  1. Since you have the list of works to be done, let other contractors give you a quote. Most contractors do not charge GST, which is quite substantial when your contract amount is large.
  2. You would need to give them your floor plan and a description of what you intend to do for a start. The finer details like colour scheme and stuff can come later.
  3. Yah, actually have to be prudent in renovations. I have some friends who took up renovation loans and now are still servicing it. Banks will only lend money to people who do not need it or people they deem able to pay them back. Licensed moneylenders will be the worst to look for. U can enquire about their interest before you take up with them.
  4. I agree with SimpleMindlady with regards to the communication. I think it might be also better to find a few other quotations and talk to more people so you can get a better deal. You will not know the workmanship of the contractor before it is done anyway.
  5. Actually, you can show him a picture of the desired look for your house. However, you will also need him to go down to the site to make sure your desired design gels in to the rest of the house. I think you do not want a part of the house to stick out like a sore thumb.

  8. I have just done up my house recently. The quote I have gotten from this contractor of mine is normal range, but it is his attention to details that impresses me. If you need any contacts, feel free to pm me.

  11. Actually at the end, it is who you are comfortable working with. Sometimes, you will save some money by going to contractors direct. It is just how much you value the design of the designer. If you think it is impressive and you will pay a premium for it, then work with him/her. If you are looking for cheap and fast, then it will be wiser to bypass the designer.
  12. Based on the carpentry in the optional items, a bit to the high side. Other than that, will be unable to tell due to the lack of details. It might be advisable to get another quote

  14. Normally, if contractors approached you from downstairs, be a bit weary of them. My mother was approached by one such person when getting her BTO quite a number of years back. She was promised a lot of works to be done. In the end, the renovation process was a nightmare. The things promised were not done, or the measurements were way too short. To correct it to the same measurements, they will require you to 'top up'. In the end, it is like a ponzi scheme. You will tend to sink more and more money into it, and before you know it, it is way too expensive. Originally, she was promised all works to be done at 10k. In the end, the final bill comes up to 40+k for a BTO after all the top ups.
  15. Actually for BTOs, should not be too expensive, unless you are doing a lot of carpentry, ie wardrobes, feature walls and stuff. You can actually spend below 30k. For those renovation firms that promises below market prices, you have to extra careful.
  16. Haha. if got so cheap, must have hidden items and conditions. All businesses exist to make money, I have a friend who signed up a package with a contractor for a package of $3888 for a renovation of his BTO. In the end, the final bill is $45,000. I thought he is renovating a BTO palace. If the price is way below the market value, consumers have to be weary of it.

  18. In fact, if you are on a tight budget, you should get a contractor to go down to take a look at the current house. There are some stuff that you can keep hopefully. Right now should be quite hard to get renovation loans according to my colleague.

  22. I am of the opinion that the builder is aware of the necessary works to be done. Write out the schedule of works, or show him the schedule of works proposed by the id. Ask him for a quotation of the remainding works to be done. As for your ID, I think you might have to seek legal recourse to get back your monies. The most important thing is to document down that she has siponed off your monies, either through SMSes or a legal loan document. After which, document that she is unable to complete the course of your reconstruction due to financial difficulty and she is agreeable to terminate the existing contract with you.   23. Normally for BTO, you would have done up the tiles and stuff, left only the kitchen cabinets, lightings and maybe window grills. Should not be too much of a cost to do up these. If you need, I can pm you someone to help you along the way
  24. This sound suspicious. Better not pay so much without any work done. Some IDs want to tie you down with them so they can chop the carrot head more along the way.
