I have moved in my place for 3mths. On the 1st night i'm there the my sliding window leak due to heavy downpour. Called my contractor and he got someone to cut a bigger hole on the holder to allow the water to drain quickly. I haven't got any problem until a heavy downpour during last weekend. i will like to know if this is an unavoidable problem with sliding window or is this a problem with faulty installation with my contractor? is there any quick fix for this? my contractor has sort of disappear without finishing up all the touch up and defects and i'm not too keen to call him back as there are still pending payment but not because I didnt want to pay him but he didnt even give me the final invoice after 3 long mths.

no harm signing exclusive. if you have multiple agent marketing for you, you will see multiple listing of your property. agents might try to out bid each other by pushing down the price. not good for your property, kind of cheapen your property. by signing exclusive, you could neg with the agent on commission. instead of the usual 2%, tell the agent you will give him 1.5% or even 1% and he could be the exclusive. win-win.. as for the buying of hdb, yes you could do it your self, just read up on hdb website. i just did the same as you, sell my pte property and bought a hdb. its not that difficult that you need to pay someone 1% for a few click on computer. some seller agent might even offer to do it for you for free. and to make life easy, use the same lawyer for both transaction. -

i suggest to keep your reno cost low. even if you managed to get 2 bank loan, it will be very hard to serve 2 loan and a mortgage loan at the same time. -
Ikea frame is now 10cm longer than sg standard. Unless u r getting ur mattress from ikea... i was planning to get their single size frame too. Only then i realise the size difference.

Hi, i'm really curious about the difference between the lights sold locally and lights bought from oversea. as a local seller, does your lights comes with 'safety mark'? is it ok for hdb dweller to use non-safety mark labelled lights? looking forward to your reply.

hey, just to check is there any charges for using NETS for taobao purchase? since u are buying on ur own, which forwarder did u use? do they check the item for you?

it depends on ur preference and the design of house. for blinds, there will always be a gap between 2 blinds. when there's strong wind, the rod at the bottom will swing and hit ur window frame which some ppl find it really noisy. maintenance of blinds is easy, just vacuum and wipe. for curtains, when there's wind, u will not have noisy but u will have cloth flying all over. as for cleaning, depending on the fabric, some might shrink after normal wash so u will have to bring for dry cleaning. while the curtain is at wash, your house will be open for all to see. so bring out ur blankets and towels. unless you have a spare set. pro and cons for either or. so its really depend on ur preference.

wooden platform in kitchen area might not be a good idea. maybe can consider doing a slope if concrete is not allowed. some parts of clementi is due for HIP. maybe you can check if your blk is selected for it.

It do looks like you have too much downlights. by the way, perhaps you will like to reconsider the bed position for bedroom 3. its not good to have a sharp corner pointing towards the occupant while sleeping. and it might be noisy for the person to rest as the tv is just one wall away.

thanks belle, i do see it in seahorse but i find their frame very chunky. it seem quite hard to find a nice looking single bed frame.

i took up my fibre with M1, if you have 3 contracts with them, you will be able to get 25% discount (if i didnt rmb wrongly). i did have a phone line connected with the ONT device, tried calling a couple of time and the quality of the line is good, just like a normal land line. I'm a light user like u, some email, some k-drama, no problem with the speed and with the 1g mobile data, m1 provide the best value for money package. when i sign up, they do provide 1yr free subscription to their mibox, but there is a catch for this. u cant cancel the subscription after 1yr. so u will start paying $8plus per month for it for another year. have a look if the programs are something you will be interested in.

was planning to get ikea pine wood frame for my kids, only then i realised that their bed frame size is now different from Sg standard bed size. their frame is now 10cm longer than norm. anyone can recommend a place where sell affordable pine single size bed frame?

Toilets... just to share a little on the way i did my toilet shower area. instead of the usual kerb, i did a step down. for one i think that its is safer, especially with kids. and there wont be any issue with breaking your toenails (it happened to me a couple of time). my common toilet see all the mrt track. despite of long water pipe, it didnt take very long for hot water to reach the outlet from my gas heater. see the small step down, enough not to flood the whole toilet. no screen in this toilet as the shower is way too small. pending installation of mirror. my mbr toilet see... no mrt track here as the pipes are punched thru from the common toilet. did a half screen here instead of a full casement or sliding screen. cheaper and less glass to clean. tried showering in it, there will still be minor splashes on the dry area, no major issue. anyway i got everyone to shower in the common toilet as im lazy to wash toilet PS: good idea not to have toilet counter top, less surface to clean. i used to have sink sitting on a counter top. before the end of the week, i will have watermark, toothpaste stain on it. the top will only shiny on the day i clean it. on busy days, the black counter top will look grey. toilet counter top=high maintenance. my 3 tick toilet bowl havent got any major issue with waste not being able to flash off. question, how do we remove the stickers without leaving sticky stuff behind. tried tearing of the labels on my common toilet bowl but cant.

so far so good. but the so far is just 2wks. no stains or whatsoever at the moment. other than a not so prefect corner joint, the sink surface is smooth and water drains quickly. just note that their their drainer is a little different from what we usually see. they just have a drain basket to catch all you food remains and a cover if you will like to collect water on your sink. i do find their drainer more user friendly than those traditional type. it drain faster and there is less parts to clean. just that most of the time you will have a cover laying ard. very zen. got to learn to take it easy... got to agree with you the splashing is more of my heart thing. and of course this tap is slightly taller than what i usually have and the sink is deeper. after 2wks of use, we managed to tinker the way we use it and get lesser splash. but i will still prefer to have tap on sink for practical reason, less soap will get on tabletop when i turn the tap. might not post a issue for most ppl as most have sink facing a wall where i have my sink facing the dining hall. so any major splashing will get water onto the floor of the dining room too. of course i do not wish to discount on my contractor on his effort for such a fuss free and quick reno. but any imperfection on eye lever should be rectify and i will let go on those that cant be seen. i have to be fair to myself too esp after spending so much on reno and i plan to stay at the place for many years to come.

Yes! This is probably be the place i live till i die. Cant imagine seeing a slanted table throughout my life. Ok i a bit kuazhang. Contractor will be down to have a look. doubt that he will change the table top. How? should i insist? Haiz... the consequence of rushing reno. Now that we are staying in the house any rectification work is a pain.
