  2. yup, got those lines to allow the wall to expand n contract. no choice lah .... can plaster using silicone and paint over it to minimize cracks bah i think

  5. oh. all the windows there will be a rubber lining along the frame. these rubber linings normally will be deformed due to the windows being shut for 5-6 years liao. These will not be able to rectify All the rest they should be able to change or rectify for u

Hi guys, some update of my joint inspection for defects this morning. for most of the stuffs listed, they will rectify for me, such as re-align my metal door, provide metal cap for HHS, improve my balcony door for better slide, change vanity top, change WC, sandpaper and polished rusted window hinges and magnetic door catch, patch up cracks on wall, chemical wash again due to plenty of black oil stains on the flooring. all should be done by end of the month as mentioned by the TO and contractor
  7. ikea ah? most likely not tempered leh .... if too close to stove, can be quite dangerous i feel. hope i'm wrong. sqeeking sound sure have lah ... especially bifold doors. need to put lubricant to reduce the noise lor. Both the WC quite jialat lah .... think will push the TO to change it for me.... absurd man! most likely start reno in mid or late sept bah ....

  9. oh yah, the metal gate latch got similar problem also. push down but the latch too short and can't even lock into the floor tile hole. other problems like deep scratches and patch marks on vanity top, leaking WC, poo-stained WC, balcony door unable to slide open fully, rusty window hinges, black-stained floor tiles, rusty magnet door catch at common toilet, cracks on walls, etc ..... i would say it's a premium flat with sub-standard quality! To check floor tiles, i use a pole to knock lor ... and hear for any hollow sound. so far all ok for mine me and my fiancee got 洁癖(jie pi) .... hahaha
  10. Spend the whole of sat cleaning up my new place and inspection and came up with a whopping list of defects. Total 17 and when i submitted to HDB branch at Sembawang this morning, the lady was like jaw dropping. hahaha ... Hopefully you guys when u get your keys, you won't have so much defects to report.
  11. i see i see. I have not contacted him yet cos I have not checked for any defects yet. but the submission of defect list is to Mr Quek direct is it? i'm not sure lei just ask for a quote and u will know. if just the cooking area still ok but thr whole stretch is gonna cost 2 bombs added

  13. called the hdb officer Mr Quek to ask just now. he said not all units will be issued the keys to the water/gas meter doors. so i guess ours are not included. I have not activated water/gas yet. plan to do it later when reno starts

Got a question to ask you ah, did you get the keys for the 2 doors outside the house where the gas and water meters are ah? I remembered when I moved to new house 5 years ago, it was issued to us. This time it wasn't. Or is it the keys will be issued only after the gas and water supplies are applied and activated? my bed is placed against the long side of the wall, facing the tv point.Along the long side of the wall will have 8ft wardrobe. then on the short side of the wall(where tv point is), will have another 5 ft wardrobe/cabinet with my 3ft tv feature wall incorporated.

  16. just got my keys on wednesday!! yeah Yup. I'm engaging EI. I find their price reasonable among a few IDs I have contacted. My quotation is about 22-23k. Maybe you would like to pm me what are your basic items? Of course the price cannot compared with contractors I think.
  17. think there's no shower screen and shower kerb. all got to do ourselves. this premium flat quite short of a lot of things! no shower screen; kerb; tv and telephone points only in living room, MBR and HHS; no hot and cold water concealed piping; no bath mixers! believe it or not, those new standard flats (near commonwealth mrt) has all those i mentioned above. they even have wrought iron gates and nice looking decorative doors.
  18. mystique_j is getting the keys today. hopefully can get some updates from her. I would like to know more about stuffs like the fire insurance and HPS. Must we necessary get from HDB during the key collection date? Can we get these insurance from other insurance companies like Income or AIA? Hope can get some enlightenment from forummers here

  21. care to tell me which shop in clementi? If not wrong, both are near the market/hawker right? the one next to POSB Bank or the one next to the coffeeshop is cheaper? so opening of pub account can only be done at hdb hub right?

  23. abt 40k in cpf should be enough to cover all the fees and 10% deposit needed. excess $ in cpf will also be wiped away for the payment of the rest of the outstanding amount. insurance, s&c and pub will have to be paid in cash of course.
  24. who's your ID? I got previous quote from another ID exactly as what your layout of your MBR and SR described. I eventually scrapped that idea and choose not to hack the wall and remains as it is. during keys collection will be the time when all documents are signed, all $$ in cpf wiped away (for the 10% deposit, and the many other related fees stated in the document plus 1 month of the housing instalment), and finally keys collected. If not enough cash in cpf to pay for all these, they will deduct away from the 2k deposit and if still not enough then you will have to top up in cash bah. And also still need to pay for fire insurance, 3 months S&C charges, PUB account opening, etc etc ....
