  1. This is my 2nd time here! Will be getting a EM soon. Very very excited about it as previously we had gotten a BTO 3-room, there were too much space issues after 1 kid + 1 incoming kid + 1 dog. This time, we decided to go for a EM even thou it is a 30 yr old flat. Double the size! Hope it will serve our little family of 5 well for as long as possible. We would like to seek advice from fellow parents and home owners - how to toddler-proof the house? Our first child is a like a monkey and we had to remove many things in our current 3-room flat. For our coming EM, we want to have many closed-storage and as much walking/crawling space as possible. Below is our floor plan: - Light blue lines: half glass walls - Dark blue lines: full glass walls - Light grey carpentry works: half length carpentry - Dark grey carpentry works: full length carpentry I want a open concept kitchen with glass walls: to keep a lookout of the kids, yet able to keep out cooking smell/oil from the living room. Hacked down 2 of bedroom side walls and replaced with full glass wall: To be able to look out for kids while I am doing home based jobs at another room. Also, to be able to ensure first child is adapting well in sleeping alone. Also, previously we had a sort of "walk-in wardrobe" in our 3-room, but it eats up into our space and we are unable to place baby mattresses on floor. Good point is it is able to block out lights while either of us is sleeping/preparing for work. Any idea how to do a walk-in concept and yet able to put at least 2 single mattresses on the floor together with queen mattress? We are unsure if first child is able to sleep on his own yet, so we are preparing to have 2 kids to sleep together with us.
  2. Hi, will PM you the measurement once I am back.. currently away~ I'm not so sure about measurement of king size bed but I think it can fit, just that will have very little walking space.   3. Stephie, for solid wood top, perhaps you can look for Kompacplus ? I saw many forumers using them, one even did many test on the sample. Their facebook: https://www.facebook.com/Kompacplus?fref=ts White brick wall will open and brighten the area, will make your hse look bigger The whole DIY process is really tedious! If you can cut budget on some areas and spend on manpower for the wall, it will be better. In my opinion, wallpaper might look abit fake.. Actually for MBR, after doing my L-shape wardrobe and having a Q size bed, there are still enough walking space, not that cramp. Perhaps I hacked the connecting wall to 2ndBR hence I don't find it that cramp.. but I try to imagine that if the wall is still there, I think its still alright! Will PM you my contractor details~
  4. Another 3room BTO layout bigger than mine.. so lucky! hehe. I kept mine below 22k and also do away with false ceilings and cove lights too... Btw you can try www.floorplanner.com for the plannings and layout
  5. razzberrie thanks! We have finally completed our reno, just finished the last bit - kitchen wall backing and shower screen. Currently waiting for wall shelves for living room, coffee table and sofa to complete the look! Also waiting for installation of timber blinds by D'Zander, saw many goods reviews in renotalk hence decided on them. So far pre-sale experience is good! Doris is really friendly and knowledgeable about her products. Wall shelves: Coffee Table: Sofa from Fortytwo.sg, waiting for the 2 seater stocks to come in: Painted recess wall area grey, getting ready for wall shelves, place our temporary bench and wedding photo at there lol. And kitchen wall backing done. Grey as well! The toilet completed with glass door and shower screen! Pardon the mess~~
  6. Blackie, for HOB I got it from Courts, brand is TURBO, don't really remember the price cos I got it as a set for about 2.1k (oven, hob, hood + extended warranty). For sink, link is here, but I don't recommend it cos its not that great, its not so "deep" and water keep splashing out Eidyana, have PM you Stephie, hahaha, I almost cried too when I saw Segar Vale 3room!! Also feel really regretted!! ZZZ Have you seen the 4 room at Segar? I walked past one unit and the living room is small too! Regretted getting this BTO! As I said before, although floor area is same as all other BTO, but its living room is just completely at least 1200mm smaller den others, I have checked others floorplan before!! I just shifted a week ago, still getting use to this small small flat.... T_T I can't imagine how shock would ppl be during house warming... don't feel like having house warming already... Heres what I have compared with a few other BTOS, basically on the LIVING ROOM: Segar vale 3 room: 5370 Other BTO 3 room: 6300~6400 Segar vale 4 room: 6400~6800? if I remb its quite close to usual 3 ROOM BTO.. Other BTO 4 room: 6900~7200+
  7. Table top finally up! Still pending some fixtures to be done, pending shower screen and kitchen backing. I wanted matt black table top but my contractor only has those with little white dots on it. The area look black all the way cos I had chosen a black hob and black sink + tap Also bought a pull out tray which fits perfectly underneath the suspended table top. Got it from courts @ star vista for only S$49.00! And the toilet... with mirror storage box and bottom cabinet. Pending toilet glass door. (see how the HDB MBR door intersects with toilet door?!) I can't have long vanity area due to layout and dont have those hidden lights underneath the covers for piping cos mine is last floor, hence I cant really do much for the toilets Mirror lights from ikea, but got it at the wrong size so could only install above the trunking area.   12. TengLiJun, i tot my layout is the smallest already..lol, how is yours like? Actually after renovating, I find it look bigger as compared to my first impression of the house. Btw we have about 8 to 9 ctns craftstone bricks leftover. Colour is in CSI 095 (california). PM me if you're interested Last week progress, still waiting shipment of table top... And all carpentry works done! - Bay window with storage we have already dump many things inside to keep the house as neat as possible - Kitchen cabinets on 1 side, suspended table top on another side (its better and more spacious for couples who don't cook often) - L-Shape wardrobe (initially was worried about the space issue, but actually its not cramp at all) - Headboard 3-room kitchen is really small. Had quite alot of placement issues (of electronic items), for eg, the hob, hood and oven gotta be at 1 location, and just too bad theres a recess wall in between!! So my carpenter gotta make a wider table width to fit in all 3. Also, I have a condition to have the sink and hob to be as far apart as possible (chinese beliefs?). I can only get a vertical 2 ring hob but I guess I cannot fit in 2 (medium) pots cos of the wall behind. Hob, Hood, Oven all from Turbo. From one of the pic you can see the extendable table. Its so small when closed.. but can be extended up to 1.8m after pulling it out and placing 3 table tops on it. Super useful! And.. a better pic of our DIY hard work..the brickwalls.. still feeling lazy to fill in the grout. the easily recognizable cabinet from IKEA We got all of our lights from TB, it comes with "edison" bulbs which are really unique but its at 40w! Gotta change the bulbs soon. Our MBR, hope it still look as spacious after putting in bed. And the super tall wardrobe cos ours is last floor. I think it should be enough..... Now.. pending furniture from fortytwo to be place in once 7th mth is over.....
  13. Some updates: - Tiles done - Brick wall done - Frames and doors up We gave in to having brick walls, so we DIY them. Purchased the bricks (colour: California) directly from craftstone, used maxbond glue, newspaper as spacers, and a few casings for holding and straightening. It was a tedious process, we spent 3 weekends on them. We did not do the recess wall, still considering about it, am afraid it will have a "over-do" feel. If never do, we will be painting that wall dark grey. Also, we will be doing our own painting, in fact its half way thru, gotta complete it by this weekend for washing and carpentry works! Any advise what kind of paint and how to paint the HDB wooden door? Some pics~ Toilet completed a month ago.. I'm glad the colours goes quite well together. Love the wooden effect tiles. Just that there will be gaps in between tiles which I couldn't get used to them the first place, cos have been seeing pics of laminates and HERF while doing research. But now it feels alright to me. The frames and glass doors were up finally! We had a bi-fold door in between MBR and 2nd BR. Currently it is see thru glass. Inside the 2nd BR, lots of black frame. And the brick walls, have not put in grout. Some are slanted >.<
  14. Hi, I have a bay window with storage too, would like to check with you if your contractor advise any weight limit for the seating area? Cos underneath is hollow (storage), so I supposed cannot sit too many ppl (eg, more than 4 ppl)? I'm worry that during house warming.. many ppl confirm sit there.. lol...
