Been looking around, got 4 most competitive quotes all around $30k (excluding electrical rewiring, lighting). I think the only wall to get a budget of $25k is you don't replace the floor of you living room and bedrooms. Overlay vinly tiles such as HRF tiles on it. That will save you about $8k.
