  5. Your friend is really lucky!!! Just wondering.. If anyone staying at second floor or ground floor? Any pros cons? We viewed one unit.. Love the layout (gen2 corner) but only thing it's 2nd floor.
  6. Thanks exman for the info. Due To sacred availability of EM, we actually lower our expectation.. In fact the units we go for are not near mrt station or centralized areas. We both drive so location not really an issue.We viewed one unit (low floor and bad condition) agent told us last offer 60k rejected @_@ we walked away. ....
  7. During my house hunting recently, I noticed a lot are asking sky high COV 80-200k.. Yes a gen2 EM in taman Jurong asking 200k above Val!!!! My jaws almost dropped to the ground. According to agent.. These seller agents trying their luck to have private downgrades with high cash to buy, especially with recent news on 1 mil EM. But again.. These EM units are in prime location or really done up nicely. Quite disappointing that agents now even screen if you are rich private downgraders with cash if not they don't even want entertain you much. As a sincere buyer, hopes of finding my dream EM seem to be zzzzzzzzz.. Sorry for the ranting... Any EM owners care to share the COV u paid , year you bought and location? Thanks
  8. Hi, my current 5rm unit was repurchased unit from sales of balance flats 5 years ago. After first appointment, we requested to view our unit after selected the unit. The town council officer will be there with you to view the flat. You can look for any defects ( flooring, windows, water leakage etc) and request them to change.Hope this helps.

  10. Someone I know had their EM renovated about same period as you. Not much hacking.. Laminated flooring over old ceramic tiles, no carpentry in kitchen .. Little carpentry in living room and mbr, glass stairs railing, no wall tiles in kitchens and toilets.. These cost them 80k.. My jaw gonna dropped.. Done by ID though.
  11. Thank you guy for the info. Just to ask if it's common practice or a must to pay so much upfront payment to an ID/ contractor ? E.g 40% down payment before works start. Can I insist not to pay until works are completed? Thanks
  12. Elevator in EM? Approved by HDb? Ya you are right that we wont enjoy the space in typical 3/4 bedder condo unless penthouse ( I need to tio toto first) I'm looking forward searching for our dream EM .. Hopefully we can find one soon .. Enjoy looking at the tblog of fellow EM owners..

  14. Hi ymjp, just wanted to say that I love your place very much! Very nicely done up and understand that you paid not more than 70k for Reno I think it's really reasonable coz the ID really done up nicely with quite fair bit of hacking! I have seen some that spent more than 70-100k or more but look so simple.
  15. Somehow true at least for me and hubby who had "arguments" over condo or maisonette. he loves big space and dislikes the fact or almost all units in a condo are of same design and deco. Condos these days are really small and with that kind of price, he rather go for maisonette and renovate according to own desired design that's different from others. He rather spend more on reno. Obviously he won and so our next house will be a maisonette but I'm still grumble at times how troublesome it is to climb up and down the stairs in future lol

I am looking around for EM in west area when I came across online that there's this haunted EM in Jurong west and from a local paranormal website, they even went to explore this so called haunted unit.. Sounds scary but Duno how true it is. According to my dad, there's really this unit which has changed several owners. Think ah long units are probably scarier
