For that broken tile *sigh*, maybe use some white plaster to make it not so obvious.

Hi. For the fan wiring, since it is short length, ask your contractor to help conceal by 'digging' into the ceiling a bit to lay the wire? Thereafter, just plaster and paint over.

Thanks! It's a nice big squarish hall. Will keep the false ceiling. This is the agent photo, but everything's 18 yrs old. Wood laminate is coming off and floor grout lines also hollowed out. Will be doing only living and 2 bathrooms.
