Hi all Sorry I should have been more specific. My current land is 1700sf and it's a split level 3-storey house with 3 bedrooms (ie one floor one bedroom). The changes are : Extending the back wall (from 2nd storey to 3rd storey) Creating a roof terrace with a family room, which include staircase. Changing car porch roof - currently pitched roof, going to change to glass canopy with wooden beams. These include extra footings (beams and columns) - 2 in front, and 1 at the back Renovation include : - Creating a void area inside the house, to bring more light - Shifting the staircase from left to right for all levels - parquet for all 3 bedrooms + new family room ($30k including laying for teak strips at random lengths * 9" width) - creating new bathroom in each bedroom as the position for all bathrooms have been changed. - change of carporch tiles - marble flooring for living/dining - floor tiles for kitchen - new staircase for entire house - changing all 2-panel baywindows in bedrooms to full glass windows (or at least 1.8m height, 4 panels per room) - changing all doors, including main door - changing current glass door panel in living room to something more current - creating wet and dry kitchen with glass sliding door at wet kitchen but no carpentry - shifting toilet and maid's room to one side of the house - timber decking for front and back porch - roof tiles - aircons - electrical works (including 100 lighting points @ 75 each) - aircondiitioning - painting - changing of electrical main gate Out of 650k, 50k is already for the insurance, submissions, hacking. The remaining 600k is for the above renovation. Pricing include rewiring, hacking, repiping but does not include kitchen cabinets or wardrobes. It will change current built-in space of 2500 to approx 3000sf. Is the price justifiable? I'm also in the midst of getting quotation from another builder...still work-in-progress but if the above is justifable, then I will have to reconsider my plans - possibly remove the need for the roof terrace and not shifting the staircase due to limited budget. Hi all I just got an initial quotation from the builder to do some extension works (back extension plus add roof terrace) plus full renovation including shifting walls/staircase The first part of the preliminary works already cost over $50k This includes contractor insurance, demolition works, evacuation works (including supply labour & machinery), protection works around neigbbours, termination of existing service, processional fee for engineer including submission to BCA and site management. Including the above, the whole renovation cost me $650k not including kitchen cabinets or wardrobes, nor vanity tops That works out to be 280psf for A&A works. I thought it's overpriced....any comments/feedback is much appreciated!!

Whats The Psf For Marble Flooring?

Hi MsChoong May I know which type of marble is the above price based upon? I will be doing major A&A to my inter-terrace soon so will be intersted to know more. Besides, anyone can advise why is there a big price difference for marble tiles originating from China, Greece and Italy (assuming same size). Besides it's imported from Europe vs Asia vs Middle East, are there any difference in durability...etc? Thank you! -
I got a FSM to audit the house last Saturday. He said there's no problem, as my stove needs to be placed at the back wall of the kitchen facing outside, and this will not affect the room upstairs, since the placement of the bed is away from the stove. cheers

Hi there I am renting a house and the current dining, stairs as well as bedrooms are laid with dark coloured carpets. The owner is not in town and he is not interested in changing the carpet. I would like to strip off the existing carpet and lay it with new ones. I know it's not common for Singapore houses to have carpets, but can anyone advise how much it'll cost psf? Thank you!

Hi Sorry if I have posted it twice in this forum, the other post is in the Geomancy/Fengshui forum. I just bought an interterrace and will be discussing the renovation plans with my contractor. On the 2nd level (which is above the kitchen), it is a family area and I intend to convert it to a bedroom. May I know if this is okay to have a bedroom above the kitchen, as the cooking will be below the place where I intend to place a bed). Thank you in advance for your advice!

Hi I just purchased an interterrace and will be renovating it soon. Currently there is a family area on the 2nd level, just above the kitchen and I am thinking of converting it to a bedroom. Can I know if it is okay to have a bedroom above the kitchen ie sleep above the stove where cooking is done? Thank you!

Thanks all for the replies. I talked to an architect and he told me before adding an additional level, the cost will be around 400-500k for a total move-in condition!! Guess he's out to ketok but also told us we can reduce whatever we don't need (eg certain carpentry...etc). We will have to seek other firm's quotation and make comparison.

Thank you all for your responses! I also think 100k is very cheap So I guess 200k thereabouts should be somehow realistic, just need to stretch a little bit more. I intend to also put aside another 30k for furnishing, appliances and lightings, and also considering installing solar for another 25k. Hi Wind30, when did you do your renovation? Hi there I have laminate flooring in my rooms and one of the rooms' flooring has warped due to water seepage over time. May I know how much it will cost me to replace the laminate flooring psf/psm? If I decide to tear the flooring of all rooms and lay parquet how much will it cost? Appreciate any kind advice! Thanks!

Hi there If the laminate flooring has warped due to water seepage (and this happened a couple of years ago), is it possible to repair it on my own? If not what's the best way to fix it - do I have to tear out the whole flooring or I can get a contractor to fix that area only? Thanks in advance for any advice. Best Regards

Hi there I suppose you want to invest in Singapore property market. Just my 2 cents worth of thoughts : for your budget, my experience is that banks will very likely will lend you the most 80% of your investment property price and not more. Thus you will need to work out with 100K, whether it's enough to cover your 20% downpayment and the stamp duty (which is 0.03 of property price - 5400). Besides, you need to consider if reno needs to be done but this cost should be kept minimum (about 2-3k) coz a rental unit need not to done up as nice as a ownstay unit. Maybe you can ask your banker what's the maximum they can lend you to work out our budget. Do take note that even though price is most important, don't just grab any that fits the bill. You need to consider other factors such as whether you will be able to hold the property during downturn when rental yield is not fantastic, or is the property still in good demand (ie good location) should you need to sell the property when market's not too good, whether there is any potental capital gain of the property, etc. I personally have 2 properties collecting rental now, one is giving me a yield of 4.8% while the other is more than 6%. I bought them 1.5 years ago just before prices were shooting up. Although prices have gone up, rentals have also gone up and there are still potential units out there providing good rental yields for your investments. Work out your sums carefully and hope you have fun in your property search!

Hi there! I'm sourcing for painters to paint my place and so far those who quoted me from reno contractors or IDs cost around $1800 and they can't do it before CNY. I called up Citypainters and their quote is very cheap with ICI/Nippon regular paint and they can do it before CNY! Hope anyone who has used their service can share your experience. Thanks!!

Hi latitude Great to know that you are happy with their end product. I got to know that both companies are related when I told the lady who attended to me (Fion) that I didn't like those organza day curtains they have, and she immediately popped over to Jimmy Textile and brought me more fabrics for my selection. Fion will be at my place tomorrow to do measurement and they will be able to install the curtains before CNY! Hopefully everything turns out well. cheers!

I went to Tots and Teens and found out that they belong to the same owner as Jimmy Textile! Although their selection is not as high end as the J** one which is also in the same building, but their prices are more reasonable and I could still select quite good materials. Thanks!!

Hi I intend to get a new set of day&night curtains for my living and dining hall and roman blinds for my 3 bedrooms. I would also like to do wallpaper in my masterroom. I have visited quite a few places including shops at IMM, and the shops at Tanjong Katong Complex but am not sure if they are good. I understand that the materials make a difference in the cost but would like to find out if there's any curtain makers out there who provide quality curtains with a reasonable cost. If you know of any good curtain makers do let me know!! If they do wallpaper it'll be nice too ! Thanks!!
