Ryankho, I would suggest that you try the following. 1)See if any of your relatives are in renovation business. 2)See if any of your relatives have recommendation. 3)Ask around your close friends. 4)Let all your friends know your are looking for ID and post on facebook, you will be surprise with the response. 5)Take a look at renotalk t-chat blog section and look through the threads. Hi titank, Generally, the payment term is spread into 4-5 parts. You can try negotiating the payment terms to your likings with the renovator accordingly by the way. For 3D Drawings, it depends on the price per piece the ID quote you, the charges can range from $50-xxxx. Heck that, i think most ID will usually waive the 3d drawings in good will if you sign with them so virtually the 3D drawings can be considered free. This is just a general guideline, different renovating film have different collection phase. Usually upon confirmation of contract (10-20%). Commencement of Work (20-30%) Start of Wetwork/Carpentry(20-30%) Touch up (5-15%)

roundegg,Yolla,mysapporo, have drop you people a PM. Just for some sharing, There is pre-renovation sale ongoing at Home-Fix at Marina Square with discount up to 30%. Padlock brands such as Viro, Duro, Abloy , Yale, Vinnai and etc are on a 10% discount when i visited and there are also demo of the Yale digital lock on promotion ( comes with free installation and at least $100 cheaper). A few products at home-fix MS is slightly cheaper after the promo. I am considering the following gate-mounted padlocks which can be openned using one hand. 1)Duro Padlock Art No 338 at MS HomeFix -> $140 (rounded off) After 10% discount is about $126(cheapest), This model is selling at the hardware shop at Textile center for about $130. -come with 4 keys. -10 years warranty -DIY installation -could not remember if the 1 key system (envelope, Main door and Gate Padlock) price, could remember if it was 200 or 230 before discount. 2)Vanni Padlock Art No 6868 at MS HomeFix -> $70 ( forgot the price, remember around that range) After 10% discount is about 63++ (forgot the price) -DIY installation -comes with 6 keys 3)Castle lock from SingLock at $138 -3 Years warranty -6 keys -Free installation -Additional of $68 for 1 keys system.(Main gate padlock and door) Others 4)Mul-t lock system -Also considering about this model but surprisingly when i went to one of the so-called distributor at the shop, the staff dun seem to understand what i am trying to get, so i left without any clue about it. http://www.mul-t-lock.com/en/site/Mul-T-Lock/Products/?groupId=95 5)Abloy locks -Military grade lock used in camps, hardly see any physical shop carrying it but it seems to be around $200- 600 depending on model type.

Hi ANALYTICS, When you say your budget is really low ? How much is your budget ? <10k ? 1)Lightings - For lightings, you can get from Taobao(Cheapest 5x) , Tampoi (Cheaper 2x) which will be significally cheaper than all other lightings shops in SG. 2)Water heater - For water heater, you can try getting a storage heater about 20 Litres , should be around $1xx 3)Sink - Cann't really advice but i think you can get those aluminium one, it will be much cheaper, i think should be around <$100 not sure if taobao is cheaper than SG locally. 4)Bed - What sort of bed and what is your budget for your bed ? 5)Wardrobe - What is your budget for it ? 6)Kitchen cabinet - I recall seeing Ikea selling some top shelf hydraulic cabinet for $80 which seems durable. 7)Fans/Air conditioner - Aircon is a want not really a need, if you really on tight budget maybe you postpone it later. With the internet, i guess you could figure out how to do installation for lights and heaters. (You will probably need to get your hands dirty for that). If not, Get a renovator to do your reno ala carte style instead of package, as there are always hidden costs in a package or You could probably try sourcing for those direct contractor to do the work required. If not, go across SG to hire some JB contractor to do the work ?

Mine is 4rm bto with flooring and everything from hdb. The reason for it is that, occasionally i will received request for ID#1 and contractor #2 whom i didn't engage and i will have to dig and search for their contacts and ID #3 quotes is pretty competitive. The good thing about all my 3 quotes is that, they are all itemized thus can easily compare and eliminate hidden costs. -
Why not design the flat yourself since you have all the necessary contractor contacts and since you are the one living in it ? TBH, there are 2 paths you can consider if you want to get a id. 1)Go meet a few different ID and see whose ideas you like best, get him/her to draft the 3d drawings and purchase it for your contractor. (Different id have different prices for the drawings, some would cost $100 - $500 per piece of 3d drawings, these are based on my personal experience). 2)Engage a freelance ID to propose design and help to coordinate with all your contractors contact. ( I was quoted by a freelance id in the range of 2000-3000 k just for the design and co-ordination services only.) Lastly, i think since you have good contact for contractors, if you have the time, why not be your own ID ?

Another backdated post for 3rd of July on my kitchen On the 3rd of July, introducing one of the hidden wonders in my kitchen. My hobz cooker hood and hob with the kitchen lighting fully on.( Yes, my kitchen is very very bright and well illuminated.) So that night, i decide to turn off the kitchen lights and was 'wowed' by the lighting effects coming from the hood. The lights make by cooker hob seems like a 'treasure' or those safe in the movies. My hood lightings with my colourful cabinets, looks like i can 'secretly' do some cooking in the nights without switching on the kitchen lights. I took a step further and switch off the living room lights except for the hood lightings. Pretty isn't it ? Snapshot of the completed works of the kitchen sink, i cannot remember whether was it the id or someone who told us something about how to do the "connections" for the sink, which also resulted in us dropping a contractor who insist/propose to use wood to do the connection below the sink. As i was inspecting my kitchen, i realized that the 4 corners of my blanco silgrant sink seemed to be abit "crumpled" at the round ages, not sure if this is normal, thus sharing the pictures for all to see?

Luvhenny, all the electrical switches , points came with the bto flat. If you need to relocate, make new one then need to pay an electrician for it, Haulage(排沙) and disposal is needed for the wet works in the flat, normally at the bto or estate, there shld be some piece of paper stating a haulage contractor, call xxxxxxx.

Here is a back-dated quick update On 3rd July, the carpenter fixed the door of the shoe cabinet after they came from the factory with the lining. Refer to post #53. 1) My completed shoe cabinet with the red cabinet ABS(not sure if correct term) linings. I really didn't expect that the ID would ask the carpenter to tear down the cabinet doors and send it back to the factory to apply the laminates as we mentioned casually to him that this is different from what he proposed. Of course, by removing, sending it back to factory and reinstalling it to the cabinet, also means a week wait for it to be installed back again. 2) A clearer picture of the red lining of the cabinet door. 3)My completed wardrobe with the center laminate Like the shoe cabinet, id also ask the carpenter to tear down and send it back to the factory to reapply the laminate, thus, this picture is the 100% of my wardrobe. 4)Daybed with the red abs laminates, The white door does looks dirty in this pictures as the carpentry assistant was still cleaning it with thinner after they installed it back. 5)Daybed door after round 1 of cleaning it does look shiny and cleaner, the door was deliberately open to show the red laminates. That's all for tonight folks, will post some interesting pictures of the renovation when i have the time, thanks for reading the backdated post.
