if change the sink position, the floor might need to be hacked to re-run the drainage pipe and yes, those showflats at sembawang have their stove directly opposite their sinks!

was viewing a unit done recently by her. not bad i feel. so asked if she wanna go take a look since it's quite near lor. so we went to view. I will be confirming with Earnest soon this coming weekend to finalise all details

our toilets got lousy colour also. imagine blue color common toilet and pink master bedroom toilet. Brought along an ID to take a look and she looks stunned. hahaha wonder who's the designer for HDB that get such lousy colour scheme.

hi all, just realised another sembawang topic here will be resident of sembawang in few months time I was at sembawang yesterday evening and realised the empty patch in front of mrt is going to be developed into a multipurpose court. wonder what that is

Apart from all flooring wall tiles, i think some taps are changed too. Saw a plastic covering over it but it is ugly. also the toilet seats are changed. The rest all used back I emailed also but have not heard from her for weeks liao (or close to 2 months i supposed). Call is better.

oh, I bought toshiba system 4 inverter and a system 2 non-inverter. system 4 inverter is for those I feel I may use more frequently, such as study room, mbr, living and dining. system 2 non-inverter is for the other 2 bedrooms which is most likely to be a guest room for our parents when they stay over. at first i also thought using 2x system 3 is enough. after finding from shops, then realise that if you need to aircon the whole house and using 2 x system 3, you may need inverter ones. if you want non-inverter ones, u can only opt for daikin. but daikin is using a single rotary, so it consumes quite a bit of electricity because no matter you switch on one fancoil or 3 faincoils, the rotor will start to spin. only when u switch on 3 faincoils, then it is more efficicient and cost saving. non-inverters for other models from other brands mostly use 2 rotary since it saves more electricity (1 fan coil to each rotary for system 2 OR 1 fan coil to 1 rotary and the other 2 fancoils to the other rotary for sytem 3) but the rotary is not strong enough to cool down the living and dining room. (inverters are using also single rotary but they consume less energy due to it able to regulate the rotary spin speed and use less energy. non-inverters their rotor spin at the same speed during every on-off cycle). go to a few more shops and you should be able to find out more on such knowledge So base on our usage, we are recommended the above configuration. If yo have other usage pattern, you might be recommended other configurations so as to cut down on electricity cost.

When they are redoing the wall and floor tiles in the toilets, they have to remove the basin, vanity and toilet bowls first. After that then they will fix it back. Aircon in living and dining is basically "wants" and not "needs". But we decided to have it cos if next time feels like having aircon in living and dining, it will be too troublesome due to the false ceiling and L-boxes

Price wise can vary quite a bit between companies. I think these variations are due to the use of different insulation materials, thickness of insulation materials, thickness of copper piping and the diameter of PVC water piping. So have to check on these stuffs as well. You definitely do not want leaking water and leaking gas just after 2-3 years of usage just to save that $200-300 difference.

Yup i guess 33X are all painted. Pink exterior. The opposite side 35X and 36X are still doing the painting work. Initially I was also struggling with the idea of installing air-con for living room. But finally succumb to it although won't be using very often, except when there are gatherings and weekends watching soccer. Enquire with some aircon companies and all suggested 2 fancoils for living room due to large area and better circulation. If I'm not wrong, only the toilet seats will be changed, as I see the worker changed it last sat during my visit and photo-taking . My toilet bowls, basin and vanity looks pretty old and stained Will try to see if the stains can be washed away and heavily sanitized so that can cut cost of replacing them. Replacing the sink and toilet bowls may require the overlaying of the tiles and hurt the wall tiles. Last weekend went to recce for toilet and kitchen stuffs and lightings at Jalan Besar, Balestier and Geylang. Totally dazzled Too many shops to choose from.

The ID I talked to from Earnest is Zann. So far discussion is ok. Doing exterior as you mean painting? hmmmm..... We bought our stuffs first as the colour can be changed accordingly to suit our colour theme. As long as we gave them ample time, shouldn't be a problem. A bit KS but during GSS the price is really attractive, so might as well I got a Toshiba system 4 inverter (2x9k, 1x12k, 1x16k) for my MBR, study room, living room and dining room while the other 2 rooms i used a normal Toshiba system 2 (2x9k).
