot back out since you have already signed the OTP and fixed a first appointment. As Yika mentioned above, most likely the agents just want to generate leads. It has happened to me before when I was flat searching where the agents directed me to another "similar" property. So don't worry!
  10. You can appeal to HDB if you have exceptional circumstances, for example to defray medical costs like what keithong has mentioned above. If for instance you are selling simply to upgrade to a larger BTO, then I believe HDB will not approve.
  11. It really depends on how busy the contractor/ID which you have engaged is and when you are planning to start your renovation (for example, just before cny period will take longer). Otherwise, I believe 6-8 weeks should suffice.
  12. Hi Nazza As far as I'm aware, the minimum rental period has to be 6 months for the tenancy to be legal.
  13. Hi X6GT, hahaha! I actually completed my reno late last year with the original intention of documenting the entire experience but I just never got down to doing so! By the way, what a coincidence but I'm also on sabbatical! I totally agree with you about not being able to manage the renovations otherwise. By the way, I see you mentioned "Phase 2 reno"- what's that all about?! You have a good weekend too!
  14. Hi X6GT A shout out to you as I've enjoyed reading about your bathroom reno journey. Like you, I'm a fan of European bathroom fittings and also quite OCD myself so I totally felt you as I was going through your posts hahaha! I'm glad you managed to overlook some of the minor imperfections in view of the bigger picture (as I often find difficult to do myself!) and here's wishing you many happy years using your bathroom!
  15. Your craft brick wall and floor tiles really stand out and bring a lot of character to your home- gorgeous!
  16. Our ID included chemical wash/thorough clean as a separate billable item in our quotation so I guess it's not automatically provided for
  17. LHWH, your place is looking good! I especially like the choice of colours for your home I got some chairs from Comfort- the guy who served us (Will) seemed like a nice chap, quite professional and was able to offer some useful suggestions. I cannot comment on the delivery/aftersales service though cos the chairs are still at their warehouse while my reno works are ongoing!
