Since you have the list of works to be done, let other contractors give you a quote. Most contractors do not charge GST, which is quite substantial when your contract amount is large.

You would need to give them your floor plan and a description of what you intend to do for a start. The finer details like colour scheme and stuff can come later. -
Yah, actually have to be prudent in renovations. I have some friends who took up renovation loans and now are still servicing it. Banks will only lend money to people who do not need it or people they deem able to pay them back. Licensed moneylenders will be the worst to look for. U can enquire about their interest before you take up with them.

I agree with SimpleMindlady with regards to the communication. I think it might be also better to find a few other quotations and talk to more people so you can get a better deal. You will not know the workmanship of the contractor before it is done anyway.

Actually, you can show him a picture of the desired look for your house. However, you will also need him to go down to the site to make sure your desired design gels in to the rest of the house. I think you do not want a part of the house to stick out like a sore thumb.- 25 replies

Hi just want to check if this price quoted by my ID is reasonable. What would be a reasonable price to do up something like this? Thanks in advance! To supply and install 10mm thk tempered fixed glass and sliding glass door $22150 To supply labour to construct kitchen, fridge and washing machine base $900 To design and install bottom kitchen cabinet using selected laminate finish complete with ABS trimming (17ft) $2890 To design and install top kitchen cabinet using selected laminate finish complete with ABS trimming (12 ft) $ 1840 To supply and install Kompacplus kitchen top with backsplash (17ft) $2000 To design and install 1.2 m height bar counter using selected laminate finish complete with ABS trimming (6ft) $1200 It seems a bit pricey. The normal cost I have seen here is about 120pfr for the carpentry. Some even quote less than that. DoPM me if you need any contacts.

Actually at the end, it is who you are comfortable working with. Sometimes, you will save some money by going to contractors direct. It is just how much you value the design of the designer. If you think it is impressive and you will pay a premium for it, then work with him/her. If you are looking for cheap and fast, then it will be wiser to bypass the designer. -
Based on the carpentry in the optional items, a bit to the high side. Other than that, will be unable to tell due to the lack of details. It might be advisable to get another quote

Actually, you should ask a few contractors to quote for the works to be done. Sometimes, to make things cheaper, it creates more hassle. Normally, if contractors approached you from downstairs, be a bit weary of them. My mother was approached by one such person when getting her BTO quite a number of years back. She was promised a lot of works to be done. In the end, the renovation process was a nightmare. The things promised were not done, or the measurements were way too short. To correct it to the same measurements, they will require you to 'top up'. In the end, it is like a ponzi scheme. You will tend to sink more and more money into it, and before you know it, it is way too expensive. Originally, she was promised all works to be done at 10k. In the end, the final bill comes up to 40+k for a BTO after all the top ups.
