  2. oic thanks for the reply! In that case can I just replace the few pieces of laminate around the hacked portion and the new wall area? Reason being the existing laminate flooring are in good condition and it would be a waste to replace everything
  3. Hi, Just to check if I wish to hack off an existing wall and rebuild another 1(to enlarge the room), do I need to remove the laminate flooring? Can the new wall be built on top of the laminate flooring? Anyone can advise? Thanks!
  4. Are you referring to keeping a lumpsum in your OA and pay your monthly instalments purely using your monthly CPF contributions? Ya you are right it can actually be more beneficial in this manner if you have a sufficient figure in your OA that earns interest that can offset the loan interest. This is because mortgage loan is based on reducing interest whereas OA is compounding interest
  5. Kobelala, are you taking any loan for this house? If yes it is important to get your LO or HLE before you proceed with this application even if you are very sure you can get the loan quantum that you need. As for your questions pls see my replies in blue: If you trust your agent(provided they can be trusted ) so much, then there shouldn't be much of a problem as it seems like he/she is just trying to be more flexible
  6. Do you have a copy of the OTP with Sellers' signature? You must have the Sellers' signature on the OTP before you pay the option fee of $1k. Your agent got the procedures wrong. It should be this way: 1) Once price is agreed, Sellers will sign on the OTP. Cooling period for Sellers depends on the date the Sellers signed the resale checklist. 2) You (Buyer) will pay the option fee (max $1k) and will have 14 days to exercise the option. During this 14 days, you can consider the purchase and get your loan approved(if you are taking loan). You DO NOT SIGN the OTP unless you want to exercise it. 3) Once your loan is approved, you can go ahead and exercise the OTP by signing on the Acceptance page. You should then pay the option exercise fee(up to S$4k). Take note that if you are taking loan, your LO or HLE date CANNOT be later than your OTP exercise date, i.e you are NOT ALLOWED to exercise the OTP before you get your loan approval. 4) Submit the resale application to HDB. The 1st appointment date should be about 2-3weeks' time, subject to availability though. In your case, by paying $5k and signing on the OTP, you have technically exercised the option. But if the seller did not sign on the OTP. it is not valid at all. And also, make sure you have your bank's LO or HLE if you are taking loan. Otherwise, HDB would reject your application. If your cheque has not been banked in, I would suggest you cancel it and clarify with your agent first to make sure things are not to your disadvantage.   8. ya, your ID is quite true. the place will look smaller with island. and got to find a way to hide the pipes etc. initially wanted to put the hood and hob in the island but discard the idea coz of bad fengshui and gas piping constraint this morning went up to take some pix. no work done 2day wondering when they coming to complete the remaining works my fav living room color MBR color. I had a bedsheet exactly the same color. if I use tat bedsheet maybe I can't see where is the bed keke... HB's fav color for common room. He quite "girly" hor? actually newer hdb flats follow condo style, all have small small kitchen so doing an island may not be appropriate oso. most importantly, kitchen must be functional, else looks nice oso no use so applefreak how's your reno going on?
  9. actually island is nice but somehow makes the whole kitchen looks smaller but dun care, me is "wan pretty dun wan life" keke... BTW, we did some "illegal" reno for the island. dun tell hdb k ee, jamez, yours is 4Rm at AMK. your kitchen should be same as mine rite? how come got space constraint??? tmr morning go snap some pix of the painted walls. hope dun turn out to be too shocking heard from FIL tat no reno work for the next few days coz his workers not free muz wait again...
  10. 2day kitchen cabinets rectified and solid surface up liao keke aircon piping completed oso. had painted a layer of white paint. tink should be the base coat only Kitchen cabinet. still bery messy... My fav island keke... slight defect on the solid surface... will post more pics once more work is being done
  11. went up early this morning to see the progress & took some pics: Bellari Hood & Hob: Kitchen cabinet without top Defect on the cabinet, most drawers are not flushed Wiring, looks like snakes hanging in the air... 2nite should be able to complete the electrical points. will bring a table lamp to spot check

I am back! really busy for the past 2 weeks! after some delay here and there, finally most of the "major" works are done! yippy! managed to take some pics for the past 2 days. just went up to see but no lights so can't take any pics kitchen cabinets are ready. no solid surface yet tmr should be doing aircon and completing the electrical points and wiring some "before-after" pics: Before plaster: After plaster: Before installing kitchen cabinets: After, or rather installing halfway: Tmr morning go up and take some more pics before going to work keke... --------------------------- fortunately, almost all the items like taps, mixer, WC, shower head, basin, lights all purchased liao. just waiting for their "turn" to be delivered keke... but still haben decide on the shoe cabinet and vanity top design HB said my design for the shoe cabinet CMI any one got any ideas? we intend to do a shoe cabinet near the windows. just worried that it might be too "heavy" coz our hall is quite small...
  13. wah your reno bery fast ley!!! mine oredi in the 3rd week but haben even paint the walls! only tiles are done up so many boxes, should have a hard time unpacking hor??? keke...
  14. finally got time to post again! went up to check the reno progress just now. tiles all up!!! got some minor defects here and there, but just close 1 eye lor, nothing is perfect shld be doing the windows + grilles, plastering of walls, wiring, piping and maybe false ceiling within the next few days. hope can be completed by this weekend keke... here is a updated pic: "grey" carpet for the wheelbarrow will update with more pics the next few days. stay tune!
  15. me oso doing island, but not to put the hob there. my island will be the sink initially wanted to put hood and hob in the middle. later change coz they said fenshui no good and scared come 1 day SG no more LPG gas coz Garment wan to monopolise mkt again so stick to Garment gas lor
  16. good sia, your contractor on the ball my contractor is my FIL, so cannot rush him if not wait he tink i dun respect him mine is 3rm, so by right shld finish major works by end Jul. bobianz lor, just see how it goes, maybe can take the hungry ghost month to tidy up the new place and prepare for house warming keke...

Welcome Selenal! looking at your floor plan, i presume your block should be at blk 339-340, opp sunplaza rite? wow, u bot lcd tv and sofa so soon??? tot 3 mths later then get keys? plus reno probably will take 4mths+ in total ley. u not scared the furniture company will charge u extra for long delivery? !! dun mean to be a wet blanket but tatz wat happened to me, so u might wan to confirm with them
  19. 2day went up to spot check again. not much progress, living room tiles still not done up yet. MBR toilet only 70% of the wall tiles done up. dunno it's me gan jeong or the speed of the reno is really slow... Looks the same as last week: How come must soak in water before tiling??? !! Expensive sand, better make use of it carefully
  20. yeah, previous owner did not do much reno and maintain the house in good condition. but good for us coz can design to out own taste we plan to stay here for next 10years, coz even if have kids, they will not need so much space when small. can bring them to playground or beach if they wan to run around tatz y we chose a 3Rm. less maintenance and costs oso oh, the photo is real. juz tat i deleted some of the surrounding HDB flats in the original pic so tat it looks "unblock" now everyone looking for "unblock" view and wants to sell high high mah, so i oso join in the fun hehe... !!
  21. Hi Eric, Welcome to the forum! your reno progress bery fast ley. 2nd week oredi did so much. mine oso 2nd week, but only did 1 section of living room tiles and MBR toilet wall tiles !! oso targetting to shift in before hungry ghost festival but looks like can't make it liao...

  23. oh i juz came back from courts mega mall but didn't go to the furniture section coz was looking around for lcd tv. the salesman there keep following us around even though we told him prefer to look around 1st ya, hopefully he did a proper job when we were not around keke... actually we were wondering y they did hall tiles 1st since nothing else had been done yet. wouldn't it damage the tiles since they still need to deliver cement and kitchen tiles and all other materials??? after checking, we found 1 piece of tile not level. can feel the edge and feels like "kicking" the edge when walking on tat peice. will ask him to rectify on Mon keke...
